With captivating views across Southampton Water and direct access on to a private foreshore the Boat House offers guests a modern and unique home just a 2 minute walk from the varied shops, pubs and restaurants of Hythe.
Whether you're after a relaxing get-away to sit and watch the turning of the tides and the passing of the ships or a get up and go break to explore the many delights of the New Forest the Boat House is your ideal year-round home from home.
We would love to Welcome children over the age of 12 to The Boat House.
Set on three floors the Boat House makes the most of its stunning views with water facing floor to ceiling windows and doors. (The steps to the third floor double bedroom are steep and not suitable for young children.)
Hythe 'where the forest meets the sea' is conveniently situated to explore the many and varied attractions of the Waterside locality. The New Forest with its free roaming ponies and donkeys is just a 3 mile drive away and the trendy bars and restaurants of Southampton's Town Quay is a 20 minute ferry journey on the Hythe ferry (with its officially recognised the oldest pier train in the world, Guiness Book of Records).
Many guests travel to Hythe to appreciate the arrival and departure of the great cruise liners and mighty cargo ships as they travel to and from the busy Port of Southampton. Throughout the day and night ships of all sizes and types may be seen close at hand as they slip gently past and the ever changing view! Cunards famous QM2 is a regular visitor and her berth is within view just across the water.
For boat lovers a free of charge public slipway is available for launching dinghies and powerboats and short term boat storage is available from Hythe Marina.
The Isle of Wight is approximately 30 minutes away by Hydrofoil or a 60 minute Car Ferry trip (ferries depart hourly from Southampton key which is adjacent to the Hythe Ferry landing jetty).
But why travel? Just relax and watch the birds on the shore and the ships passing by in the ever changing vista from the Boat House.

Floor 1: Hallway leads into the dining room with bifold doors opening onto a balcony with coffee table and chairs, steps lead down onto the private foreshore and pontoon (accessed at your own risk). The dining room leads onto a small galley kitchen from which the wet room with shower, basin and WC can be accessed. The ground floor double bedroom has garden doors opening onto the walled garden with patio furniture.
Floor 2: From the first floor sitting room the far reaching views of Southampton Water can be really appreciated, ample seating for 6. Bedroom 2 (2 singles) overlooks the rear garden and has an ensuite with bath, basin and WC.
Floor 3: Steep stairs (not suitable for young children) lead to bedroom 3 (double bed) in the apex of the house. En suite with small shower, basin and WC.

Lovely place to watch the ships passing and wander along the foreshore, shops very handy, no noise of passing traffic. House lovely but stairs are steep for the elderly. Washing Machine is in the outside storeroom. Pity it rained for most of our holiday!

We loved watching the traffic on Southampton Water. The house is in an ideal location for the Hythe ferry and the New Forest and we loved the close proximity of Waitrose and local restaurants

This home is in walking distance of shopping but very quiet and peacefull. We enjoyed sitting on the balcony watching the birds and seeing various ships leaving Southampton.

This was our second holiday here and it was just as good as the first. We spent a lot of time reading in the lounge, watching the tide come in and out, and the shipping on the Southampton Water.
The house is as described, but much better than the pictures can show. It is very comfortable with plenty of seating for six people, both in the lounge and the dining area. The galley kitchen is narrow, but perfectly functional. The stairs to the top bedroom are a bit steep, but there are sturdy handrails on either side.
There is the Waitrose store on the other side of the road, along with a small shopping centre and the pier, with its miniature electric railway, and the ferry to Southampton. The New Forest is about a five minute drive away.
The owner was very helpful and booking the property was quick and efficient.
We hope to return before too long.

We had a wonderful stay in the Boat House visiting family in the area. The location cannot be beaten. It was delightful watching sunsets and sunrises over the water and seeing the tide come in and go out. The house is steps away from all the shops and amenities in Hythe. No need to drive anywhere if you don’t want to. The house was very comfortable for our family of four. We would highly recommend it to anyone visiting the area. One of the best VRBO homes I have stayed in.

We really loved this property, it was great accommodation, set in an absolutely lovely location. Set right next to the estuary, I was able to paddle board directly off the properties jetty. Fabulous views of estuary, passing cruise liners and the IOW ferries, we were lucky with the weather and eat outside on the balcony most nights. Five minute from the town with it’s restaurants, takeaways, chippy and pubs, local ferry to Southampton too. At risk of making it more difficult to book because of it’s popularity, we would highly recommend this lovely property.

lovely location for watching cruise ships and others entering and leaving Southampton. Shops only short walk. The property exceeded our expectations. All in all a lovely holiday with the New forest and coast close at hand.

The house is great, spread over three floors - two with bifold doors opening on to a balcony and the estuary beyond. Well stocked for kitchen and other equipment. Very clean and in good repair. A really enjoyable stay.

