Welcome to our spacious 3,400 square foot rental home located at 78 Bittern Court – Kiawah Island, SC. Our 5 bedroom and 4 and 2 half bath home has tons of room. It is very very close to the beach and that is the biggest attraction other than the beautiful lagoon view and quiet cul de sac location. There are 2 decks to cook out or enjoy the weather, your days spent here will be nothing short of a paradise retreat. With a huge kitchen for preparing and entertaining, a spacious laundry room with a washer and dryer, and a location right on a cul-de-sac, our home is kid-friendly and an ideal setting for get-togethers of all kinds. Endless opportunities for fun, adventure, and relaxation await you in this home away from home!

The home is in a great location. The house is very spacious. The kitchen needs new cookware. This house needs lots of loving care. Sadly we will not go back.

We were looking for a house for extended family with various kids ages and close walk to the beach. This house was perfect.
Plenty of room to spread out, comfortable beds, plenty of towels and beach towels. Loved not having to rent chairs and use of the beach cart. The outdoor shower is a must and was used everyday.
The close proximity to the beach was amazing. We did several night beach walks and even got to see the fireworks.
Andy was very helpful with questions and suggestions for bike rental. Checkin was easy just make sure you tell the gate you rented via VRBO to get your car pass.
The only issue we had was with the regular coffee pot not having a carafe but they also had a keurig so not a big deal.
Everyone has a great time and will be back!

Very nice and well-cared-for large house within close walking distance to beach. Plenty of room in house and driveway. Owner provides several nice beach chairs. Convenient section of Kiawah not far from the entrance with good access to shops and restaurants. We rented this for large family gathering three years and plan to return.

the house itself was nice. the location is what makes it. only 7 mins from a grocery store. just 40 mins from downtown charleston. and a 5 min walk to the nearest beach. you can really enjoy a nice quiet atmosphere here.

What a great house. It has plenty of room for everyone. We had 9 guests ranging from 6 months to 82. Everyone had plenty of room and comfort. It is a very short easy walk to the beach. To top it off Andy is a wonderful host. 5 stars all around.

This is a fantastic home for families with people of all ages. It was a very special stay for us, as we brought our kids, brothers, nephews and parents. Our return to Kiawah after many years was better than we remembered, thanks to an amazing place that was located so close to the beach and central to other island attractions.
There was ample space for everyone to relax and enjoy whatever they chose. I have to say, we never grew tired of the sunroom, any time of day or night. The bedrooms were so comfortable! We slept well every night, right from the start, which is uncommon for several of us. The kitchen and grille were fantastic for cooking large meals and gathering.
Our hosts were gracious and communicated very well. I just can’t say enough about our stay. We hope to come back and visit again!

This house was perfect for our family we had babies and seniors. The layout was great. The kitchen well stocked for a large family. They even had a bag of sunscreens and insect repellents.
It was nice to have beach chairs, bicycles and boogie boards. A short walk to the beach.

This is a wonderful beach house at Kiawah for families! The home is very comfortable and easy. Great sunroom overlooking lagoon and golf course, den, and even another beautiful room for all to spread out to read, play chess( table provided), play music or watch tv. Kitchen is large and has everything you might need. There is a large deck with seating, very relaxing to come back to after a beach day. Plenty of parking and a great covered area to store bikes/ beach chairs. Can’t say enough good things. Owner is very responsive and easy to communicate with. We loved our vacation and would definitely book again.

This is our 10th trip to Kiawah in various parts of the island and we loved the location of this house! It’s a 6 minute walk from the house to the sand and even shorter if you take your bike. We loved the convenience of being able to run back to the house for a snack or lunch or to use the bathroom. It was also just a short drive to Freshfields to grab groceries or shop and a 15 min bike ride to night heron park. They have a new market there with some grocery items and counter service and a huge wrap around porch with tables and rocking chairs! The house is a great size for 2 families. We had 4 adults and 4 teens/young adults. There was ample space to spread out with 3 living rooms and a large kitchen. Our favorite space was a sunroom in the middle of downstairs that overlooked the water. The deck on the back was nice too. It was a little chillier than normal so we didn’t use it a ton but enjoyed it on the sunny days! Plenty of parking, large garage and also a carport to hold all your beach gear. Also plenty of beach towels and beach chairs to use. Trash cans were located in an easy to access spot too right next to the garage. Andy, the property owner, was friendly and quick to answer questions and solve any problems we had. We had a great week!!!

