About this house rental
Located on Gun Point Road in picturesque Harpswell, set back from the bustle of summer traffic, "Morningside" awaits your vacationing family. Located 25' from the water's edge it is the perfect refuge for those looking to get away for vacation.
Whether it is the quiet serenity of a morning sunrise, evening moon rise, or sitting on the house deck viewing bald eagles, ospreys, seals, loons, or sea gulls the view is always in tune with mother nature. Morningside has large interior windows from the ground floor and 2nd floor "OPEN LOFT". These eastern windows give every area of the home great views of the inlets and coves of Quahog Bay.
At Morningside you will find the ground floor with a full sized bathroom , fully stocked kitchen, a bedroom (queen bed), a dining area table for 6, and a living room area with furniture that just invites comfort and relaxation.
Upstairs you will find TWO OPEN LOFT bedrooms. PLEASE NOTE: You must walk through the 1st bedroom to access the Primary Bedroom. A portable room divider is provided for "sight" privacy between the two bedrooms. At the top of the stairs you will find the 1st bedroom with a Queen bed.. This room faces directly east allowing guests to watch the sunrise from the comfort of their room.
Continue through the 1st bedroom into the Primary Bedroom Loft Area. This Primary Bedroom Area offers a king size bed and great views from every window. The Primary Bedroom area also offers a door leading out onto a balcony. Here guests may step out and listen to the birds in the morning or watch the stars at night.
Between these two open-loft bedrooms is a beautiful, full-sized bathroom. All bed linens and towels are provided.
"Morningside's" kitchen has a dishwasher, toaster oven, microwave, Keurig and drip coffee makers. Outside you will find a propane grill to cook on. The laundry room has a stackable washer and dryer. Wi-Fi and cable TV with HBO are also available.
Views and amenities make Morningside inviting, but we also offer swimming, fishing and kayaking right from your own private dock. Brand new dock is available from Memorial Day until fall. Fish for stripers, mackerel, or bay pollack from the dock. Bring your own kayak or rent them, contact info below. Explore the islands and inlets around Gun Point Cove, Quahog Bay, or nearby Cundy's Harbor. Fun fact: Harpswell has 216 miles of coastline, that is a lot to explore! Harpswell also offers a wonderful selection of hiking trails. Check them out at https://hhltmaine.org/get-outdoors/.
Take a drive and see all that Harpswell has to offer from gift shops, restaurants, sailing excursions, free summer concerts, to candy and ice cream shops.
Feel like a break from the coast? Freeport's famous LL Bean and a variety of outlet stores are less than 30 minutes away. Brunswick, only 20 minutes away, is home to Maine State Music Theatre, Bowdoin College with its museums, as well as a thriving downtown area with shops and restaurants. We also have 4 local golf courses.
Your pets are welcome to join you for an additional fee. We welcome up to two dogs under 50 lbs for a charge of $60.00 per PET per DAY, please advise at booking if your pet(s) will be joining you.

This property is close enough to places to visit but is a quiet residential setting. The deck and spectacular view is what sold it for us. We brought 2 medium dogs who spent most of the time at the house on the deck. The property manager is available and responsive.

When we got there the plugs along one wall were not working. The property manager came and brought us extension cords to plug in lamp and electronics.
The stove in kitchen should be replaced. Vent hood was nasty with grease etc. and one burner didn’t work on outdated stove. The burners looked pretty bad.
This is a beautiful place and we enjoyed our stay but just needs some care.

The house on Gun Point Road has beautiful views from almost every room. It's just gorgeous. We didn't want to leave. There are a few steps to the first floor, then one Queen bedroom on the first floor, in case someone in your party has trouble with stairs.
The house was immaculate, beds were all comfortable, towels and linens were provided. The house is about 20 minutes away from Downtown Brunswick, an easy drive to get dinner or attend an activity. We were hoping we could kayak, but off-season they aren't provided. We called an adventure company to took a kayak tour, but unfortunately, they never returned the call. Recommend calling ahead if you want to do things in the off-season. There are a few restaurants that are open off-season, but many of then either only open for dinner or lunch. Or open only Thursday - Sunday. We ate at Josh's twice while we were there. The Seafood Chowder was excellent, service was great. That said, we loved the house so much that we ate most of our meals there. The host was wonderful to work with and very quick to respond.
There are quite a few hiking trails, and the Escape Room was a lot of fun. There is a really neat General Store on the way into Brunswick that had almost everything we needed.

We really enjoyed our stay at Morningside. It was a very peaceful and private location right on Gun Point Cove.
The house is exactly as pictured. Felt very much like we were in a cool treehouse with a view of the water. The house was cozy, clean, and had everything we needed for a comfortable stay.
The balcony was our favorite spot, where we spent hours watching the water and feeling the gentle ocean breeze. It was the perfect setting for sipping my morning coffee and unwinding with a glass of wine in the evening.
If looking for a quiet, peaceful retreat, I would recommend this place.

