Staff were very helpful and friendly. The location was perfect for our needs.
The rooms are maybe a little cramped.
10.0
Free parking, great location, nice food and drinks, comfortable beds.
Nothing it was all great
7.0
Good central location, a bit noisy due to nearby main road by they do provide ear plugs. Comfortable bed, lovely bathroom.
I unexpectedly needed to give a lift to someone late and the pub was closed and no-one to let me back into the car park, so I had to pay for a local car park overnight. Next morning they said they don’t give out the code for the car park routinely only if you ask - but they were closed when I would have needed to ask. They also were not willing to reimburse my overnight car parking fee. If they had done that automatically I would have given a higher rating.
9.0
Spacious and very clean room located in the heart of Newbury.
2.0
the location
The restaurant was very pleasant and we had high hopes for the hotel, however the room was not clean and very noisy.
wall paper falling off the wall
Holes in the wall we’re fixing have failed
Damp and mould on the ceiling
Window not closing correctly
And the spell of the kitchen

The hotel is central and convenient for Newbury Race Course. Plenty of Bars and Restaurants close by. The staff were very helpful and welcoming.
The room was a nice size as we booked the larger family suite but as it was facing the main street it was very noisy. People congregated outside at 3.45am every evening as I believe the Bar nearby was open until 3.00am. The old style windows did not keep out any of the noise. Unable to open any window in the bathroom.
10.0
Spacious room even with the huge comfortable bed.
Ordering food in advance, getting there early and still overcooked my steak!
7.0
Location and parking
Miserable reception by a man who was totally disinterested in us.
Dingy lighting in the room and particularly in the bathroom (light missing above bathroom mirror) leaving one dull bulb
Only one small window. Felt like you were in a dungeon .

Staff were very friendly and the location was very good
The room's were not that big nor was the bed. The room was very poorly lit. The room wasn't cleaned during our stay and the toilet roll was not replaced.
8.0
Deluxe room was spacious with comfortable bed and strong shower
Std room was down away from main hotel, small in size and weak shower
5.0
The bed was very uncomfortable, and the room smelled really bad because of what I assume was a drainage issue (the smell was coming from the bathroom)
3.0
the constant noise in rooms
7.0
The room was very nice with lovely comfortable queen size bed. Breakfast was tasty with good options.
No hangers in room apart from the 2 which hung robes. Room was too warm. First impression on entering back door on arrival was very messy. All surfaces and ornaments are very dusty.
9.0
Restaurant was very good. Food and customer service .
Sloping floor and bed and tea and coffee very limited in the room. No shower cap or dryer in room .

More choice for the breakfast that was included although what we had was nice.

Location
Having to pay for breakfast when Included in price, also price of beer cheaper next door in weatherspooons.

20% discount given but doesn’t justify how this place failed at the basics.
Too much. Will never stay again. Prices are above the average cost per night for a room so they should provide a better standard.
6.0
Friendly staff, comfy bed, enjoyed having breakfast there too!
The room wasn’t very clean. Upon arrival we could see bits of dirt all over the carpet. There was dust and toenails in behind the bathroom door. The coffee machine wasn’t clean either which meant we didn’t use it. All of those could have been rectified if the job was done correctly. A bit pricey compared to other places we have stayed.

Location, right in town centre. Excellent Food. Drinks. Friendly and excellebt service from staff, couldnt do enough for you. Gorgeous beer garden which lit up lovely in the evening. Large modern room.
Could do with air con or fan that works better. Was a bit warm in room and only one window opened. Cable tv would be good. Only had freeview. More complimentary toiletries and tea/coffee.

Some noise late at night in the ground floor rooms but somewhat expected for such a central location
