Smoking/Subletting: • The villa is non-smoking inside the property and within any screened porches. Smoking is allowed outside or on the open balcony. • Any smoke damage will be the responsibility of the guest who signs this agreement. • This lease is not transferable and a sub-lease is prohibited. Our Cancellation Policy: ~ If a reservation is cancelled MORE THAN 60 days in advance of the arrival date between Jan 1 & March 31 there are no refunds. If you cancel 60 days or less any other time, the deposit will be refunded less a 20% service charge for the cost of the entire rental. ~ If a reservation is canceled LESS THAN 30 days of the arrival date, there are no refunds unless the home is re-rented. ~ If the home is re-rented, the monies will be refunded less a 20% service charge for the cost of the entire rental. ~ If you must cancel your reservation, we require a phone call as soon as possible and notification by email.

OCCUPANCY
Guest agrees that no more than persons noted above shall be permitted on the Property at any time during the Rental Term, all of whom shall comply with the conditions and restrictions imposed upon Guest under this Agreement. CONDITION AND USE OF PROPERTY The Property is provided in “as is” condition. Rental Agent shall use its best efforts to ensure the operation of all amenities in the Property, such as internet access, satellite or cable TV access or hot tubs, fireplaces as applicable. Rental Agent shall not be held responsible for such items failure to work, but will make every effort to correct any issues as reported as quickly as possible. Guest acknowledges that use of amenities such as pools, decks, and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the Guest’s own risk. Guest shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in clean and sanitary condition at all times. Guest and any additional permitted guests shall refrain from loud noise and shall not disturb, annoy, endanger, or inconvenience neighbors, nor shall Guest use the Property for any immoral, offensive or unlawful purposes, nor violate any law, association rules or ordinance, nor commit waste or nuisance on or about the Property. RISK OF LOSS AND INDEMNIFICATION Guest agrees that all personal property, furnishings, personal affects and other items brought into the Property by Guest or their permitted guests and visitors shall be at the sole risk of Guest with regard to any theft, damage, destruction or other loss and Rental Agent shall not be responsible or liable for any reason whatsoever. Guest hereby covenants and agrees to indemnify and hold harmless Rental Agent and their agents, owners, successors, employees and contractors from and against any costs, damages, liabilities, claims, legal fees and other actions for any damages, costs, attorneys fees incurred by Guest, permitted guests, visitors or agents, representatives or successors of Guest due to any claims relating to destruction of property or injury to persons or loss of life sustained by Guest or family and visitors of Guest in or about the Property and Guest expressly agrees to save and hold Rental Agent harmless in all such cases. RELEASE Guest hereby waives and releases any claims against Rental Agent, the Property owner and their successors, assigns, employees or representatives, officially or otherwise, for any injuries or death that may be sustained by Guest on or near or adjacent to the Property, including any common facilities, activities or amenities. Guest agrees to use any such facilities or amenities entirely at the Guest’s own initiative, risk and responsibility. This Agreement contains the entire agreement between the parties with regard to the rental of the Property, and any changes, amendments or modifications hereof shall be void unless the same are in writing and signed by both the Guest and the Rental Agent. This Agreement shall be governed by the laws of The State of NY. The words “Rental Agent” and “Guest” shall include their respective heirs, successors and representatives. If any provision herein is held invalid, the remainder of the Agreement shall not be

The owners and property managers were great to work with and very patient with us. We had a lot going on for this vacation and they were very helpful every step of the way. Very responsive to any inquiry. The villa is beautiful and was certainly a home away from home. Highly recommend!

Had a lovely trip over Thanksgiving. Being older & less adventurous, I was very glad my brother was along to help us navigate the island & drive. We ate dinner out every night - each meal was awesome including Thanksgiving - traditional meal at Restaurant 1864!!
House worked out well for us. Host were attentive especially when AC didn’t work in one bedroom.

The home was exactly as expected. Clean, well stocked with amazing views. There were 5 of us and it was so comfortable with plenty of room. The pool, patio and upper porch were all great places to hang out. Location was good to get into town and to the incredible beaches. Would highly recommend this property. I will stay here again if I come back to St. John.