We had a great week staying at Morningside. The house and deck were great and the view was incredible. Very private and quiet area. The kitchen was well-equipped. The beds were comfortable. The open sleeping area on the second floor wasn’t ideal, but worked okay for us.

Nice place right on the water. Two of the bedrooms were upstairs with no privacy between them so just know that. Beautiful views and well stocked with games, books, etc. Kitchen needs updated and silverware was rusted. Still, overall, a nice place to see the Maine coast.

It was our family's first time to Maine and we didn't know where to stay. We chose this place based on (1) Centrality to everything we wanted to see, and (2) the pics online. It definitely did NOT disappoint. The view was stunning. We saw bald eagles outside our window! Starting the day on the deck was amazing!
We had a family issue before arrival which forced us to delay our trip for a day... communication with David was seamless and very helpful. The house is well-equipped with everything you need (including a pot to boil your own lobsters!)
Just one thing that's not apparent from the listing... two of the bedrooms are upstairs and open concept... they offer little privacy. This was not an issue for us as it was just our family of four... but if you're bringing several adults, you should be aware.
We loved this place and would definitely stay here again if travels ever bring us back to Maine!

Great time spent on the Harpswell coast at the Morningside VRBO rental. We had our coffee in the Adirondack chairs each morning. The house came equipped with everything we needed from fresh clean linens and towels to plenty in the kitchen to make amazing homemade dinners. We'd definitely come back again.

This house was all we hoped it would be. The views are exceptional!! The house was very clean and comfortable. We chose an off season so the road in was quite muddy, but thankfully we had a 4 wheel drive and had no problems. We even got a little snow which we were hoping for. Looking forward to another stay here in the future.

The views from this property are wonderful and water access is excellent. Plenty of glass on the water side of the house allows for great views from almost every room. Beautiful master bedroom opens up to an overlook of the lower level.
The property is in need of some updates to keep up with the times. The property manager (David) states that the owner is planning significant renovation this off season, which is exciting. David was very responsive to deal with.

The location is spectacular, decor beautiful, and very clean, well kept house. We stay in vrbos all the time and we loved how well lighted the house is. The upstairs worked very well for us, with our daughter taking the queen bed. The sunrises are beautiful, house is bathed in light and sitting out on the deck is very peaceful.
We liked exploring the area, Baileys Island, Orrs island, Harpswell area, drove to Old Orchard beach, Boothbay is spectacular! Highly recommend a day trip there.

We stayed as a home base to look at the area/houses as we are looking to move to Maine. The house was perfect. Clean, great location, nice neighbors, and did you see the views?!?! The main living space and primary make you feel like you are in a tree house. Just lovely.

Stunning
This is a very comfortable, bright, clean home with an incredible view of nature. What a delight it was to observe seals, loons, bald eagles, common eider, an owl, black birds, chickadees, and a hummingbird from the view inside the house.
What fun it was to pick up live lobster at Erica’s Seafood, cook them in the kitchen, and eat them in front of that glorious view. They were so yummy!
The kitchen is fully stocked and lovely to work in. It has a window with the pretty sunset light streaming in.
The linens in this home have lobsters or a map of the local area printed on them. What a pleasant surprise! They are clean and comfortable.
The master bedroom has additional clerestory windows where the full moon shines it’s light inside.
I love this home very much and am so grateful I was given the opportunity to stay in it. I hope to return.

Excellent stay
Very clean, nice linens, very comfortable home. If you’re visiting in the winter, an SUV is a must. The road was very soft with the freeze/thaw pattern we experienced during our visit. The neighboring properties are very close—so not much privacy, not an issue for our winter visit since they were uninhibited, but would be a consideration if staying during peak months.

Beautiful October week
The property had everything we needed and was in a nice quiet location. There are multiple lobster pots and a well-stocked kitchen with pantry essentials, spices and paper goods. We did a lot of cooking and baking in the house and the only thing I couldn't find was a potato masher and a pie dish, but we made do.
The beds and couch are comfortable, the linens clean and the house was spacious enough for our small family group of 4 adults, 1 child and 1 dog. We used the upstairs 2 bedrooms as a "suite" with our son sleeping in the queen and my husband & I taking the king. I will say if you're not an early riser, this might not be the house for you - we went to bed most nights between 9-10 and were up at 6 or 6:30 am to see the sunrise.
The views have to be seen in person, the photos don't do it justice! The deck and balcony are both wonderful for viewing the water and wildlife or just relaxing; we didn't use the grill as it was chilly most of our stay but could see that being a really nice space for outdoor dining. We used the provided binoculars and scope in the dining room to watch a pair of bald eagles fishing and sitting on the treetops a few times, along with watching the loons, cormorants and mallards.
We spent our days hiking, kayaking and exploring locally (Gurnet Trading Co. and Zach's Country Store provided most of what we needed nearby). Plenty of trails nearby and not a far drive to the Boothbay, Freeport and Portland areas (we visited the Boothbay Railway Village with our 5 year old and he loved it). Cook's Lobster & Ale House out on Bailey Island was the cherry on top of our week for a last-night dinner out. (Note - some places were closed or not keeping typical hours because of a combination of the season winding down/ending and short-staffing related to COVID-19, so call ahead.)
We rented canoes and kayaks from Seaspray in Brunswick who delivered and picked up. The floating dock was still in mid-October but someone did come by at one point to put it away for the winter - luckily one of us was at home and let them know we'd be there til the end of the week. The water was typically pretty calm and the tide shift isn't drastic, but did get choppy on breezier days.
Just a couple of things I wish the house had - a fire pit, for sitting outside on those chilly fall nights, and a gate on the deck for dogs & kids (the entire deck is enclosed with a railing except for some steps leading down to the backyard).

