Delightful property with history and character, owned by the lovely Fiona and Rob who provided us with delicious breakfasts and lots of little treats. Unique two-room accommodation with balcony and beautiful furnishings; spotlessly clean, plenty of fluffy white towels and a very comfy king size bed. Particularly loved the big squashy armchair by the window, (who needs tv when you can look at the sea and Dawlish from above).
Bit of a steep hill approaching the property but after a couple of days felt better for it!

Lovey, welcoming and well appointed B&B. Fiona and Rob were amazing and served up a fabulous breakfast. There’s everything you need for a comfortable stay with the added little touches of delicious home baked cookies in the room and we appreciated the wine glasses! Great location a short walk from town.

We had never stayed in a period property before and we weren't disappointed! Our room (Henley) was very spacious and really comfortable and had a fabulous sea view. Breakfast was delicious with a wide choice, we enjoyed a different one every day. Fiona & Rob were very welcoming and not only do they serve a good breakfast, they bake a mean chocolate cookie too!

We cannot thank Fiona and Rob enough for such a lovely weekend! We were blown away by their beautiful house. It was more than we could of hoped for. Considering we were were a group of 8, we were looked after amazingly.
The rooms we gorgeous and bed so comfy! The breakfast was delicious.
Thank you for such a lovely staff and we cannot wait to come back.

Beautiful location with stunning views from Oxford room. Fantastic breakfast too. We had the Sunday roast in the evening which was beautifully cooked and plentiful

The situation of the hotel was on a hill to the north of the town and my room had a great view over the rooftops to the sea. The hotel is a lovely old Georgian house with high ceilings that has been sympathetically converted to a hotel/guesthouse. Fiona the owner was very attentive and friendly. The full english breakfast was good and served in an attractive light and airey dining room. My room was comfortable and well decorated.
The only thing I'd say that may be a problem for the less mobile is there were quite a few stairs to my room and to get to the hotel from the town there is quite a steep climb up narrow streets some with no pavement

Ideal location for our short stay. Fiona and Rob were perfect hosts, extremely friendly and very helpful. The breakfasts' were amazing, topped off with superb Scottish Black pudding. The little touches in our room were wonderful and much appreciated. Thank you very much Fiona and Rob for making our stay so memorable, we are really looking forward to a return visit next year.

Good quality ingredients for breakfast, varied choices and well cooked.
Comfy beds and powerful shower.
Hosts attentive and attention to details was great, for example provision of ear plugs, homemade cookies on arrival, cotton wool buds in shower room etc.

The b&b was situated only 5 minutes from the beach. Car parking was close by across the road.

Excellent views from TV area windows.
Fiona was very pleasant & helpful.
We weren't close enough to house to plug in our hybrid car.
The carpets in the attic rooms were very stained & need a good shampoo.
The furniture in the tv area was very tired & worn.
The room with bath smells musty, hence we only showered which was very confined space & small shower.

Furniture in our room was quite worn & dirty. Our room only accessible by a very narrow staircase at the top of two flights of stairs.

Excellent B&B in great location for exploring Dawlish and area. Beautifully furnished spacious room in a lovely house, great hosts, superb breakfasts and easy parking. 10/10 in all areas, very highly recommended.
It's very difficult to find any fault so I wont try.

Our double room was exceptionally large and well appointed with a huge en-suite. My sons family with two small children had two bedrooms with a sitting room on the top floor which was excellent as we could join them in the evenings to socialise once the children were in bed. Both our rooms had fantastic views over Dawlish and the sea.
There was free parking outside and it was a short five minute walk into the town.
Breakfast was good with an excellent choice of cooked breakfasts including kippers and smoked haddock.
Fiona and her husband were very friendly and helpful.
As its an old house there is no lift which was no problem for us but something to be aware of if mobility was an issue.
