About this cottage rental
Old Abbey Cottage is a cosy, three bedroom former railway cottage built in the 1800s. Secreted up a leafy pathway, OAC is just a few minutes' walk from North Berwick's West Beach, golf course and High Street. A former railway cottage, it is also just two minutes from the picturesque train station (which you can't see or hear) with regular trains to Edinburgh and beyond. There's a wood burning stove for cooler evenings and a sun trap both front and rear, it's the perfect antidote to a busy day on the beach.
The cottage sleeps up to five people in three bedrooms, with a super-king (can we twinned), twin and single bedrooms along with family bathroom with under-floor heating. The cosy, south-facing living room with wood burning stove, separate dining room and modern, newly refurbished kitchen have access to a west-facing porch and garden at the rear - a sunny evening spot, ideal for a glass of something after a busy day on the beach!
One well behaved dog is welcome by prior arrangement only at time of booking. Owners must provide dogs bedding and towels and they are not permitted on furniture or beds and must not be left unattended in the property for any amount of time. An additional fee applies of £25 per stay which is paid directly to the property owner.
Old Abbey Cottage, so named after it's location on the historic Old Abbey Road, is set back from the main street along a pretty walkway revealing a row of five, 120 year old railway cottages with original street lamps and floral baskets. The property sits opposite the ruins of the 800-year-old North Berwick Priory.
Cottage facilities include 40 inch HD Smart TV (Netflix etc), wifi, lots of books and DVDs. There is a washer/dryer and fridge/freezer in the kitchen along with Nespresso coffee machine. New, very comfortable and high quality, ortho-support beds with Egyptian cotton bedding in each of the three bedrooms. Guests are welcomed with a few foodie treats and a bottle on wine on arrival.
Old Abbey Cottage is located in the really tranquil and historic Old Abbey Road. This old Victorian railway cottage is one of five terraced villas set back off the street down a pretty, leafy walkway. The cottage is just a short five-minute walk from the West Beach, the starter's hut and the High Street. The floral, award-winning train station is just a minute walk away with regular trains direct into Edinburgh city centre. Trains terminate in this 'Toy Town style' station, so you can't hear them coming and going!
This is a peaceful area, ideal for those looking for a relaxing break and a slower pace of life.
Old Abbey Road dates back more than 800 years and opposite the cottage are the remains of the St Mary's Priory, which used to be a monastery of nuns in Medieval North Berwick. Dating back to 1150 it ran for over four centuries and the ruins, gardens and Dovecot still remain.
North Berwick, just 25 miles from Edinburgh is a pretty seaside town with numerous sandy beaches, two within short walking distance of the cottage. It's a thriving historic town with 12th-century harbour, the five star Seabird Centre and lots of quality restaurants, bars and shops. There's the annual Festival by the Sea every August which is a mini version of Edinburgh's Fringe Festival and attracts families and tourists alike. The area is easy to navigate and most things are available on foot (although a visit to the main supermarket will take around five minutes in the car from the cottage. However there are smaller convenience stores on the high street such as the Co-op)...

We visited North Berwick to meet long lost relatives. The accommadation was perfect in many ways. No traffic or train noise, clean with all the amenities expected. An easy walk to the shops and harbour. Must visit again

Lovely place to stay
A delightfully comfortable house in a great location, easy to walk to the beach and the facilities in North Berwick. Good facilities (including a coffee machine!) We would happily stay here again.

Wonderful stay in North Berwick - lovely beaches, good cafes and a quick train ride to Edinburgh. We had everything we needed at the comfortable property. Would stay again.

Enjoyed our stay
Property was clean and had all the facilities you would need for your stay. Internet, Smart tv, bedrooms and bathroom were all to a very good standard. Bit of a lack of wardrobe space if you were perhaps there for a long stay. Only negative was the kitchen had an under stair cupboard which on the one hand could be considered full of a lot of useful items, but really was full of a lot of clutter and detracted from the overall standard of the property. Same could be said for all of the items in the back porch. Floor standing small freezer was fairly solid and had ice lollies in there. I don't think other peoples food items should be left, even if they appear useful or non perishable. Don't get me wrong, thoroughly enjoyed our stay and the property was great, just pointing out areas that turned us off a little. Thanks for the stay.

Well equipped, warm cosy and quiet cottage in very private courtyard with easy on street parking.We could walk everywhere, N Berwick has some great bishops and takeaways!Maybe could be clearer that it is a communal garden area albeit it was very pretty.Great for couples and dog.

Welcoming cottage in a great location
What a wonderful find! This cottage was absolutely perfect for our stay. The location was superb, 5 minute walk to the beach and the High street where there is a wide variety of restaurants and shops. We played lots of golf whilst there, very close to lots of great courses. Also 2 minutes from the railway station we took advantage of a trip into Edinburgh which was very worth while. The cottage itself was superbly equipped for our stay, everything you needed was there, it felt like home and as it’s tucked away just off the main road it’s very peaceful as well. Fiona communicated very well with us, we had some lovely little welcome goodies left for us and as we left our dog bowls is gladly sending them onto us.
Would definitely stay again.

We had a wonderful time here, such a great house with everything we needed. Fiona’s communication was great throughout, and she provided some top recommendations & info in the guest folder. We’d love to return for another break, hopefully before too long!

Wonderful cottage, clean, modern and fully equipped
We were very impressed with this wonderful property, it was very well equipped, everything you could think of was provided. The location was perfect for golf as there were 10 + courses within a 10 mile radius, and you could walk into town for dinner in the evening, with a variety of restaurants for all tastes. Easy walk to the train station (less than 5 mins) for a 30 minute (or less) ride into Edinburgh. I would recommend this property to all, for a golf trip or for the great location and easy access to the town of North Berwick and beaches.... the only thing which would have enhanced our stay (especially being golfers) was to be able to view Sky TV for watching golf, as it was the Solheim Cup tournament and also movies, and we would willingly have paid an extra $5 a night to have access to golf/sports and movies.... but having said that all in all it was excellent value for the price.

Hidden gem.
We have just spent a few days in this beautiful cottage. Very clean,well equipped,comfortable and quiet. It's one of the best holiday homes we have stayed in. Fiona was easy to contact and very kindly left some tasty treats. Would definitely come back. M & H.

Little hide away.
An excellently equipped cottage, in a quiet secluded spot yet a stones throw from the station and short walk from the beach and shops.
There was all you needed and more, perfect for a family or group of friends.

Beautiful, quaint & cosy terraced hideaway in North Berwick
The house has been beautifully and tastefully decorated to make an instantly calming yet homely feeling as soon as you walk through the door. The house itself is part of a terraced street hidden behind another row of houses, which adds to the holiday adventure. The furniture and fittings are of a high standard and are modern with a hint to traditional design which suits the property perfectly.
It's by far the cleanest and comfiest holiday house I've rented, and I've stayed in quite a few !
One thing I should mention is that it may not be suited well to elderly or infirm holiday makers. Although the entrance and reception rooms are all on the flat, the bedrooms and bathroom are upstairs. It's quite a long staircase, so if someone has any mobility issues in your family then please bear that in mind.
Other than that, I highly recommend this property. All credit to Fiona ,the property owner, for making this house so welcoming. Thank you!
