it needs a lot of renovations, it looks like the last renovacion was done in 1995. Bathroom is disgusting!!! the shower was all the time clogged, no shampoo or conditioner just 1 toilet paper was provided, the hand soap is half soap half water, the pillows smell, the lights switch are horrible the decoration is ugly. it’s so small for 5 people

perfect location. rooms are a bit dated, but everything works perfectly fine. good communication with the owner, spacious. steps away from the beach. the apartment is 2 stores, 1 bathroom downstairs. fully equipped kitchen, supermarket is 5 min away. balcony with a side ocean view
the price, but considering high season and that prices are crazy in cancun right now.. it is ok..

It’s literally walking distance, of the mall, xoxo(store), beach and much more. Such a great place for families to stay! I definitely recommend this place, and will definitely stay here again if I’m staying in Cancun!

Condo was perfect for our family vacation! Host was wonderful, she was expecting me at my arrival and gave me a tour around the building. When I had questions she quickly responded back. Will be returning for future visits.

Fantastic view form the balcony, good sized rooms and a well-equipped kitchen. Clean around the outside of the apartments with a good security presence. Decent value for money (apart from something I will mention below). A well-sized pool that was maintained and clean - however I could not find the jacuzzi mentioned. Great beach location, literally a stones throw from the room. Note, at the time of writing the sea had a LOT of seaweed in - no idea when/if it disappears. Sea had some great waves for those that like to bodyboard. Amazing air-conditioning.
Cancun touristy information:
- The Luxury Mall behind (or technically in front of) Villas Marlin has a super market in. They sell Captain Morgans here for £5! All the alcohol there is ridiculously cheap.
- Watch out for the aggressive Mexican sellers. Everywhere you go on the street sellers will call you over and find anyway of getting your money. Photos with people are expensive try to stay away.
- Coco Bongo tickets are £70 each.
- Club entry prices at the top of the hotel zone are very expensive, but you can haggle and will include open bar.
- Don't go into the strip clubs. My friends said they will rinse you (as expected really).
- La Parrilla in downtown Cancun is the best authentic restaurant with great prices and entertainment. Expect a great Morachi band playing whatever song you want as long as they can play it. I really recommend it at night around 8pm!
- The best part of Cancun is on excursions. Chichen Itza is a must. Try and get a package that picks you up from the hotel. We paid 45 dollars each for it. Other great excursions are Xcaret Xplor, scuba diving (make sure it is at a reef) and Xcaret. You won't be able to use a camera at Xcaret Xplor as it is too wet. The photo package at Xplor is expensive $50. At Xcaret you can use your camera as you will have a locker - I recommend you take it on this excursion and also stay at 7pm for the spectacular show in the big stadium.
Poor showers (one was freezing at all times the other had poor pressure), poor pool rules - why can't we use a beach ball between me and my friends? We weren't going to cause havoc, we just wanted to have some fun with an inflatable ball. Bathrooms were a bit unclean. We didn't have a cleaner come in once during our 7 day stay - I'm not sure if they were supposed to or only if at the end of your stay, but we had no idea, and I thought I would just mention it here.
We also paid for a room with more beds. There were only four of us, but we specifically paid for a room with more beds so we would have one each. On arrival we found there were only three double beds. It was fine because there was enough room to sleep but for two of us it meant sleeping in the same bed which we tried to avoid by paying for the bigger room...
Communication is a bit poor. It is not a typical hotel, there is no reception to raise concerns or greet you on entry. The only communication is done through booking.com messaging. Two days before we arrived I had to send a message just to find out what happens when we arrive i.e. is there a reception, where's our room etc. The response was prompt, but some pro-activity by the hotel was desired.
It would also be nice to have a little piece of paper in the room on arrival that details the complex i.e. where the jacuzzi is, rules for the pool, how to get in and out the complex, what to do if you have an issue, best place to buy water and food. Just more information for tourists really to make the stay a bit easier at the start.

I recommend this place to all. You will get the best wiew. Owner was so friendly. Location is the best in zona Hoteleria. A lot of shops nearby. Thanks for all, we had great time.
