Most things were acceptable. The bedroom and kitchen could really use some deep cleaning. The lighting in the main eating area is subpar. Great space and location. We had a great time.

The house itself was very very good for our stay. Many bedrooms large enough for children to sleep with parents in pack n plays, and on mattresses. Eating areas were awesome and more than large enough. Also gave kids craft areas. Multiple TVs was great for all different interests. Lake area was good, kids loved trampoline in lake, access was ok. Kitchen large enough, multiple ovens helped for cooking and keeping food warm. Kitchen stocked with more than enough dinnerware, utensils, cooking pots, pans, etc. Cooktop had only two working burners which was difficult. Multiple gas grills were great for cooking for this size group. We had a couple of issues and questions which were quickly addressed and taken care of. Overall, we would definitely return for another stay in the future.

We can't say enough good things about this property. It was absolutely the best. The lake is right out the back door with a dock we and were able to park 2 pontons. A lily pad next to the dock and a nice pool and hot tub.
The inside was open and airy with enough sitting areas for a Hugh group and all the bedrooms were a good size. The kitchen was well stocked. Can you guess we had nothing bad to say and the managers were great. We would recommend this property to anyone with a large group. One if the best stays, we have had with VRBO.

My extended family had a great time here. Large bedrooms, plenty of space for the young kids to play. We loved playing pool and shuffleboard. Tons of seating and lots of space to cook in the kitchen. The outside was our favorite. A great deck to relax in the shade and then the pool and hot tub right on the lake side was perfect for us all to do different activities and still be close to everyone. A fun lake trampoline and floating mat was a kid favorite! A few things were a little off - the back door and the sliding glass door both had door handle issues (or lacking) that surprised me for being such a nice house. The only other con were the grills - they have definitely seen better days and was a challenge to grill 30+ burgers for everyone. But overall, fantastic and would stay here again!

We had 32 people in our family from ages 71-1 and this house accommodated all 8 of our families. The location was great for boating and tubing in the coves, for bars, and anything we needed. The house was very well supplied with towels, bedding and kitchen necessities. We enjoyed the pool, hot tub, water trampoline, boat dock, lily pad, and back porch deck. There was always plenty of seating for all of us!

Multi-generational group of 23 aged 8-71. Enough space for everyone to spread out. House was just as good as advertised!
Highlights of the house were all of the lake features: water trampoline, lilly pad, kayaks/paddleboard, large covered dock, lakeside hot tube and pool, ample lakeside seating.

Plenty of bedrooms for the entire group. Beautiful views and great sitting areas to enjoy the awesome lake views. Close to everything, so not much windshield time to get to the golf courses and shopping areas. Many of the group indicated they wanted to make this property an annual event.

Our families and friends had gathered for the new year holidays in this home. This home has brought a remarkable memory for all of us. It has great facility for the big family gathering with all bedding, kitchen, game and multiple facilities. All the bedding, bathing, kitchen arrangements are perfect. Rachel - Property Manager was very helpful in providing all the required details very well in advance and flexible in timing. We would love to stay again in this cabin house in future.

Overall, I would say this house needs attention and upkeep. The main refrigerator leaks(as stated in another review) and it seems to have been leaking for some time because the wood wall next to it is pretty rotten.
The hot tub did not work. We were told this came to the attention of the homeowners/managers just days before our arrival but was never told to us. With renting this home during Thanksgiving, having a hot tub was a big perk that people were looking forward to.
The TV situation was a challenge with some of the TV’s not working and internet going out.
The loft area that is advertised as a sleeping option for 6 is a bit unrealistic because it is out in the open and right above the living area and kitchen. If everyone gets up early, this probably isn’t a concern but if you have a mix of older and younger people, as we did, sleeping in that space was not ideal.
Another washer/dryer would be nice since the house sleeps so many.
We made it work but I think the house is probably a better option for a summer rental. It is a scenic area, right on the lake. The screened in porch areas would be nice. It is convenient to any store you would need.
Lots of seating in the house.
The owners/ managers could benefit from a backup contact for renters to connect with during their stay.
They had a family situation come up during the week of Thanksgiving so we did not want to bother them, but also had no one to reach out to when we had questions or needed some help.

