Summary:
You have to experience this house to believe it! It has everything: a large PRIVATE and HEATED in-ground pool (see note below in winter) with diving board and water slide, a hot tub on the deck, a play set for the kiddos, a trampoline, and a large grassy area for playing corn hole, etc. If you're looking to just relax, you've got views of Pikes Peak from the pool seating and the deck. Indoors you can play foosball poker. Plus, with 6 bedrooms, your whole group can have their own space!

Guest Access:
You'll have full access to the entire home, including the 2 car garage and large backyard. We are located on a cul-de-sac so please be respectful of our neighbors and only park in the driveway and garage (can fit 6+ cars).
The Neighborhood:
Briargate is a newer area of the city, but old enough to still have lots of large trees. It's high enough that just driving around in the neighborhood gives you some breathtaking views. It's very family friendly and we expect you to keep your stay that way as well. :)
Getting Around:
It's generally easiest to get around Colorado Springs by car. Uber and Lyft are both readily available in our experience (getting to DIA can be slightly challenging but is possible), and a rental is always easy. The interstate is a short 5 minute drive away (exits 150 and 151).
Other Things to Note:
The pool is winterized during the freezing months. If you are staying in the winter and would like to request use of the pool, we are happy to work with you. We will need at least 48 hours notice to heat the pool, and there will be an additional nightly fee to cover the additional cost of utilities.
The pool is heated to 82 degrees when not winterized. The water slide is only available during Spring and Summer months. The hot tub is available year round!
Cell signal for some carriers in the neighborhood can be a bit spotty, but generally if you find a good spot you are fine. We do have fast wifi to help you stay connected.

The property is not what you see in the photos. We found dead mice in the carport and pool, upstairs air conditioning was weak, leaving rooms hot until late at night. Master bedroom mattress was stained and gross. Kitchen was dirty, floorboards were dirty and dusty. The pool was great and the hot tub too.

Overall for the price, this rental had amazing amenities, plenty of space for our group of 12, beautiful mountain views, and was in a great location and neighborhood. Many good memories were made! We enjoyed most of our time outdoors swimming and using the diving board and slide. The hot tub was thoroughly enjoyed and the kids loved the trampoline, tether ball and swingset. Unfortunately, the yard and landscaping around the pool is very overgrown with weeds, etc unlike the pictures on website. Also, the outdoor seating is limited to about 8 chairs/lounge chairs and only one chaise layout chair. We have notified the management hoping this will be improved for future guests! Similar to the previous review, the house was not cleaned well prior to our visit. We did some cleaning ourselves (primarily floors and kitchen) and overall we felt the situation was rectified by the manager in our
case. We are hopeful they will consider new cleaning services in the future as we are at least the second guest with this issue. The home is a little outdated compared to the pictures particularly in the kitchen. Would greatly benefit from some upgrades here in the future. The beds were well made, tidy and clean as were the bathrooms. The house was stocked well with soaps and toilet paper and lotion and bath amenities. We did have an issue with the hot water not working initially, but a maintenance person came and fixed it in a timely manner. For those who like a cool home in the summer months,

The pictures and past positive reviews do not reflect the true condition of this property. Make sure you read the other poor reviews as they reflect what you should expect.
Most important items to note: The carpets and rugs throughout the entire house are DISGUSTING and the place feels like they rushed squatters out just before you arrived. The back yard is overgrown, the pool and hot tub are in need of a serious cleaning and repair, and the property management company is useless to address any of your concerns.
Cleaning and other fees took this property to over $1,000 for our one night stay, so be sure to read the fine print.
I'm waiting/watching to see if my identity has been hijacked or my credit cards will start getting charged for unauthorized purchases - that's the feeling I'm left with after dealing with this offshore run property management company.
Our fun weekend away turned into frustration and dissapointment. From not being able to enter the property until an hour after check in time while we waited on the cleaner to finish, to being required to provide a second credit card since the web site had an issue, to needing to wear shoes and monitor what the 3 yr old touched out of fear for their safety, we would NOT recommend this property.

