Second resort was much older and didnt habe the kids activites. Place was clean and quiet but over all not good ventilation and musty due to age of property. Time share requests were pushy at check in but then stopped. Largest issue was the relocation 2 hrs before checkin for somethi g that had been booked for months

My husband and I were staying in Williamsburg for a few days with our children ages 10 &12. Our condo was very clean, comfortable and functional! Beds were very comfy. We were able to have additional ice and dishwasher soap delivered by calling the front desk. The on-site amenities were wonderful, especially with having kids. After visiting historic sites all day, it was so nice to come back to the condo to cook dinner and then enjoy the pool/hot tub, putt putt, unlimted arcade games, etc before bed! I received calls several times to check on us and ask we if we needed anything. The only negative i can think of is the annoying sales pitch when checking in, but thankfully they didn't pressure us too much once we explained we had been driving all day, still needed to make dinner (7:30pm) and had ice cream we had just purchased from the grocery story melting in the car.

I was there to spend time with my grandson. They had 2 pools and a FREE video arcade. He loved it. Even though it was busy, I never felt crowded. Will plan to stay with you again when I visit fsmily. AND the location is superb. Close to all restaurants, etc.

We love Kingsgate and find ourselves returning every year. My kids love the free arcade, heated pool, movies, mini golf… we could stay entertained many days without leaving the resort. The units are clean, seem to be updated, have all necessities. No issues. Check in is always the hardest part because of the timeshare push, but we just politely (and sometimes need to be firmly) say “no thank you” to all the sales folks. Other than the sales push, the stay has been awesome every time!

Love this place. Cannot day enough good things about Kingsgate. The employees and property are second to none.
Love the Sly Clyde grill and drinks, welcome addition for dinner.
Still hoping for a breakfast or coffee place on property.

We were here to tour William & Mary. The location is very convenient. The accommodations are a bit dated, but clean. A little too much sales at check in.

It wasn’t bad for the price, however I expect more from a Wyndham. My parents have several over all parts of the country and this is the worst I have seen. Rooms were fine but bathrooms was like I travels back to the 90s with no water pressure. Very very basic.

Nicely furnished and decorated. Washer and dryer were compact, had to call for every little thing: no garbage bags, missing linens, missing kitchen utencils. Hot tub down entire stay. Concierge kept us a long time during check-in trying to hard sell time shares. Honestly would not go back.

We had a nice stay at this property - it was clean and quiet. Check in was easy. Our main bathroom was missing a trash can. Also I wish at check in the concierge wouldn’t just sign us up for the 90 min presentation. This time they didn’t even ask if we were interested or not, they just signed us up. It was annoying to be honest. Otherwise a nice stay.

We took the family to Busch gardens and colonial Williamsburg in this place was convenient to both. The check-in process was a little chaotic and included a invitation to a timeshare presentation. I am not used to this with VRBO so it threw me off a little bit. The arcade was great, the pools were great all the amenities were really good. Had fun.

Kingsgate has wonderful indoor and outdoor swimming pools, excellent game rooms, fairly well equipped kitchens, very comfortable, beds, washers and dryer’s, beautiful surroundings, lots of amenities from tennis courts to fire pit, and much more!

Great location to see Jamestown, Yorktown, and Williamsburg. Tons of fun things to do to keep the family busy right at the resort. The kids had a great time swimming, playing in the arcade, and playing mini golf. I enjoyed the gym.

We had a lovely time and the facility was very nice. We stayed at a condo as our son is doing AIT at Fort Eustis nearby. It was a short stay but the condo provided everything we needed and there was a lot to do on the grounds. Upon check-in they do try to get you to come to listen to one of there property sales pitches, and when told we were only there for 2 days and going to spend the little time we had with our son. They did continue to try to push the property. I had to say no several times. Then they did not activate the property key correctly and we had to go back to the check in people to fix it. However, after check in we had a lovely wonderful Thanksgiving weekend.