Overall, the house was nice. There was plenty of room for a large family/friend getaway where everyone can be together. It could use a good deep cleaning though as the floors were dirty and cobwebs were found in multiple places. The property manager was easy to work with and answered any questions we had.

This is an excellent house for a big family. We had 29 that stayed there this past month and we even rented the house before and has such a great time. Lots of things for the kids to do. My mom and dad which are 83 and 82 years old really enjoyed watching everyone have a good time. This meant the world to them. So much room for everyone Highly recommend this house if you have a big family and like our enjoy being together and having a good time

The location on the lake could not be beat. We rented a boat and having a private yard was a real plus. The bathroom door on the main floor sticks very badly to the point that it was hard to even get out once you were inside. Someone who knows what they are doing. Could fix it in less than an hour. There is no handle on the sliding glass door downstairs. That also could be fixed in 10 minutes. The washer and dryer were in the bathroom of one of the upstairs rooms which made it a little inconvenient. The main refrigerator leaks water on the floor all the time. That would probably be more expensive thing to fix. Other than those items everything was marvelous and if we ever come back for another family reunion, we will consider staying here again. The kids loved the lake, because it was not cold, which made it very enjoyable for them to swim in. They spent hours climbing up onto and jumping off of the water trampoline. I had to laugh at the sign on the trampoline that said not to jump off of it. Like there’s anything else you would do with the trampoline in the middle of the lake. The swimming pool is tiny, but the littlest children really enjoyed playing in it. The pool table is in good shape and this is the first place we’ve ever stayed where all of the pool cues were in good shape. A lot of grocery stores and other stores are nearby and very convenient to shop at.

This house was perfect for our family. Plenty of bedrooms, a pool, a dock, a water trampoline, pool table, shuffleboard, and air hockey. The kitchen was well stocked with dinnerware and cooking utensils. There was plenty of seating for our family at mealtimes. We made good use of the lounge areas in the house and the porch on the back of the house. It's location was also accessible to places in Osage Beach: restaurants, ice cream, shops, go-carts, putt-putt, etc. The house does need a thorough cleaning and there were a few maintenance items to address, but these did not detract from our stay.

Overall experience was great for all ages. Wish we would have gotten a list of all small appliances and such in the kitchen, we brought alot of things with us that were already supplied. The walk to the fire pit was a little trecherous for young and old. The bathroom downstairs had intermitent hot water issues. Would recommend for large group gatherings

Our dad brought the whole family for the holiday weekend. We enjoyed our short getaway. Not as clean as I’d prefer but well equipped and spacious. Stones throw from water.

We had a group of 10 forty-something men stay at the property recently for our annual golf trip/tournament. The property was expansive - allowing each man to claim a room and have space to relax between rounds. The patio area out back was a great meeting spot in the evenings - with enough table space and chairs to accommodate this boisterous group.
We also appreciated the plethora of trash cans out front - as 10 men for three nights tend to accumulate a bit of refuse (aluminum cans and otherwise).
The only minor item I would suggest that would help improve the property would be to add a basic ladder to the dock (as some of the other reviewers have pointed out).
Rachel was very responsive and provided helpful correspondence in advance of our stay. We plan to return to the property next year. Thanks Rachel!

We went down there to celebrate our elopement with some close friends and family, and it was wonderful. The house had an interesting layout, but it all worked because it was divided up a bit so everyone had their own little areas. Some great games for adults and teens to play like pool table, board games, foosball or air hockey. The outside pool was a bit small but decent and the water trampoline was a fun surprise. I would definitely suggest a ladder for the dock and also a microwave for downstairs, one is not enough for a house that size. The property manager was very responsive the entire time and was able to answer all my questions leading up to the vacation.