Nice house with great views
Our family of 4 adults had a great time in this house. It was smaller and older than we expected based on the pictures but had everything we needed. Our host, David, was a pleasure to work with and very accommodating. We especially enjoyed the location and the views from the deck. The house in directly on the water with lovely views of the inlet. Every morning, we had our coffee outside and watched a family of eagles that lived in a tree just across the water from us. What fun we had watching them hunt for fish.

Those views!
We had an excellent time at Morningside. The views, the views, the views! The house was nicely stocked with the sorts of things needed on vacation, and the property manager was responsive to our questions leading up to our vacation.
He mentioned the possibility of upgrades to the property in the future, which may address a couple of the small things we'd change. (The king mattress wasn't horrible, but it wasn't comfy, either, and the wire closet system in the upstairs bathroom needs to be swapped out for solid shelves—it's impossible to keep those wire racks clean, especially in a moist area like a bathroom.)
But towels and blankets and pillows were plentiful. The kitchen was well-stocked with all sorts of implements and dishes. You see only one closer neighbor from the place. And again, those views, views, views!
The property has a couple of terraced areas to sit and look out at the spectacular scenery, including two levels of dock area, which worked perfectly for relaxing, reading, painting, and watching the local wildlife. We saw jumping fish, cormorants, loons, and a couple of neighborhood eagles who often flew right over the house, and who amused us with their ineffectual fishing on the opposite shore.
Did I mention the views? We saw gorgeous sunrises, sun shimmering off the water, breakers way out at sea, the moon and stars aplenty, and even a rainbow.

This is a special location. Well managed, clean and comfortable.
The waterfront rises and ebbs with the tide in an entirely protected inlet. Children and older parents may all safely paddle the small harbor.
More adventurous travelers have a cornucopia of potential destinations -
Heron, loons and a large kite dominate the skies /
Shiners run at ebb and flood with streams of bass and bluefish on their trail.
Best in the fall for sportsmen.

Nice time at Morningside
We had an amazing week on Orr’s Island at Morningside! David was key and incredibly responsive to our questions before we arrived and any/all needs we had during our time at the house. Privacy is at a premium (as described in the listing) but the view and water access made up for it. Mosquitoes were a bit challenging in the evening but then again it is Maine in the summertime and David provided ample supplies of bug repellent. Our stay was comfortable, relaxing and cozy. Sunrise is spectacular and your morning coffee on the deck is the place to be! Thank you for a great week David!!

A wonderful getaway in a beautiful spot
My family (adult kids and dog) had an excellent vacation here in July 2021 and plan to return each summer. The house is very comfortable and the location could not be better. We loved the water views, the birds, the hikes nearby, and many lobster meals. David was lovely to communicate with and was very helpful and responsive. He allowed my son to bring his dog, which made our lab very happy.
The house was very well stocked for a rental house. I appreciated the extra touches: spring water with dispenser, paper towels, laundry detergent, beach towels, yoga mat, life jackets. The wharf was also great because a friend as able to come fetch us to explore other beautiful islands on Casco Bay. Lastly, we love to hike and we were so happy with the 20 plus hikes within a 15 drive, all of which were very well maintained by the Harpswell Heritage Land Trust. We particularly loved the Cliff Trail and Ben's Point beach/tidal pools.
We hope to return again each year. If our second son can join us, we will need a bigger house, But if not, we plan to return to this beautiful house again and again.
My only minor constructive suggestion is that it might be nice to add some curtains to the upstairs bedroom. The views are super, and we loved it. However, the sun is quite bright starting at 5:00 AM in July. For those who want to sleep in, curtains would be nice. My husband used his sleeping pillow, and I was jealous because I forgot to pack mine.

Gorgeous Views
We loved our stay at Morningside and we were fortunate to have excellent weather! The views are spectacular. Sitting on the porch watching the birds and other activity on the water will be missed. The home was equipped with most of what we needed for our stay. There are many trails and small beaches nearby to explore. I highly recommend the Dolphin Restaurant for those that like to get out for a nice dinner.
