Excelente ubicación e inmueble, falta mucho mantenimiento.

Está excelente la ubicación, playa hermosa a pie del inmueble, disponibilidad de transporte a la mano, las áreas comunes muy lindas, la alberca súper cómoda, el complejo habitacional bien.

La cortina del baño estaba rota, viejita y con moho, lo mismo con las paredes del baño, no había tapete de baño por lo que era inevitable salpicar al salir de la regadera aunque nos secáramos bien adentro. Las paredes sucias, les falta un retoque de pintura. Las repisas de la cocina y refrigerador llenos de cochambre y polvo que nunca han limpiado, el refri funciona pero está sucio por todos lados. Solo dejaron un rollo de papel de baño y ni una botellita de agua de bienvenida (en lo que como huésped consigues la propia). Le falta mucho mantenimiento al departamento 2001 por lo que cobran.

Disappointing! AC in bedroom only.

The property was nice and in a great location. It was safe and also had a store on site which was very convenient. The pool was very nice and the beach access from pool area was also convenient. The view of the beach was spectacular! There was a bus stop in front of property which was great as that was our mode of transportation up and down the hotel zone.

The ad on booking.com was misleading for condo 1105. It said there was air-conditioning however, wasn't specific to say that the air condition was only in the bedroom. It was super-hot in the restroom and the kitchen! I feel like that was PURPOSELY misleading otherwise it would have stated that the entire condo wasn't air conditioned. We were in 3-digit temps!! Showering didn't help because as soon as we got out of the shower, we were immediately drenched in sweat again. This was our first time in Cancun and feel we didn't get to get the full experience being in the condo because we couldn't do anything in there other than sleep as we had to be in the bedroom to stay cool. Also, the toilet seat screws were completely rusted, and the seat didn't hold still. The bathroom doorknob was loose. The bedroom doorknob was loose and would jam and lock us in the room until we struggled for about 5 minutes to finally get the doorknob to unlatch. We had to tie a towel from the outside knob to the inside knob so that the door would latch on and not lock us in the bedroom. The dishes in the cabinets were dirty. The microwave was not conveniently set up where there was an electrical outlet so when we used it we had to carry the microwave and place it on the sink in order to use it. Also, i wasn't aware that I couldn't hang my swimsuit on balcony in front and when I went out to grab it, it was gone!! I was so upset. I sent msg to my host about it and said they would check but never got back to me until I contacted host again regarding bathing suit and was told she'd get back to me. She did get back to me and said no one turned it in. Also, I complained to host about the hot condo w/no air-conditioning, and she said they would try to get us in a new room the next day, but she never got back to me the rest of the time. That was VERY disappointing!

You get what you pay for

- Having a sunset view definitely made up for not having an ocean view. - Having direct access to the private beach/ocean was definitely THE best feature of this property. - My kids loved the facility's pool. And it has a beautiful view of the ocean. - Beach/bath towels were provided for every guest which was nice. - The property is gated with security at the gates and patrolling the facility. It felt safe. - The guards were friendly and helpful. - It was the most budget friendly accommodation in the hotel zone.

- The beefed up security didn't allow our cab to enter the property, to approach us to our unit. This was inconvenient when you have kids (one of which is a baby) and heavy luggage to carry. - For some reason, the female staff we encountered were unfriendly and abrupt. Not a single one cracked a smile when we saluded them or asked for information. - The cleanliness was really the sticking point for me, especially the kitchen. It was plain disgusting, to the point that I simply didn't want to cook. The top of the stove was sticky and probably never cleaned and the backsplash and around the faucet were gross. The cooking dishes were sticky. But the worst part was the use of Raid in the kitchen. Every time I opened the drawer for cutlery, the smell of Raid just engulfed me. I had to clean everything from fear of poisoning. It's clear that there's an ant problem and I don't know if the kitchen was sprayed with the cutlery and dishes still in the cupboards before our arrival. The futon in the kitchen was dirty. I don't think that cover was ever cleaned. We covered it with a blanket from the bedroom before sitting on it. - The location was awesome for ocean access but not great for access to food or a convenience store. You had to walk a few km or take the SEA Bus to access any of those things.

Very good price/value ratio

Very good price/value ratio. The apartmant is just few steps from a beautiful beach. The area is very safe, clean, sunrises are magnificent.

Noise coming from other apartmants, but this is not fault of this apartmant owner and it happened only twice during our staying.

Great to just stay in sleep, and cook your own food while you stay in Cancun.

Spaciousness. On the beach location. Mini store accessibility.

No daily cleaning. Bad plumbing. Broken screen door. Ant infestation over the entire room.

communication with host was very good

if you are traveling directly from the airport, make sure you take groceries with you already. There is no restaurant and the mini-mart inside closes very early

For a short vacation with a lot of time at the beach/pool it's a great value.

The pool and the beach are within 200m reach and its just great with family. There is a small shop there in case one needs some small food items. There's a bus stop right in front of the building so that's very practical. The Internet was ok and the AC in the bedroom very good. There weren't enough towels for showering and in the kitchen to dry dishes. The hostess was very friendly, helpful and just offered the best service. In general it was quiet.

The kitchen was very small and not that well equipped and the AC there was broken and very loud. Even after replacing that AC it didn't really work. The door was in such a bad shape that one could've easily broken in. The was construction going on while we there so that was a bit annoying but not unavoidable. There was an elevator but we somehow didn't get a key or so to use it and had to walk the stairs into the second floor (especially with all the luggage). One day there was an outage and the whole complex doesn't have a generator, which I think is unacceptable for a complex with more than 100 apartments. And they didn't even tell us beforehand, so we couldn't cook, couldn't flush the toilet (because the water pump needs electricity) and didn't have any Internet.

Different of what we booked

Location Pool area and access to the beach. Free parking Laundry service.

When we arrived to the apartment it was totally different from the photos that Booking show on the site. It was terrible, not suitable for anybody. Everything was dirty, despite the fact that I received a text telling me that the apartment was ready. Never in the life I saw something like that. By the way, the door did not had a good lock, it stayed always open, no security. I called the person in charge, Nadxiel. First she said that we can cancel if we want. Later, we asked if she can move us to other apartment. After a couple of hours waiting she found another place more decent and the last night moved us again to another apartment without AC. Terrible last night with the heat of Cancún. Honestly, I have to say that Nadxiel tried to do her best, but it was not enough.

Suites Brisas

We didn't have a coffee maker, more towels and a sharp knife and when I asked for it, there was a quick response. The location is great and security staff are great.

There wasn't enough toilet paper and garbage bags. When I asked a housekeeper she said she couldn't give us any because it's counted.