Lake House #7 was perfect for us, our nine kids and spouses and 12 grandchildren, ages 14 years to 5 mos. The house was very spacious and accommodations well suited for our group . The dining room was large enough for all of us to eat together and enjoy games and such. The kitchen was big enough for several of us to cook and prepare food at the same time and was well supplied with pots, pans, dishes, utensils and more. There are two refrigerators in the kitchen area and one large one in the lower level bar area. We used a few of our own coolers for icing down beverages. The large pantry gave us plenty of room to store our food items and supplies. We took along our own Blackstones , but there were two gas grills and a charcoal grill available. The bedrooms worked great for our kids and their family units to settle in to their own areas. The main level bedroom with window seat / bed was extra spacious with it's own bath. The other three main level bedrooms share one bathroom. The upstairs bedrooms were a little on the warm side and the families up there used a fan to help circulate the main level cool area. The upstairs bedrooms shared a little deck area, but there were a lot of spiders out there. The lower level bedrooms were cool and restful. The one with a half bath and trundle bed also has it's own outside exit. The game room and pool table / bar area also has a nice gathering area for watching TV. The lower level covered deck also had a lot of seating and was a favorite spot for our younger adults to gather to play cards and games.
I hope to submit a 2nd part since I wrote so much.

The location of this property was wonderful. We all enjoyed the water trampoline, pool and hot tub. Access to the lake was great and the dock accommodated the boats and jet skis with no problems. I would suggest a through cleaning of the property and having the necessary bedding available as there was nothing to put on the trundle beds. Also more blankets and bathroom towels were needed. The dock definitely needs a ladder especially for children. However, all 28 of us had a good time and decided it was the best place we have stayed!

The outside- would have been nice if all debris, spider webs, cob webs and bugs all around doors, A live opossum in a tall trash can at back door and if All patios could have been clean and swept. The inside was great, had everything we needed

Great spot for team bonding
I took my group of 26 team members including their significant others here for a weekend. We had a blast! Plenty of room to spread out. Since there is a range of ages and interests in our team, the layout of the house was great. The bunkhouse is perfect for the teens and early 20 something’s to have their own space, stay up late, and it felt like a sorority sleeping dorm a bit. They loved it! The adults enjoyed the spacious areas to spread out, cook food, and hang out in the pool. There is something for everyone. Great spot!

made the best of the week, but do not plan to return.
Had a large group stay for a week- ages 1-75. Upon arrival maintenance was there attempting to fix a lock on the front door. They were there for 3 hours after our arrival with the door open the entire time allowing for the bugs to enter and still did not have it fixed. They had to return two more times and asked to come at 9pm to fix it. The house was not cleaned-there were crumbs and dirt throughout. I called the property manager who stated the cleaning service left earlier to clean another house before finishing ours. She did have her cleaning service return, but they really just swept and vacuumed because all of the guests had already arrived. The floors were really filthy and needed a good mopping. We had a one year old and his hands and feet were black after crawling around on the floors. The house was covered in midges. We did learn that this year was an extra bad year for these pests, but the house was literally covered in webs and bugs. A good hose spray would do wonders. Having the pool was perfect for the younger kids who found it hard to access the lake. The pool still seems to have a slow leak and we had to turn the hose on daily to fill it back up. The pool pictures are also not updated, and the surround has jagged rock edging, which is not very practical. The dock does not have a ladder on it which made it extremely difficult for people to get in and out of the water. There are stairs to enter at the retaining wall, but since this location is not no wake during the week, the waves crash into the wall making it extremely dangerous to enter the rocky water. We had to rent a lily pad so the kids could get in and out from the dock, which was a huge help. The water trampoline offered hours of fun for the kids. The house size was great for our big group, and the bunk room was perfect for all the kids. You do have to go outside and upstairs to enter the bunk room, so keep this in mind for younger children who may seek out their parents in the middle of the night. All the tables and dining areas were exceptional. The upstairs bedrooms do get pretty warm at night and the sound carries quite a bit. The lower level game room was awesome. The pool table, air hockey and shuffle board provided hours of entertainment. Overall, we made the best of the week and a great time was had by all. The cleaning crew is certainly doing a disservice for the owners. The house needs a good deep clean.