Our second stay in this spacious house for 9 or 10 people . As longtime Kiawah renters, we especially appreciated:
-- well-planned bedroom/bath layout, comfy beds;
--large, exceptionally well-equipped kitchen (although a little disorganized) and adjacent laundry room;
-- wonderful large dining table with 10 upholstered chairs;
--nice, varied assortment of books and puzzles;
-- attractive outdoor deck with great views of lagoon and golf course;
plentiful parking spaces, very short walk to beach; and
--Nice owner who responded quickly to any queries.
Disappointments included;
--Maintenance issues, especially with ceiling mold (1 bath, large upstairs hall area); minor needed repairs (e.g., some lamps wiith non-functioning on/off switches, one with broken shade; also difficulty turning on light attached to ceiling fan in queen bedroom). Also, we would have appreciated better written onsite information about tv/cable setup and operation. Overall, though, one of our favorite Kiawah rentals.

This was the a great place for a large family. It was an excellent space to be together, but not on top of each other. The walk to the beach was quick and easy, too. I did have to reach out to the owner the day of check-in to obtain info on island access as well as key lock code. The furnishings and general condition of the house was a bit shabby, but my only true complaint was the cleanliness. There was dog hair on all the floors/rugs and furniture, the sheets were stained and there was a large amount of black mold on the upstairs ceiling which is concerning.

Wonderful location, great house
The listing is not joking when it says the house is 150 yds from the beach - it was extremely convenient to the beautiful Kiawah Island beach. The house was spacious (three living areas!), perfect for the ten of us (grandparents, parents, children 3, 4, 5, 6 years). Andy was extremely responsive when I texted and fixed the grill problem as soon as he could.

Excellent vacation house for family
This is a wonderful large vacation property, especially well suited for a group of families. The house is within close and easy walking distance to the beach and also close to the Kiawah entrance making it easily accessible for trips off the island. The house was clean and well-maintained and is accurately described on the website. The neighborhood is quiet. Owner was very helpful and quickly responded to my many questions, which I had mainly as this was our first time at that property. We fully expect to return.

Specious, very well equipped vacation home short walk to the beach
This Kiawah vacation home, a short walk to the beach, exceeded all our expectations. 2 grandparents, 4 young parents, 2 toddlers and one infant had more than enough space to spread out and relax. The large kitchen was generously equipped with every kind of cookware, and dining supplies . We even had a choice of three different venues to choose from for our meals. The 5 bedrooms were well furnished. The house comes with ample towels for the 6 bathrooms as well as for the beach! Beach chaired were also available. We grilled one evening on the spacious deck overlooking the lagoon and golf course and just enjoyed that exquisite view. The laundry room with jumbo size washer and dryer was put to very good use with all our activities and little ones but the feature we most enjoyed was the outdoor cedar shower! What a treat! We would definitely plan to stay here again!

Multi-generational stay
The home is large and has many different spaces to enjoy on the main level which was great for our family. My Dad could watch the news in the family room while my daughter was reading in the sunroom and my son and his girlfriend were doing a puzzle in the living room! We loved being able to look out at the pond and see the flying fish and one day an alligator crawled out and up onto the grass right behind the house. The kitchen is large and has everything you could ever want and more. The owner provides beach towels and there were lots of beach chairs which was much appreciated. My reason for giving three stars was mainly because of the sleeping areas. The carpets on the steps and all but one bedroom are worn, stained and buckled and need to be replaced. Walls and moldings are all marked up and need a fresh coat of paint. Bathrooms were not cleaned thoroughly and had used toothbrushes in the toothbrush holders. The cleaning crew was still cleaning when we arrived at 4:45 so I think maybe they got there late and felt rushed. The house did smell like disinfectant and there was laundry sanitizer which was good to see! The owner was excellent to deal with and was very prompt whenever I had a question. He even allowed my son to exchange a book for one that he had started while we were there! Overall this is a great house that just needs some updating to the upstairs and the master bedroom on the first floor.

Great Stay!
House was very nice, clean, and a great location just a block from the beach. Well maintained with all the amenities of home. We stayed with 3 families, 6 adults 5 kids with plenty of room to spare. Any questions or concerns I had were answered right away by our host Andy, he was very accommodating. Great vacation I highly recommend this house.

Great rental very close to beach
My extended family stayed here during our annual family beach reunion. This is the second year we have rented this particular home and it has been the perfect place for us. Lots of space for everyone and very nicely appointed. Light and airy with large windows overlooking the lagoon. Great location; very easy walk to the beach. Would definitely recommend.

Great place for a large family
Perfect space for a large family. 4 Upstairs bedrooms, one downstairs bedroom that my 82 yo mom stayed in. Three living spaces downstairs allowed 3 generations to be doing different activities. We had a small problem with one of the appliances and Andy the owner had someone out within an hour or 2 to fix it. Great experience

We used this property for our extended family and it was perfect for them. The house is open with lots of natural light and has a wonderful view of the lagoon. The kitchen is large and well equipped. The house is easily accessible to the beach. We would definitely rent again!