We had so much fun on our family stay to visit beautiful Colorado Springs. The house was clean, comfortable (such nice beds and sofas, great temp, etc). The amenities (like laundry soaps, shampoos, toilet paper, oils, salt, pepper, sugar and flour etc) helped make an easy short stay without having to run out for all sorts of necessary bits. The pool and hot tub were easy to use and SO much fun for all!! We made use of the pool each day and the game room each night with the kids. Perfect location, 5 min from shops and restaurants and 20 min from the Garden of the Gods and Old Colorado City. Owners got in touch regularly to make sure all was well. Will stay again if we make it out that way again in the future (fingers crossed, we loved it!).

The property was just as described! We did have a problem opening the pool cover and had a panic attack since that was a huge reason for this rental; but, Ryan got his maintenance person, Shawn, out there right away and saved the day. We truly appreciated the quick response. Our family really enjoyed our stay.

While we were initially excited about our vacation, we encountered several issues during our stay that left us very dissatisfied with the property.
The property did not match the description provided in the listing. The amenities listed, such as a functional pool and a well-maintained trampoline, were not as advertised. The pool was unusable for most of our stay due to maintenance issues, and the trampoline appeared to be held together with duct tape, which raised safety concerns for our family. Upon our arrival, we were disappointed to discover that there was no hand soap provided in the property. It's common for guests to expect basic amenities like hand soap to be available, and having to supply our own was an inconvenience.
Even more concerning, during our stay, we encountered a disturbing situation where we found a used condom in the top of one of the closets. This was not only unhygienic but also highly inappropriate, and it made us question the overall cleanliness and upkeep of the property. The linen closet was in disarray, with wet towels balled up and left in an unclean condition. This lack of attention to cleanliness and proper housekeeping made our stay even more unpleasant. Given the issues, we feel that our experience at the property did not meet the expected standards for a VRBO rental.
All of these concerns were sent to the managing company and asked for a partial refund. Their response was a hard 'no' and there was no apology.

Overall we had an amazing time. House is spacious and we spent 90% of our time out at the pool. So nice to have a private place to chill as adults and not have to worry about a ton of kids splashing around. Grill was great, hot tub was awesome. Will definitely go back.
Inconveniences: House could use some updates, for the price you pay. Online it looks way more upgraded than it is . There is no ice maker so we had to leave to run for ice. The waterslide was not working but we still had fun and were able to use it without the water running. The yard could definitely use some love, had not been mowed and did not look like the online photos. But again, we did not have kids and just hung in the pool and hot tub, so it was fine for us. Kitchen could use some better stocking. As other reviews said, one mixing bowl, not many pans..No broiler pan. It was hard to prepare a good breakfast for everyone but we made it work.
Management/host were responsive and wonderful. Overall, Great Stay and Great Host. .

The house had plenty of space for all three families to spread out. We have 12 people staying here and we were never bored. The pool was a huge draw for the kids, and it was great they could go out when ever needed. The trampoline and play area were great alternatives!
We did have several minor issues while staying, but most were handled by the property manager. Some were fixed by my relatives staying there.
The garbage and recycling were completely full (seven garbage and two recycle) upon arrival. Tuesday was garbage day, but it wasn't picked up. After the manager called, only the garbage was picked up.
The lawn had not been mowed, and the grass was two feet tall. I brought my lawn tools from home to clear a path to the trampoline and play area. The weed were too great in the tether ball field. The lawn was mowed halfway thru our stay, but with the pool cover broken, the grass went into the pool.
The Hot Tub definitely needed a cleaning. According to the house directions, the pool cleaners would come once a week, but we did not see them.
The pool cover broke half way thru the stay. We could still use the pool, but it wasn't as warm or as clean. The kids did like using the pool net to clean the pools.
Overall, we did have a great time, but I was slightly disappointed by the initial check in. We would stay again!

