it is run down. my room had a hole in the wall. broken tiles in bathroom, & broken shower screen. food nothing special at restaurant. overpriced venue

We booked this hotel three days in advance. I was in email contact with hotel staff, who I asked about restaurants and massages. I was told they had both, and that we could book massages. We were emailing back and forth a few times up to the evening prior to our travel to the hotel. They had given me the number of a taxi to get us from train to hotel. When we arrived at train station the number for taxi was non-working. I called hotel and they couldn't help. We got a bus to town and walked 1.5 miles uphill to hotel. When we arrived, we were greeted by one young man at reception that informed us that electricity was out in the hotel and he didn't know when it would be back on, there were no other guests or staff. We, naturally, could not stay there, he agreed and suggested a hotel in the little town, he wouldn't call a cab for us, we walked 1.5 miles back to town and got a little hotel. He assured me the hotel had not charged me and that he would contact Booking.com to ensure we wouldn't be charged. I checked my credit card and I was charged. I contacted Booking.com who are not helping me, nor will the hotel. What an absurd experience, I blame both hotel for not communicating prior to arrival, and Booking.com who are not helping.

on the top of hill which is very good landscape. nice to sleep with forest fresh air, sweet part of the breakfast.
we wanted to use thermic pool therefore we booked this hotel however there are extra changers for slippers and ect which normal thermic hotel provide. we were disappointed to ask extra payments. the hotel price is high comparing other hotels in the town. attitude of male staff/owner was terrible. the hotel is located perfect for landscape but the rooms windows looking to roof. what use to have these rooms. if you don’t have car it is pointless to stay here. it is far from center.

The hotel is beautifully set and is part of what was once an elegant spa town which is now sadly faded. The staff were absolutely excellent.
The hotel has a pool but few other facilities. It is a longish walk into the town which only has a few restaurants, though one of these was excellent.

Well, the concept of spa in Terme di Bagni di Lucca is about 300 years old and did not learn anything from spa culture between 400 BC - 300 AD. Sad establishment. Should be closed.

Breakfast was good. Sheet linens were good as were the pillows. Parking ample.
Bed springs were flush with top of bed thus right under the sheets. We both woke up with back pains. Noises from the springs were heard through the night while moving in bed. Simply deplorable bed, many years past usable life of mattress.

It was a frustrating stay.
The spa was actually closed. They did not tell you this before you book. The room was very small. It stated that there was a minibar but electronic devices in the mini bar had nowhere to be plugged in. The balcony views were not as depicted in the photos. The chair on the balcony was cracked and there was no padding on it. There were several things that I could go on about

The breakfast was very nice with fresh croissants and bread straight from the oven, and the location Is great in the middle of Garfagnana
The décor of the rooms is dated and poorly selected, the rooms are quite sparse with a tiny TV. The matterass has huge springs in it, and the toilet is like a forgotten room especially the shower that had black mold on the bottom of it. The towels were also quite worn out. Lastly the toilet leaked all night causing frustration and a useless waste of water.

From what I saw, overall the approach to the property and surrounding are a little run down and need to have TLC, but beautiful all the same!

Staff could have been more welcoming and helpful with providing information about where to go, eat etc
There was building work going on near the restaurant and the smell of paint was quite strong during breakfast.
Breakfast was average, mostly bread based, too sweet, crossaint too sugary. Could have some healthier, fresher options