Wonderful week at 78 Bittern
Seven of us (five adults, two young children) stayed at 78 Bittern for one week. This is a perfect house for a group - we all had plenty of living space (three sitting areas, plus the large deck - all kid-friendly), plenty of bathrooms, the kitchen is large enough to hold multiple cooks (lots of counter space) and is well stocked with utensils, baking sheets/bowls, lots of plates, glasses, flatware.
Very short walk to the beach. Very handy outdoor shower and foot-rinse at the back door.
We opted to add the resort privileges, which gave us access to the Night Heron and West Beach pools, which the kids absolutely loved. Easy bike ride to both pools.
Nice view of lagoon and a green for one of the Cougar Point Golf Course holes.
Freshfields Center, with grocery store and lots of shops is a five minute drive (or 15 min bike ride). By the way, the grocery store (a Harris-Teeter store) is very well stocked and good prices so we didn't need to even leave the island to go to other grocery stores.
Andy (owner) was very responsive and easy to work with.
We definitely recommend this very comfortable, convenient house for a group.

Great family rental close to the beach
This is a very spacious and well maintained house close to the beach, well stocked with towels and beach chairs. My family (grandparents + 4 adults and 4 kids) stayed here for a week, and there was plenty of space for everyone. Andy, the owner, was also incredibly accommodating and responsive to all of our questions/requests.

Beautiful home! Beautiful view!
My husband, son-in-law, two daughters and three grandchildren(6, 8, 10) and I spent a week at 78 Bittern at the end of May. The rooms were spacious, especially the kitchen. We prepared many meals and were happy to find every kitchen tool needed, especially the Keurig Coffee Maker. We loved sitting on the deck, relaxing and enjoying the lagoon view and the golf course view. Our 3 grandchildren enjoyed riding their bikes in the circle around the big tree in the middle of the driveway. We especially appreciated the many beach towels and beach chairs that were available for us. The kids liked looking through the game and puzzle cupboard. We played with some of those on the one rainy day that we had. The cedar shower was a welcome place to remove the sand after time at the beach. We had a wonderful, relaxing vacation and made lots of good memories. Thank you Andy for providing this beautiful home. Marilyn

Great House Near the Beach!
We had a quick family vacation here last weekend. This house worked very well for us. We had plenty of beds and bathrooms for our ten adults and four children. As noted in other reviews, the living spaces and large dining room table were perfect for a large group. The kitchen was very well stocked with cooking gear.
The location makes it easy to come and go from the beach. We had a great visit and will stay here again when we come to Kiawah!

A Great House for a Family
We have been going to Kiawah since the mid-1980s and have stayed in many different houses over the years, all of which have had their own special features. This house has a great floorplan for a large family, with lots of space and adequate bathrooms. My husband and I appreciated the downstairs master bedroom with private bath, which gave us our own retreat apart from the children and grandchildren. Other favorite features are the large dining table, which can seat 10 in comfortable upholstered chairs, making it perfect for family game nights as well as meals; the spacious kitchen, in which 3 or 4 people can simultaneously help prepare meals, with plenty of workspace; the large paved driveway and parking, which accommodates 3 cars without having to constantly move them around; the location on a lagoon; and, of course, the nearby beach, to which you can walk almost as quickly as bike. We also enjoyed having 3 living areas (living room, den, and sunroom), which, along with the large back deck, provide separate spaces for reading, watching tv, talking, or just being alone. Finally, this home is the most generous we have ever encountered in being stocked with staples such as detergents, cleaners, garbage bags, paper goods, etc -- as well as quite a few beach towels. Much appreciated! If we had any disappointment, it was the condition of the den sofa, which, while comfortable, could benefit from being recovered.
If you plan to rent beach chairs and umbrellas, Island Beach Services now takes online reservations before you arrive, which is trouble-free. The birthday of one granddaughter often falls during our time at Kiawah; and this year, because we planned several weeks ahead, we enjoyed a wonderful 22nd birthday celebration with her at Husk in Charleston (which has a comfortable bar area in an adjoining house). Wild Olive on Maybank Highway is a good informal Italian restaurant--but, again, if you are a large group, you must reserve a couple of weeks ahead. Kiawah is a special family tradition for us, and this year everything just seemed to come together with no fuss. Thanks, Andy, for helping to make it possible.

Beautiful house for family vacation
This house was everything that is advertised. We absolutely loved our vacation home for the week. Lots of space for the kids to spread out and separate from us adults. The kitchen is huge and well appointed. Plenty of sleeping space as well.
The views from the deck were great while having the morning coffee. Easy walk to the beach and since this is the more private residential area of the island, there was always plenty of beach to go around.
We had a great vacation and wouldn't hesitate on staying here again. We had only one question for the owner, who responded quickly, taking care of our need.
We would recommend this place to any family that has to accomodate 10 people. They will be comfortable.