Our grands had a wonderful time swimming, playing on the trampoline and wooden swing and slide, etc. Our son and DIL enjoyed the hot tub.
Beds were comfortable and plenty of bedding and towels provided. There were a few minor issues that I addressed with the property management. Definitely would recommend this property!

Excellent location to everything we needed. Couldn’t beat the location to activities, academy events and shopping. Very attentive and responsive managers. Easy check in and out. It was clean and comfortable.
It was a nice spot for 14 of us to come home to after some really long days out. Temperature was perfect and adjustable. Good water pressure in showers.
Needs improvement: backyard not very inviting or useable. Maintenance and basic upgrades need to be made to count they as available space. Overgrown yard, unsure of safety of swingset, slide off limits and pool needs attention.
Hot tub low on water and needed a cleaning
All 3 propane tanks were empty. Paid too much for them ALL to be empty. Wicked inconvenient.
Smart TVs we’re great but not allowed to use your own apps on the tv. Couldn’t add our own Fubo or Direct tv. Had to use their apps (few) and no local stations to watch the nba playoffs. Such a strange limitation.
Kitchen was stocked with kids utensils and plastic dishes but very limited adult dishes and flatware. No serving dishes. 2 bowls…. Just limited for feeding 14 easily. No salad bowls or platters….

Good experience April 24 - April 30 and pretty good location. Wish the pool had been open although it ended up being too cold to swim anyway. Good trip overall and would recommend to others. This house has lots of rooms and beds for people to stay. 2 adults, 3 kids (ages 5-9). Kids loved the place.
Disclaimer: Winter in Colorado means a little something different in the mountains than I expected. Thought any date after March 20 meant pool would be open and heated. Turns out there was an unadvertised $200 one time fee to pre-heat pool, and additional $100 per day fee to keep it heated. I declined since it would have been more than I had budgeted, so no pool. Other than that, hot tub was more than enough for us since it was too cold weather-wise to swim anyway.

This property was clean and cozy. We enjoyed sitting in the living room and relaxing. The bedrooms were spacious, but the beds were a little too hard for us. The big swimming pool was nice for swimming in early March. 84 degrees water temperature was ok, but with the cold air temperature and wind blowing, it was pretty chilly when you got out! Just a few little things kept us from giving this property a 5-star rating. I still recommend this property and we would stay again.

The property was just as advertised, Awesome. Very cozy and Homey, our stay was very pleasant. The house was roomy enough for the whole Family (all 12 of us) and the Location perfect, in a great Neighborhood, close to everything. Besides the Pool (we didn't used) all worked well, Stove including the oven, Hot Tub, Heating, comfy beds and plenty of Blankets and towels. Thank you Alex, who was very responsive and attentive to our needs on behalf of Ryan the owner, we had a great Trip and created wonderful memories, I will definitely recommend your House and stay there again!

This home is in a great location, convenient to the Academy and North Colorado Springs in a very quaint and quiet neighborhood. Home was exactly as described. Check in process was easy and the host (Ryan) was easily accessible if we needed anything.

I've never left a negative review for any of my stays and I've rented from VRBO quite a few times. However I feel the safety issues warrant this review. There are no working smoke detectors in this home. My 30 year old son used the oven before I had a chance to tell him it wasn't working (I was notified by the owner in an email) and the home filled with black smoke from the oven. None of the smoke detectors alarmed. When we checked them they were not working. The smoke was so bad several hours later you could still see and smell it. Also, the gates to the pool cannot be secured, the hooks are broken. We used bunji cords to secure the gates.This is a hazard when travelling with small children. The pool heater did not work for 5 of the 7 days we were there, so we used the pool maybe twice as by the time we were home in the evenings it was too cool to use it without heated water. The pool was the whole reason we rented this home. The grill was so disgustingly dirty and smelled so bad we thought there was a dead animal in it. The carpets were dirty and sticky in some spots. The kitchen and bathroom floors were dirty. The kitchen cabinets are old, there were mouse droppings in the pantry cabinet. I did ask for a partial refund regarding not being able to use the pool for 5 days but the owner declined this request. I had split the home cost with family. Very disappointing.

