The hotel is discreetly tucked away behind anonymous high walls on Calle Consuelo. It is a colonial style property and was formerly the private home of the President of Peru at the turn of the 20th century. Most rooms are on the ground floor, fronting inner courtyards, of which there are two. It is well located just two blocks from the main square.
The breakfast was standard fare for a 3* hotel with choice of eggs served to table, otherwise it’s a buffet service for other items.
The room, (mini apartment), was comfortable and spacious and quiet. The bed was large (wide), very comfortable and with spotless cotton bed linen.
A highlight for us was the small garden at the rear of the property comprising a wide range of well established cacti and succulents. Spend a few minutes viewing it.
Top marks to the staff who were all very helpful and attentive.
Breakfast is taken in the same location as the hotel reception, with dining tables and chairs within a small area. The overall impression is that the available space is cramped, especially if all guests take breakfast at around the same time.

My husband and I chose this hotel for its proximity to the Plaza de Armas and it's historical character. Our room was big and comfortable. We stayed in a suite. The breakfast was amazing. Felt like we were coming to the family table. Very nice home-like feeling to the hotel. The gardens in the courtyards were beautiful. Even though we were close to the main plaza, we didn't hear a whole lot of noise. The walls of our room were made of the white stone with a brick ceiling which I believe to helped buffer the noise. We felt very safe staying there. The main doors to the hotel are kept locked at all times and have video monitoring. When entering the hotel, you ring the bell and they unlock the door.
The bathroom was a little small. And the water pressure wasn't that great.

Better than we imagined! Recommend in cold season! It's very convince to book a tour at reception, including watching condor, rafting or other activities. The location is great! Quiet at night. Near to the center.

Great location, tow blocks away from the central plaza. Very nice looking hotel, it's actually a national monument and home of the second president of Peru. Breakfast was amazing! staff was super friendly and accommodating!

Quiet room looking onto a lovely garden. Very relaxing place to stay. Rooms are comfortable with lots of character. The bathroom was clean and the shower had good water pressure. Great location. Helpful, friendly staff.

rooms were very hot! we had 2 rooms and only one had a fan, so we had to take it in turns! We asked for packed breakfast for our trip at 5.30am the night before, all booked but then when we got there at 5.30 it hadn’t been made. taxi had to wait 15 mins for it to get made for us.

The owners/staff were exceptional. A family environment that was very welcoming and inviting. The property was very unique and historical, a recent renovation made the hotel "like new" even though the property was over 300 years old. A diamond hotel that I couldn't think of one thing I would change.

The beds were most comfortable we slept in while in Peru. Soft, warm and cozy! The room was spacious and comfortable with a sofa/sitting area and small kitchen. Great for a family. The courtyards were beautiful and a terrific respite from the hustle of Arequipa! The location to the Plaza was perfect--not too far, but not close enough to hear the noise and experience the busyness. Very clean, overall. Staff was very helpful and packed us to-go breakfast for our last day when we left early.
While the bathroom was clean, there was a bit of a "sewer" smell from the drains. I suspect this was due to older plumbing in the area. Not a huge issue, but a small distraction from the otherwise great property.

We liked it so much we booked it again when we unexpectedly had to change plans and return to Arequipa for another night

Everything was excellent! Located in a beautiful historical building, renovated with a lot of attention to detail, only 3 min walk from the center this hotel was our home away from home in Arequipa. Nothing was missing. The staff was very helpful, taking care of everything we needed: same day laundry, breakfast to go, late arrivals, arranging taxis and everything for us. We felt really welcomed and always greeted with a smile! The breakfast was always fresh and with plenty of healthy choices. Room was very clean, with nice modern shower...Highly recommended !

Very beautiful building, tastefully furnished. Spacious and comfortable rooms. A really great offer for the current price (under 50 US-$ via booking.com with Genius-Account). Just two blocks from Arequipa's unique Plaza de Armas but still calm and quiet. Well-balanced breakfast.
As said, the place as such is great. Very minor details that most guests won't care about - but maybe some will: (1) Guests have no key for the outer door and have to ring - I personally prefer the privacy of moving in and out on my own, (2) The ancient rooms have a little skylight - part of the great ancient architecture - so if you need it dark in the morning to sleep until late, bring an eye-patch :)
Despite the really (!) great standard, one thing that disturbed me: During breakfast I unwillingly was present during an argument between the owner and a guest on some phone bill issue. The guest's mistake - but from the owner's side no sensibility to distinguish between "being" right and "doing" wright, harshly interrupting the guest when trying to (politely) explain herself - uncomfortable, and more so in public with others present. Not my understanding of hospitality. My advice: If you let people speak with a more understanding attitude - even if there wrong but without bad intention - issues are solved in a minute instead of twenty, and usually to the understanding of a client who otherwise will feel pushed.
