Room was dated, but big, spacious and clean. The bed was comfortable enough. Pull out bed was not good, pushed it back in and our son slept on the couch. Nice view from our balcony. We were only there for one night before our flight. The villa is a short walk to the main restaurant/reception/beach. There are lots of fish to see if you can handle the surge of the ocean at this beach. Unfortunately it's a bit far from the airport, but the taxi was on time and no problem.
The food at the restaurant was mediocre. Not many other options for food available on a Sunday. Had to taxi to Cane Garden Bay for other options and even then limited. The beach in front of the hotel is small and the surf is a bit rough.

Located next to a beautiful but small beach. The sea was not very swim friendly by comparison to other beaches we experienced in the BVI but the sand was beautiful and sunsets stunning. The restaurant was mediocre although our waitress was very good. Great facilities to keep you entertained including games and table tennis. The room was spacious and comfortable and air conditioning superb.
Although the BVI is inherently expensive and this was one of the more affordable properties I think it was very overpriced. Eating out options is very limited. Toiletries provided included one small shampoo and a single bar of hand soap.

Location, restaurant was beachfront, but across the street from the rooms meaning that All the rooms have no view.
This is a very, very old property. You walk into the room and there's a hand stitched quilt that grandma must have made. Very small rooms, and while functional you can't wait to get out of the room.

The setting was gorgeous. Our room was on the first floor and we stepped out to the beach.
The rooms need to be updated. The floor tile was cracked and the place looked well used. The service in the restaurant was very slow.

Loved being right on the ocean with the waves. However there is not a sand beach as seen in the photos. The hurricane changed it to rocks. We went to Smugglers beach to swim. You can sit in chairs by the ocean.. Also they do not have two full beds as advertised by Booking. Rooms only have one bed and some with sofa bed

Breakfast was tasty, great view from the restaurant both inside and out. Hearing the ocean from the room was a special treat. Fun to have live music at the resort restaurant. Easy to get a taxi to the beaches or a short walk over the hill. Great spot for the value! Would gladly stay again.

We spent three nights at Sebastian's with family and friends. The hotel is in a good location with the beach just outside the restaurant. The service was excellent. Everyone is very friendly and helpful. If you eat in the restaurant you should make sure to have plenty of time as the food takes a while to come. But it is good food and served with a smile.
The only problem that we had was that we booked a room for 4 adults and 1 child. It was described as a junior-suite with two full beds in the bed room and a sofa bed in the living room. This was not the case. We had one double bed and a sofa bed and a very small fold up bed. Luckily the lady at the reception was very helpful and offered us a second bedroom and so the problem was solved.

I am usually not one to complain, but I was more than disappointed. I booked and paid for 4 nights, but stayed for only two and checked out. The photos on the website did not match room #2 which we were assigned upon check-in. Clerk mentioned that we were "upgraded" to this room so instead of a garden view room that I booked, I now had a room with windows that were a few feet from a privacy wall. Almost all the photos seem to be taken professionally and not by visitors so take this into consideration when booking this hotel, The bed was comfortable and clean, but the room itself was shabby. Bathroom is very small and the bathroom door when opened blocked the tv Note* there is no beach only rocks. The surf hits a retainer wall fronting the lounge chairs which sit above the water on a patch of beach sand.
