pretty much everything

fabulous location with uninterrupted views
of the estuary. very well
kitted out inside with a very homely feel
car parking space was a little tight on space and would be difficult in the summer months to park due to patrons using the pub.

Great location - handy for the town and the excellent food next door. Excellent views oof the estuary from the first floor terrace.

The house well equipped & the lounge dining area with the view was lovely - lovely finishing touches and loads of crabs ornaments which were lovely due to being next to the Crab Shell Pub
On arrival the house looked lovely but when we started to put are stuff away it was not clean cobwebs everywhere, blinds thick with dust, wasn’t hoovered very well, floors in bathrooms dirty, oven dirty, coasters stuck together with chewing gum, sweets under coffee table, hairs in all bedroom draws, glasses and plates had to wash some before using, not enough wine glasses if you stay in and have a meal, no prosecco glasses at all - dirty cigarette butts let outside in a pot full of water - dishwasher top shelf was broken ( did report to owner ) while only away for a few days did not expect to be washing up 😫when you pay £800 for 3 nights you expect it to be a very good standard ( don’t think they should advertise it had been professionally cleaned) the view was amazing - would of liked a better response to the messages that I sent with regards to dishwasher & chewing gum in coasters also reported the outside canopy arm broken when we arrived just hanging there so we tied it back so that we didn’t walk into and it ruined the view when looking out - never offered to send anybody round to look or offer a discount - very disappointing

great location, lovely setting and really spacious rooms!!
value for money was abit on the pricey side considering part of the bed was broken, also the main bedroom was very cold compared to rest of the property, also the sliding door on the entrance needs some looking into as it completely came off it’s runner and nearly trapped us inside

Location was excellent, overlooking the estuary. Nice balcony to watch the world go by slowly and just relax.
The pub next door was noisy on the Friday night as they had a music event going on but peaceful on the Saturday night.

The property itself is very nice. It was clean and had a great view over the water out of the balcony door. The bed was comfy and the kitchen had everything we needed.
As per some of the reviews, the property is next to a pub. The reviews said that it could get noisy later in the evening, but we thought that would be fine as we would either be out or in the pub ourselves. What we didn’t quite realise was that the property is right next to the pub bins, and we were woken up at 5;45am to the sound of a million glass bottles being emptied on our first morning. Later in the week we were woken up at 6;30am by the pub jet spraying their bins, which continued for 4 hours. The smell of old fish was awful. It literally sounded like they were inside the house due to the single glazed windows. Totally understand that the noise and smell from the pub is not the properties fault, but given the amount we spent for 6 nights at the end of September, we were left feeling rather disappointed. Especially as it was for our honeymoon!

The property itself was lovely and in a great position relative to the estuary, which it overlooked, and the town, which was a short walk away. The property was comfortable and well equipped.
The pub next door was lively and fun but very noisy up until nearly midnight, making sleep difficult for the early-to-bed. Whilst I appreciated having a parking space right outside the property, accessing it through the pub's outside dining area was a little nerve-wracking.

very nice . will come again

Views and proximity to the town are great. Decor is tasteful and beach themed. Beds are really comfy with nice white linen. The Boathouse is absolutely charming and has been thoughtfully kitted out with everything you might need. Kingsbridge is a lovely town to wander around.
The property is located next to a very good pub called The Crab Shell. Unfortunately the drinking goes on well after midnight as boats pull up next to it and carry on the party. Early morning deliveries add to the noise. If you are late to bed and an early riser, this wouldn’t bother you.
A top tip would be to use the car park of the Crab Shell as the parking spot allocated under the property is extremely hairy to get to as you need to reverse through the pub eating area. The pub is very busy, so you may need to wait for a space.
I would have scored higher had we not been disturbed by the pub but this might not bother everyone.

Fantastic location, clean and well equipped kitchen. Balcony was lovely also.
Parking was good, but hard to get to, wi fi was a bit erratic, and Pub next door was a bit noisy at times...

The whole property is immaculately and tastefully decorated with really lovely touches such as a music speaker and healthy grill. The weather was perfect so sitting on the balcony in the sunshine, with a drink was the perfect way to end each day. The location was ideal with less than 10 minute walk to shops and the boat ferry to Salcombe right outside the door. The beds were really comfortable and bedding great quality. Plenty of hangers in the 2 huge wardrobes was a pleasant surprise as normally you only get a few. The 2 bathrooms meant that 2 couples can have their own bathroom but one being upstairs on the same level as the lounge/kitchen was perfect for my elderly in laws not having to go up and down stairs all of the time. Kingsbridge is a beautiful little town, ideally situated for all parts. A taxi to/from Salcombe was only £15 and to drive to Dartmouth or Blackpool Sands beach was about 30 mins. Yes the price of accommodation in this part of the world is expensive compared to going abroad but we all thoroughly loved our 5 days at The Boathouse and will definitely be back!
Only minor points to be fair. The pub next door was closed due to a COVID outbreak so I can’t comment on what impact that would normally have but the noise of the bins being emptied at 5.45AM was a little disturbing. The main bedroom is right by the path that many use as a route to the shops so do remember to close the blinds to save your dignity!! The parking space is tight for a large SUV , my husband is a fab driver but even he was a little nervous reversing down past all of the tables of the pub…and it was easier for us as there were no pub visitors to manoeuvre around!

Everything, was perfect, spotlessly clean, and everything you could possibly need in the kitchen. We loved the balcony area, and enjoyed a glass or two wines watching all the activities on the river.
Only one little problem as the weather was really good the duvet was quite heavy, but I would assume Clare would provide a summer one

Style, space, design and location! Beautiful views! Sparkling clean and high specs. Great heating!
The whole space is fantastic. If I had to think of one thing it would be limited parking space for only 1 car with restricted access and difficult manoeuvring.
4.3
We loved the homely feel and the facilities and all the finishing touches. The views were amazing.
The noise of the pub at night and the clearing of the bottles etc in the morning.
4.3
getting car out through pub car park was difficult

The location of the apartment is fantastic. It was lovely and clean too. The owners also went to the effort of putting up a Christmas tree which was really appreciated. Upstairs was decorated very well but may now need a refresh.
We missed not having terrestrial TV and getting in and out of the apartment was tricky as the porch door doesn't slide very well and the lock is tempamental. Other than this, it was lovely.

Very peaceful and calm location. Beautiful views. Brilliant restaurant/cafe right next door. Short walk into town. Fabulous, modern, clean house with good quality, top notch facilities, furnishings etc. Room for one car which was great.
All good. Would have appreciated just one dishwasher tablet in the kitchen cupboard for the day we arrived, and access to a broom. But, apart from that, nothing.
