Breakfast was good, staff were happy to help, but its rooms above a pub, so I would not stay there if I wanted to get to sleep before 10pm as it could be noisy. Its an old historic building so my room was slightly rough around the edges, but the car park is a good size and close by, so I never had any trouble parking and it wasn't far to walk.

Friendliness of staff on night of arrival and in face of cock up over breakfast. I had booked (and at hotel request specified) breakfast for 7.45 on 1 Feb. Going down to reception at 7.40 nobody was about and the restaurant locked Another guest was just leaving having booked breakfast for 7.30. At 8.10 a cleaner arrived who was lovely, offering to make me something but it was too late at that point, given my appointments. Would be good to get an apology.
In addition to the above thd bathroom was awful.Hot water tap was literally twisted to face the wall (immovable) and there was substantial mould around the bath and shower. Also a badly damaged tile which I considered dangerous because of the sharpness of broken ceramic. Very disappointing.

It was the perfect location for us. We also needed a dog friendly hotel with parking. The staff were very welcoming and friendly.

There was nowhere to escape the dreadful and over loud music in the bar area, we could even hear it coming through the floor in our room! Our room needed the bathroom door lock fixing, the sash window repairing/replacing and there was no toilet brush and no anti slip mat for inside the shower.

The bedroom size was large, the bed comfortable.
I was informed that the room was to be refurbished which was reflected in the discounted price I paid. Two bulbs in the room were off, and there were minor problems with bathroom fittings.

Great location with excellent facilities. First class breakfast and service. Staff could not have been more pleasant and helpful. Very comfortable stay, will choose to book again.

Generally good standard, despite cooked breakfast order missing black pudding. Restaurant food on a par with most pub style menus, however, some brewery chains offer discount on dining to residents.
Nicola didn't reply to my query via the app requesting further clarity about parking, since the Booking.com description indicated reservation not possible and a quick view on Google maps indicated double yellow lines either side of this busy B route. Also the property has been refurbished to a high standard, but in the process Room 9, and quite possibly other rooms have received an annoyingly green Emergency Light in the process. Glowing green in early hours may add some excitement during Halloween, but buildings regs don't require this level of cover to be compliant.