Overall this is a basic resort and a nice place to stay, very close to colonial Williamsburg and William and Mary campus.
When you check in be prepared for a hard sales pitch from the concierge who will try to get you to commit to a 90 minute sales presentation! Not what I was expecting when I arrived late in the evening with my family and all I wanted to do was get my kids settled into the room!

It was a bit difficult to find the front desk at the resort in the dark so I called ahead. A wonderful desk clerk guided us all the way to the door. Waved and smiled at us when we arrived. Check in was easy and fairly quick. Two bedroom condo was clean and very spacious. Kitchen, dinning room, living room, two bedrooms and two bathrooms. Couldn't ask for anything better. Condo was located close to all Williamsburg attractions and resturants. I would definatly stay there when we go back. Excellent facility.

We ended up getting 2 1 bedroom suites in the same building. One of the rooms appeared to be newly remodeled. Our unit thermostat did not have any batteries but the staff was very helpful on getting that handled as quickly as possible.

Very nice staff, good location and lots of amenities. However the hot tub was out of order, the movie theater was closed. The rooms were nice well appointed and clean, but our stove lights kept going on and off.

Came for a quick visit to Williamsburg with a friend who has never been. Found this condo online. Had a very good price and booked it. Couldn’t have been more pleased with all the amenities, location, and staff. Hope to come back here again.

While property was as described our unit's air conditioning was not working in the middle of August. Seems like the unit should have been inspected to be sure all systems working before renting it. Two maintenance staff members did arrive promptly but could not fix the AC. We are getting a run around regarding a refund. Do not book this property through Vacayhome and VRBO.

There is so much free fun stuff for kids and adults to do here.
The facility is older and slightly dated, but there is some remodeling going on at the unit near ours.
There was not enough parking for the number of units so we had to park across the street most nights. I am not sure if this was due to the construction or not.
Our condo was clean. The kitchen was well equipped with everything we needed. The beds were very comfortable.
Units are not handicapped friendly as there are at least one set of steps to the first floor and the buildings do not have elevators.
The staff was friendly and helpful.
I would recommend this as a good place to stay for adults and a great place for adults with kids.
The arcade rooms are large and equipped with lots of games The minature golf course is not extravagant but is nice. The pools were large enough and there is a separate pool for adults only. There is a nice snack bar poolside.
The coffee shop/restaurant is casual and offers a limited menu but the food that we had was good. The individual pizzas were good.

The condo was perfect. Everything was very nice. Check in and out was painless. They have made updates to the furniture and interior of the place. Very nice!!!! Lots to do for young children for free on the resort.

We stayed here for our family vacation to Colonial Williamsburg. We had an amazing time and a large part of our trips success was this resort/ condo! This is literally a 5 minute drive from Colonial Williamsburg. There is so many cool things to do at the resort that we took one whole day to just stay at the resort and swim, play putt putt, and play in the arcade where all the games were free! I scoured the internet for the perfect place to stay for our vacation and I am so glad I chose this resort/condo! The staff is so friendly and helpful, the resort is gorgeous, the condo itself was clean, roomy, and fit our needs perfectly. I would definitely recommend this resort/condo!

Wish we had more time to stay and enjoy all of the amenities. Units could use some furniture updates but all worked well, just dated.
Friendly staff and fun activity offerings. The easy wristband ‘key’ access to onsite amenities was helpful and made things feel seamless.

I have a very great stay. The experience was very wonderful and the environment was very safe and clean.

Overall the resort is very nice. The room met our needs. The only problem we had was at check-in. My nickname is on my VRBO account. When checking in my name on my drivers license did not match my nickname. I spent 30 minutes trying to get it resolved. Also there was additional fees at the resort that was not listed when I booked the reservation.

Although the condo and the pools were amazing, we were unable to use the tennis/basketball courts due to scheduling issues. We went twice and were not successful either time. In fact, once the scheduler told us we could play for 30 minutes but he had misread the schedule and the party that was scheduled showed up 10 minutes later. They then closed the basketball court due to rain. Also, the internet was horrid. Very slow to hook up and then we couldnt stream anything. We ended up using cellular phone hot spots to stream content.
