This stunning property Edinburgh property is situated on Gayfield Place, at the top of Leith Walk.
This is a spacious ground floor apartment with its own private entrance. It comfortably sleeps 6 guests between its 3 large bedrooms and offers a stunning sociable kitchen, 2 bathrooms (one is en-suite to master bedroom) and a spacious living room. Extremely well positioned for exploring Edinburgh using public transport, or on foot- many of the main attractions are an easy walk!
Space
The property has its own main door and is a beautiful Edinburgh ground floor with lots of original features. It has a wide welcoming entrance hall and a large, bright living room with comfortable sofas to curl up on. It offers a smart 55' OLED 4K TV and various books/ games to enjoy following a long day exploring the city. The kitchen is bright and spacious with a large american fridge freezer and ice machine, dual zone wine fridge and range cooker, with twin ovens and a grill. guests can expect; dishwasher, washing machine/ dryer, microwave, coffee machine to name a few. There is a dining table that comfortably seats 8 guest and a sociable breakfast island for drinks or enjoying a quick bite. This kitchen offers a sociable space that can be enjoyed should you wish to eat in during your stay in the property. There is also a Nespresso Machine with Aeroccino.
There are 2 double bedrooms with kingsize beds and the master bedroom has a superking. The master bedroom also has an en suite shower room and loo, and then there is a family bathroom with a bath and shower shared by the other two bedrooms. We provide hotel quality bedlinen and towels for each guest during your stay- and even some toiletries and a hairdryer. You really only need to bring yourselves!

This is a particularly lovely residential part of Edinburgh as it is on the edge or the city centre- 10 minutes walk and you are at the end of George Street/ St Andrews Square, yet you are in a well connected, and desirable part of the city with its own local restaurants and cafes a moment away. You will feel safe and at home staying in this property.
Transit
The property is situated a stones throw from the Edinburgh Playhouse. With buses leaving from outside the door, the York Place Tram Stop (which runs to the airport) just a 5 minute walk away and the Waverley Train station a 10min walk away - this property is extremely well connected to the main veins of the city and beyond! Access to public transport is easy from this property although often the best way to explore the city centre is on foot! Bring comfy shoes and an umbrella and you will be able to walk to all the main attractions from this properties front door. It is also worth mentioning that Gayfield Square park is just 30 second away and is a popular place to sit and enjoy the sun on a beautiful day.

My family and I stayed comfortably in this gorgeous home. The property is old world meets modern. The kitchen is a foodies dream.
Great location with pubs and shopping just footsteps away.
Sonja at the leasing office was extremely helpful from the reservation process to follow ups after the trip.

Spacious, clean, and perfect location to access the many sites of Edinburgh. My only suggestions would be to replace the tired sofas in the living room and add basic amenities like soap, shampoo, etc. for the bathrooms. Otherwise, we had a great stay!

The place is perfect for 6 adults: large rooms, kitchen and living room. After long day touring in Edinburgh, we were very happy to be in our apartment to relax and have good time among friends. The apartment is well located, many restaurants, coffee shops and commodities around. Book this place you won't regret it.

This place was perfect for our party of 6. The only concern I had was the lack of communication through the Vrbo message board. I sent several messsges through Vrbo and none were ever answered. We had an amazing time and the apartment was clean and comfortable!!

Wonderful accommodations, spacious and welcoming. Our party of 5 were comfortable and the location made it easy to site see. The only drawback was the litter around the property due to the amount of people traveling this Main Street. I suppose it comes with having a convenient location. One suggestion would be to provide some dishwasher detergent, so on the final day, when having to depart early, visitors could run the dishwasher when not having time to hand wash the breakfast dishes. We could find none. All in all, a wonderful experience.

There are many positives about this lovely property. Tall ceilings and large rooms were a welcome change from our other accommodations throughout our UK trip. Very comfortable stay for four adults. We ate a few meals in the well equipped kitchen, relaxed in the beautiful living room, washed clothes in the convenient machine, and slept well in comfortable beds. There are many nearby restaurants and food stores! We especially enjoyed The Thirsty Pallet across the street which is great for breakfast.
Getting to the royal Mile area was a bit of a walk, and I didn’t figure out the public transportation details even though there is a bus stop directly in front of this property. We walked and used Uber a few times. I do wish there had been some welcome packet/information left there for us regarding the bus routes to get to the tourist areas and the use of the induction appliances. Communicating with the owner through VRBO worked for me before and after my stay. During the stay, I was instructed to contact some property managers, but my cell phone wouldn’t dial UK numbers and communication became much more difficult for me while I was there. My sister’s phone was able to call/text the numbers, so we got our answers about a few things.
I recommend this property and would gladly stay here again!

We'd stay here again in a heartbeat. Very very clean. Plenty of supplies like paper towel, toilet paper, and kitchen utensils. It's a very short walk to many restaurants and a grocery store. Literally a bus pick up outside the front door. NO complaints. Thanks!!