Second time staying here, Hythe is a lovely little place and The Boat House is in a perfect location overlooking Southampton Water. It's a quirky kind of layout but all the better for it, we slept downstairs (cooler) but lived most of the time on the middle floor, only the two of us so lots of room to stretch out. We did have a couple of problems with the bolier and electrics but nothing that caused a major problem - both issues are to be fixed now we have returned home. If you like something a little different away from the usual tourist hot spots then this has to be worth having a look at.

Nice and clean and a good place to chill… it’s very peaceful with a view of the Solent.. very relaxing watching the boats going up and down. Would highly recommend.

Fantastic setting, very unusual layout, nice area and quiet. Great view of harbour etc. Very close to Beaulieu Motor Museum and Exbury Gardens (the latter excellent and highly recommended) 3 floors and metal staircases - not suitable for small children. No electric kettle (!), and complicated combination microwave, but these are just niggles. Overall, a lovely place - we hope to return very soon.

Beautiful stay at the Boathouse with magnificent views across Southampton Water. House very well equipped. Top floor bedroom ceiling was sloped so not so great for taller people. Lots of local amenities close by. Close proximity to shops and restaurants, cafe & bars. Good base for exploring nearby areas.

A ladies break away in the boat house. It was very clean and had very comfy beds and pillows. The views from the balconies are amazing with ships comming and going ever day and some evenings.The shops i.e lidle and Waitrose were literally a stone's throw away at the front of the house.we had a problem with the boiler which meant no hot water and heating when we arrived but with a phone call was temporarily fixed but I think it will need a better repair in the future.There are no ceiling lights only floor lamps and table lamps which are turned on and off with light switches but in the evening there was sufficient light also didn't understand all the other wall light switches which didn't do anything.The second floor bathroom has a bath and behind the shutters there is a radiator with a shower attached we didn't find that until the second day ....very quirky....and the step up to mirror in bathroom was slightly annoying...kept tripping on it....we stayed in most evenings and cooked and everything you needed was there however the kitchen is very narrow and a little aucward to maneuver things in but we managed...we could have done with an electric kettle as the one there is a hob one but it worked perfectly well.The
house is very quirky and unusual but we all enjoyed our stay. We thought maybe a table to play cards on on the second floor would have been nice but we managed that and games downstairs on the large dining table.....A very relaxing and peaceful place...Lovely.....

Awesome views of the ships coming and going from the balconies plus easy access to the city and countryside! New forest is a 5 min drive and the town ferry station into the city is a 5 min walk from the property.

Absolutely fantastic location..the views over to Southampton were marvellous ever changing with all the ships boats and cruise ships.We had a lovely winter mini break and hope to go again in the summertime .

What an amazing property ! We stayed in Hythe last year in a nearby house but i wanted to be even closer to the water this time and this property definately hits the spot, to be sent to sleep at night by the sound of the water lapping around the house was a very soothing experience, everything about this house from the initial booking to the arrival and our stay we couldn't fault at all and it is in such a convenient location for everything you need. We thought the Boathouse was very quirky and furnished beautifully and we found it to be very spacious whilst set over the three floors and the views are magnificent.
We would definately recommend booking this house and are hoping to return next year.

We totally enjoyed our relaxing stay at the Boathouse in Hythe. We visited just about every dining establishment and had great meals in all. We walked everywhere and took the ferry into Southampton where we had a wonderful day during a music festival. We took a taxi to Lymington for another great outing. Highly, highly recommend the Boathouse.

This property was, for us, idyllic. Many hours looking out on the beautiful vista watching the ships come and go. We played off the jetty and chilled on the balconies. I can only imagine how stunning a thunder storm would be from there! Will definitely look to stay again.

We loved being right next to Southampton Water with the water lapping up to the property, the folding windows and watching all the boats. We enjoyed being so close to Waitrose and the Hythe Ferry

Perfect getaway fro the two of us, the house is in an enviable location, with great views over Southampton Water. It's clean and well equipped and would be difficult to find fault with.
The old town is just down the street, there's a great chippy there and a few minutes further along is a pub in an old chapel which is full of very friendly locals.
We used the Hythe ferry and number 9 bus to get around, they both connect to other transport to take you further afield.

Loved the location of the property. Enjoyed watching birds and Solent traffic. The property has everything you need for your holiday. Had a minor issue with hot water, which was promptly sorted. Never solved the mystery of the light switches (ha ha). Thoroughly enjoyed our stay.

This is the most exciting place we have stayed in because of the location and the high standard of the property itself. If sitting in the lounge watching the ships pass by isn't enough, there is the New Forest, Calshot Spit, Lepe, Lymington, Hengistbury Head within easy reach, whilst Southampton is just a ferry ride away.
There are two supermarkets within a few minutes walk and the Hythe High Street is just as close. There is a pleasant walk to the Marina, and the Hythe Pier offers a good vantage point of the ships in port.
The property is as described, if not better and we would definitely be happy to stay there again.

A modern well equipped house which is quirky and fun in an excellent location. So special to wake to the sound of water lapping on the shore, and you're also only minutes from the New Forest. Very helpful host, would definitely recommend the Boathouse for a memorable holiday.