Overall great family vacation at L’Agave. Our three teens joined my wife and I and it was perfect size and layout to accommodate us. The kids had the 2 bedrooms downstairs to do their thing and we stayed in the bedroom upstairs. There are 3 nice full bathrooms so nobody had to wait to use them. The living area and kitchen was sufficient to make meals and visit together. We loved the beautiful grounds and especially the back upper/lower patios, pool and views! The drive to Cruz Bay was short and easy. The only minor issues we had were we couldn’t get the tv to work after trying everything (my reach out to property manager went unanswered), which really didn’t bother us since you don’t really need tv on the island. The upstairs bedroom a/c unit is a little noisy. And it was a little tough to turn the jeep around in the driveway to get out (you do not want to try and back out into the road!). Again, all minor issues. Overall we had a great stay and love St John!

The house while a bit of a drive off the beach was amazing! Incredibly well maintained and clean. It had an utterly stunning view and accommodated 8 people with ease. The pool was perfect for relaxing in and everything on the island was well within reach.

We loved this house! Everything was very clean. The pool was so nice after a day at the beach and the view from the pool was amazing. There’s a pomegranate tree in the yard and if you’re brave enough to scale down the hill and pick one they are delicious!

As we walked into the house, we were greeted with a warm breeze from all of the open windows and doors. The interior is beautifully decorated and the exterior seating is very inviting and comfortable. Walking outside you are breathless with the amazing view! The infinity pool is refreshing and relaxing.
Luciah was just lovely and accommodated us with all of our requests. It was truly a beautiful oasis for our family to vacation. Thank you for sharing your beautiful home!

L'Agave gave our group a great week with wonderful memories. The view is second to none, it was great to relax by the pool after coming home from the beach, and the well stocked kitchen had everything we needed for cooking. We ate out most nights but grilled in one night and had a great time. The owner was very responsive to questions.

This villa is shear perfection. Max and Stephanie are very responsive. The property managers on island (Jay and Luciah) are super helpful and responsive. We had zero issues with the property. The views are breathtaking. The outside is beautifully landscaped like a magic garden. The pictures alone do not do this place justice! It's truly paradise.

We had a wonderful time at this property with 3 generations of family getting together to explore St. John after a very stressful few years due to the pandemic! The infinity pool, kitchen, and outdoor living spaces are fabulous! Having coolers, beach chairs, towels, and noodles to take to the beach was VERY convenient and much appreciated! We loved watching the sunsets and sunrises from the balcony. Chocolate Hole is a great central location on St. John, and this house was perfectly located. The driveway can be a bit challenging but to us that was part of the fun! We would highly recommend this house to anyone traveling to St. John! Thank you for a wonderful vacation!

We booked the entire house plus cottage as we had four business colleagues traveling together. It was wonderful that each bedroom had a private en suite bathroom. It was about 10 minute drive from Cruz Bay - not too far, and once you were through the gated driveway to the facility you felt a million miles away. The views from the back porches and pool were nothing short of miraculous.
The hosts were absolutely wonderful and responsive to communicate with, and the local property manager was likewise wonderful and made arrival/check-in a breeze.
I hadn't realized that most of the property does not have A/C - there were incredible breezes so this wouldn't normally be an issue, but for us being there the last week of May it was pretty sticky in the house. However, ALL bedrooms have their own A/Cs that work perfectly - so it was absolutely comfortable for sleeping. The cottage is fully air-conditioned. Just know before you go and be mindful of the weather/seasons. I have no doubt that in the high season of Dec - April it would be perfectly comfortable throughout the house.
The beds were very comfortable, all the sheets and towels were great, there were all the amenities you need - laundry, beach chairs, coolers, smart TVs, WiFi, and a well-stocked bar thanks to previous guests I assume! Very close to several markets for picking up supplies. The pool was GREAT!

The property, owners, and on-island management are all absolutely outstanding. The house is beautiful and has everything you'd ever need for the perfect get away. Five stars all the way, and we can't wait to come back.

This house and the property is absolutely perfect! The staff meeting you at the dock was the start of a perfect trip. They took us to the house and made sure we knew where to find everything. When we arrived, it was almost dark so imagine our surprise when we woke up to the exceptional views and serenity. The only noises in the morning were the roosters and an occasional honk from the hairpin turns nearby. The pool was PERFECT. The layout was great and the furnishings were perfect for the stay. Plenty of room in the driveway (which doesn't happen often on the island...) and perfect distance from most destinations. Taxi for four is $28 to Cruz Bay (ask for Hibiscus). The house's charm is exceptional and you will not be disappointed if you choose this home. The ONLY disappointment of this trip was that it was not long enough!