My family and I stayed here over a week around Christmas. We found the location and the property itself to be rather amazing. It's easy to access the apartment from the street and it's original features (high ceilings, ornate mantle) are really beautiful. We were overall content with the property.
However, for such a nice listing and the price we all expected more. The implied welcome kit was just some used pamphlets for things in the area. Photos suggest a bottle of some kind in the welcome kit, but no such gift is included. I don't drink so I don't mind not having alcohol, but surely this suggestion of hospitality in the photo is misleading.
We found most of the dishes to be rather dirty and we had to wash them all prior to use (lipstick markings on glasses, sticky plates, etc).
Key items for longer term use of the kitchen and house are missing - no oven mitts, no paper towels, napkins, or facial tissues, mixing bowls, can opener, large cooking pot.
A number of items in the kitchen are broken: bottom dishwasher rack, corkscrew, spatula, ice maker, and ice storage bin.
Furthermore, despite my attempts to confirm an appropriate sleeping arrangement for my infant child (with late responses through VRBO and silence through email with the management company), the travel cot provided had a "mattress" that was just wooden boards. I realise that it's sold that way but if the management company truly put their children onto such a device without a softer mattress, I'd be absolutely shocked. The uselessness of contacting the management (they just told me it came that way) strikes me as rather neglectful of their clients. I had to order a mattress myself which I left at the apartment. I was told to bring our own linens for the cot but not told what size it was and certainly not told to bring our own mattress. In comparison, the hotel we had to stay in the night following our stay in this property (cancelled trains) had a great cot with mattress for our infant and had 10 minutes of notice, as opposed to months. This VRBO is run by a corporation, so I would expect similar standards of care to a hotel. I'm sure a private family owner would do better.
I would not advise anyone with children to stay here. I would also suggest that you check they've provided sufficient changes to the kitchen supplies before you book this place with plans to cook for yourself.
Otherwise, it's in a great location and the building itself is beautiful.

We enjoyed a great week as we visited our oldest who is studying at the University of Edinburgh. Walkable to everywhere we wanted or needed to be. The oldest kids were able to meet up in the evening and walk back "home". There is a small pull over by the house if you call a taxi and we had no issues. Great restaurants up the road. The place gave us plenty of space to catch up, relax and enjoy family meals.

Gayfield Place is located within walking distance of many major sites including he Royal Mile, Edinburgh Castle and the Palace of Holyroodhouse. The apartment is large and airy and the kitchen fairly well appointed. I highly recommend !

Location is very convenient to Old Town, New Town; easy to walk most places and public transit is close by. Spacious and pleasant bedrooms, kitchen and sitting room.
Needs a bit of maintenance; light bulbs are burnt out, not all switches are operable (we had to remove a bulb from an overhead fixture that could not be turned off in one of the bedrooms); toilet seats loose, no replacement bulbs available for light over sink.
Better supply of essentials would be helpful. Two rolls of toilet paper for four people for seven nights, so had to request more. Also no instructions for how to operate washer/dryer or the stove/range and microwave. We used Youtube to figure out washer, but being Americans we were completely baffled as to how to turn on the stove and thus could not cook as planned. Nor could we figure out the espresso machine.

My husband and another couple enjoyed staying here. It is extremely well located - close enough to walk most everywhere but not in the middle of all the chaos that is Edinburgh in August. The Fringe was fun, the Tattoo AMAZING, and the crowds large. There is road construction going on right in front of the unit so it was noisy in the afternoon but quiet at night. The apartment is amazing! Perfect for our 5 day stay.

Edinburg 1st timer
Location and size of this location were awesome! Was a bit surprised there we no wash clothes or extra towels. Drapes in front bedroom need repair. Finally, to say there is a washer and dryer in this unit is a bit of a stretch. Clothes do not really dry, it is more of a tumbler. Overall great experience just a few minor tweaks would make this place fantastic.

Lots of nice cafes and restaurants are found nearby. The rooms are very spacious and the beds comfortable. Currently there is construction work in front of the house, therefore it was a bit noisy in one of the bedrooms in the morning.

Wonderful stay!
We had a wonderful time during our stay! The apartment was perfect for our group. We enjoyed the spacious kitchen and we had everything we needed to prepare meals. The living room was cozy and we enjoyed a movie or two during our stay.
The location of the apartment was wonderful for us with plenty of stores and pubs near by. A few cab drivers did have a challenge finding the address of the apartment though. So we would make sure to note the exact location when reserving cabs or Uber drivers.
We loved the space and would highly recommend the apartment!

Central location
This was the perfect location to walk into hip areas, new town, old town or hop a bus or Uber to places a little farther out like Leith or the botanical gardens. The busses were right out front, which did cause a little bit of noise but 2 out of the 3 bedrooms are in the back, along with the kitchen so very quiet in those areas. Claw foot tub was awesome, kitchen a dream. Highly recommended.

Fantastic place!
We loved our stay. I traveled with my wife and family to Edinburgh for a few days, and this place comfortably fit all six of us. The kitchen was great for sitting down to eat, socializing and playing cards. The living room and bedrooms were also pretty spacious. One bathroom had issues getting hot water, but the other bathroom had an endless amount of hot water with no wait at all. Keep in mind there is no parking for the house, which can be a problem if you are traveling with less-mobile individuals. If a resident parking pass could be added for the house, it would be a major plus. That being said, this is an excellent house and I would recommend it to anyone, and hope to come back next time I travel to Edinburgh.