My family and I enjoyed our stay at this house. However, there are a few things that could have made it a five rating.
First thing I noticed was the carpet it the living room was very dirty. Some of the silverware in the kitchen drawer were dirty with food particles on them. There were no wastebaskets in some bedrooms, bathrooms, or laundry room. The only lights in the master bedroom were on side tables on either side of the bed. Making it difficult when entering the room at night. There was a cover on the outlet box in the ceiling where a light and ceiling fan should have been. It was advertised as having two stalls in the garage that would be for us to use but one stall was full of “stuff.” Old office chairs, a refrigerator with the doors removed, garbage receptacles with the lids taped shut, many boxes and other miscellaneous filled the one stall.
The pool was wonderful. However, the water slide had no water running to it. When the pool people where there I pointed this out to them. They worked with the water valves to try to get it working to no avail. After they left my son and I were trying to figure it out and when we would hold our hand over one of the water discharge vents in the pool it would divert enough water that it was going to the water slide. When the pool people came a few days later I mentioned this to them. They then used a plug to block the same outlet that we had block with our hand and then we had water in the slide. But it was to late for my grandchildren to be able to enjoy the water slide as we were checking out soon. The pool people also informed me that the heater to the pool was leaking badly. This may be why there was not enough pressure to get water to the slide. As a result of the leak there constantly was a pool of water by the steps going down to the lower level.
The general landscaping was a disgrace. All beds where badly overgrown with weeds and other vegetation that had be neglected. Many had miscellaneous junk in them. There is a tree in the front yard that is completely dead. And another in the back yard that had many areas that were also dead. The lower level in the back yard had piles of dead vegetation piled against the fence. The tree beside the deck is so over grown that we where unable to use one set of steps going down. I could go on & on
With a lot of tender loving care and maintenance this house could have been a dreamhouse. Instead of the very below average house it is in its present condition.

Oven didn't work. Pool heat and slide did not work. For 14 guests there were 8 bath towels and 4 washcloths and 1 pool towel. When I checked on pool towels I was told they were supplied. Carpets were dirty and hadn't been vacuumed in weeks it looked like. Banister to second floor was disgustingly dirty. Outdoor furniture was broken and unusable. First time booking with VRBO and I'm quite disappointed.

Pool, hot tub and trampoline were very nice. We had a few issues when we arrived and texted the owner on the cell number listed in the house info book with no responses. Luckily We were able to figure things out and make due. Only 1 bath towel per person was provided with no wash clothes or pool towels. Cleaning staff brought some by mid week after we emailed them. Oven did not work. Stove top worked but pots & pans were very old and need replaced. We mainly used gas grill which was fine. Half of the outdoor furniture/chairs were broken. We enjoyed our stay overall especially the pool and hot tub.

Great house for families
The neighborhood was quiet and lovely. The house was great for our family and small children. The pool was as pictured, the hot tub and playground were a great addition. The beds were comfortable and plenty of room for sleeping. The basement was also a great option when the little ones were sleeping upstairs. There is a high chair and a port o crib which came in handy.
There was a great park with a splash pad nearby. The house is centrally located to most attractions. We would definitely return! The owners were very responsive at all times!

The property was great for our group of 13 and the pool was a big hit with the kids after we finally got it cleaned. The yard need lots of care to bring it back to what the pictures portray it on the website. All in all we had a fantastic time on our trip.

We enjoyed our stay for the most part. Colorado weather is so unpredictable. We didn’t get a chance to use the pool or the jacuzzi much which was disappointing. The hosts were great. Would stay again and I would highly recommend to anyone looking for a house this size.