A wonderful house in a fabulous location!!
We spent 3 nights here over Christmas, and it was the best! There were 11 of us ranging in age from 2 to 96, and everyone was delighted. A perfect place for us to gather as a family and enjoy each others company.
The house is spacious and beautiful with multiple common rooms for everyone's pleasure. The kitchen is well appointed, roomy and a pleasure to work in. The weather was unseasonably warm so we rode the waves, built sandcastles and biked long stretches on the beach.
The owner was available and helpful, answering questions and providing information.
My mother-in-law (96) uses a walker, and the first floor bedroom and bathroom were perfect for her.
So many special touches---even a laundry shoot on the 2nd floor!
Highly recommend this property. We'll be back!

Great fun with family and friends
Once again we selected this beautifully appointed home for our family vacation. Our family now ranges from ages 28 to 32. The house has lots of room to spread out but more importantly a great deck on which to gather for our cocktail hour with a beautiful view over the pond and the golf course. The short walk to the beach makes it easy to enjoy a full day at the beach with such easy access. The kitchen is well appointed and the grill is fantastic. Cooking-in was a joy. We split time with family and adult friends (with two master suites it making sharing the house easy). We are repeat vacationers to this house and hope for many more visits.

Room to Relax and More
While the pictures are great, they do not do justice to the spaciousness of this wonderful home. Our family of 10 - 2 daughters, their husbands, and their daughters, ages 8 & 11 and 9 & 12 - had lots of room to spread out and share conversation and fun. The kitchen was perfect for multiple cooks; the living room was great for our crowd enjoying the World Cup and all the windows provided great opportunities to enjoy the beautiful landscaping, the 12th hole of Cougar Point and our "neighbor", the alligator(s).
The owner was great about answering questions before our arrival and responding to a call while we were at his home. The location was excellent - close to the beach and close to shopping at Fresh Fields. We rented bikes from Alligator Bikes and found the bikes (and adult trike) delivered to our doorstep when we arrived.
None of our 4 granddaughters wanted to leave on Saturday. The 12-year-old said she loved "all the activities". They had fished with their dads, kayaked with their moms, played in the surf, ridden their bikes along the trails, flown kites on the beach, enjoyed the Thursday night "dive-in" at The Sanctuary, devoured meals at Chez Fish, the Oceans Clubhouse, and the Loggerhead Grille. The quiet cul-de-sac where the house is located provided a great spot for the girls to ride their bikes while they waited for the next activity.
My only reservation about the home had been its lack of a screened porch. I need not have worried. The deck was a great spot for relaxing with a drink before dinner - it was mosquito free - and had beautiful views of the natural setting, with blue heron, egrets and alligators to entertain (as well as a possible bobcat sighting).
I would definitely recommend this property.

Plenty of space to rest & relax!
This vacation was a great experience, start to finish. Andy was quick to respond to my multiple questions before we rented, very accommodating and gave me tons of information about the house before we arrived.
The house exceeded our expectations. It was very clean and had more than enough space for my husband and I, our 2 sons (ages 11 & 17), and my parents. The kitchen was large enough for all of us to be in there at the same time and had plenty of dishes, silverware, pots and pans and every sort of kitchen utensil imaginable. The multiple seating areas downstairs gave everyone room to spread out and the large dining room table plus kitchen breakfast area would easily provide sit-down table space for a group twice as large as ours. My Mom and Dad stayed in the downstairs bedroom suite and they were very comfortable.
Upstairs are 4 very nicely appointed and comfortable bedrooms. Plenty of towels and quality linens! Outside there is a large upstairs deck accessible from the bedrooms. Downstairs there is another large deck with comfy lounge chairs and a table and chairs. Steps lead to the back lovely yard and a great view of the pond/lagoon where we were constantly entertained by the birds and various wildlife, including 5 deer who came right up to the back porch one night while we were there! Another favorite entertainer was "Walter", the HUGE (I'm not exaggerating) alligator living in the pond that we named during our visit. We admired him often but from a great distance.
Also available was a great gas grill, and garage space for our car. There were a couple of bikes in the garage as well as lots of beach chairs and beach towels. The house is just an easy block from the beach and there's a community pool available to use. All in all we were extremely pleased with our vacation and our choice in renting this house. Thank you again, Andy, we truly hope to rent from you again.

Great Relaxing Kiawah Vacation!
This beach rental has a wonderful home away from home feel. Very spacious, nicely appointed interiors, several places to relax (living room, sunroom, deck and family room), and enjoy the beautiful views of the lagoon, and putting green just beyond lagoon. The outdoor cedar shower was an added luxury. One block from the beach, we often saw deer leisurely crossing the road on our walks back from the beach and from the back deck. All around comfort, and convenience.
We have rented homes at several beach locations around the southeast and Florida over the years and this was the best one by far.