Absolutely perfect for hosting family in the Springs
We are in the process of moving from CO to NY and had a last minute chance to have family out to visit. We chose this house because it offered a the perfect escape from the craziness of moving. The house was even better than expected. The pool was a huge hit and the neighborhood is perfect. Close to grocery stores and everything else you need - and just a short drive to all the best spots in the Springs. We would definitely stay again.

Perfect for families. We had a blast.
Nice home with plenty of space, peaceful neighborhood. From the photos, I wasn't sure about the layout, but there is much more space than it appears from the photos. Located near grocery store, coffeeshop, restaurants. Pool and hot tub were awesome. There were 8 adults and 5 kids, and we had plenty of space, although one kid slept on an air mattress (provided). Kitchen was adequate. Some wear and tear was evident around the house and yard, but it didn't impact our experience. Owner was responsive to questions. We did recommend to the owner that in the future they provide more towels for larger groups. Overall, great property.

Colorado Oasis
We really enjoyed our stay at this beautiful property! It has so many amenities and great views. My husband and I loved the location! The home is close to everything you need and made the trip so much easier. We weren’t comfortable using the amenities due to snow all week. However, it was nice having the option and a huge backyard to play in the snow. We would definitely recommend staying here and would return.

Great property. Fully equipped kitchen. Lots of space for the 12 of us and room and bed space for a few more. Comfortable, good smell and nicely decorated. We felt at home. Back yard was great for the kids. Heated pool was great in the cold weather. Hot tub cover was broken at the time we stayed which made it challenging to use and only half of the jets worked. I believe they had ordered needed parts to fix the top. The fireplace wasn’t operable as they had been waiting a long while for a part to fix it. Understandable in these times. Our over all experience was all thumbs up and we loved the location. The managers were quick to respond and friendly.

We chose this property for the backyard. It made our trip amazing! Inside was wonderful for our family to spread out too. Great quiet neighborhood conveniently located. We would happily stay here again!

Positives:
The children and adults all loved the back yard. The host was easy to get ahold of and responded to a few questions we had in a very timely manner.
Negatives:
Every dish we pulled out from the cabinet was dirty and/or broken. The oven was dirty. The three queen beds upstairs are not comfortable.

A lovely stay in the Springs with pros and cons
Overall our stay here was very nice, and this house is VERY family friendly. It was worth the stay for the trampoline alone for our kids! Not to mention the pool and playhouse. The backyard is the best part of this house. Also, the hosts are extremely responsive, and accommodating, which is always a giant pro. The neighborhood is quiet and quaint, and would be a great location if you want to be near the Academy. It's a bit far from the zoo and downtown, but we thought it was worth the drive to get the amenities this house offered. Unfortunately both the hot tub and fireplace were not operational for our stay, although again, the hosts were very responsive in getting someone out to look at the hot tub, even though is was unable to be fixed right away. Also, our party had 5 adults and 4 kids, and I would hesitate to have any more people than that as it already felt tight. While the house has many bedrooms, the main areas are not as big. However, if you plan to be enjoying the outdoors a lot like we did, then it's not as much of a problem. Other pros would be that the beds were very comfortable, and there's a level 2 electric charger in the garage! Not many places have that.

Location, Location, Location!
We had 9 of us staying in the home ranging from 3-64 years old. This home accommodated everyone well. The location was great to really anywhere you needed to be. Ryan was great at communication and easy to get a hold of if needed. The neighborhood is very nice and peaceful. The backyard also did not disappoint!

Wonderful outdoor setting
This house was wonderful for children. The pool, trampoline and swing set were all huge hits. The home’s location is perfect for easy access to the intrastate and to shopping in the springs. There is plenty of room for large groups. The only downside that I could see is that the carpets could have used a cleaning but otherwise the rest of the house appeared clean. We would definitely come back!

PERFECT GETAWAY INSIDE AND OUT
