The location is very convenient to the old town. I liked their showers too.
Small rooms and lack of seating in the room.

Nahe der Oper! Sehr modern eingerichtet, gutes Bett, ruhige Lage, nette Tee-Ecke. Schönes Duschbad
Kein Schalter für Zimmerbeleuchtung in Bettnähe, kein Haken für den Mantel

Ideal Location: Hotel Falkenturm's location is nothing short of perfect. Situated in the bustling center of the old town, we found ourself within easy walking distance of the city's most iconic landmarks, charming cobblestone streets, and vibrant local markets. The hotel's surroundings felt like a step back in time, creating a truly immersive experience.
Thoughtful Space Distribution: The layout of the apartment was impressive. The inclusion of three individual bedrooms, a comfortable living room, and a bathroom ensured that our group had ample space to relax and unwind. This thoughtful design allowed for both togetherness and privacy, catering well to families or groups of friends.
Excellent Ventilation: One noteworthy feature was the apartment's ventilation system. The ability to ventilate the entire space was a welcome surprise, enhancing the overall comfort of the stay. Fresh air and a pleasant atmosphere were easily attainable, contributing to a pleasant ambiance.
Parking Woes: The absence of on-site parking was a minor setback, especially for guests traveling by car. Arranging parking in a nearby facility added an extra layer of complexity to our stay, and it would have been more convenient to have dedicated parking available.
Elevator Limitations: While the presence of an elevator was appreciated, its limited access to only the first four floors presented an inconvenience. For those staying on the fifth floor, the need to carry heavy luggage up a flight of stairs was less than ideal and could be problematic for guests with mobility issues.
Challenges with Bathroom Design: The bathroom design left something to be desired. The doorless shower, although modern in concept, proved to be impractical in the small space. This design flaw led to water spilling onto the bathroom floor, necessitating the use of multiple towels to contain the mess. A reevaluation of the shower design could greatly enhance guest comfort.
Bathroom Lock Issue: A significant concern was the absence of a lock on the bathroom door. This oversight compromised privacy and could be particularly uncomfortable for guests who value their personal space. Installing a lock mechanism would address this issue and provide guests with a greater sense of security.

Location was excellent! Room was very clean and comfortable. No noise issues despite being right close to the action.
Check-in process was a little odd with the request to leave bags unattended in the foyer. I never figured out how to have breakfast.

Location OK about 5min from Marienplatz.
Apartment unclean and dusty. Towels old. Shower that wets whole floor of bathroom. Extremely small rooms. Cannot even fit an open suitcase in room. Bar fridge (turned off when arrived) and a few cups only in 'kitchen'. AC only for lounge area. No views. For the price this place is pathetic. Do not recommend.

Despite the fact that this is an 'automated' hotel, i.e. has no reception and requires self-check-in/out, the room was far beyond basic. It is very modern, has Coffee/Tea making facilities, bathroom shoes, toileteries, etc. Tiny little things makes the stay as being in a family run hotel. The location was excellent, the ouside was not loud. The room is small, but I never had the feeling that it is too small, however I was alone with small luggage, a couple being on world tour with two suitcases each will get into troubles.
Bed was too soft for me. No Kleenex, Prices of the vending machines incl. Coffee were too high. Me personally I am not fan of 'open' showers, as they tend to flood the bathroom.

There is no better location in Munich, except the posh and very expensive luxury hotels.
Small rooms, very clean and comfortable, with all necessary amenities, including slippers. Everything is new and spotless. The tea and coffee pot with complimentary coffee and tea was highly appreciated. One should be familiar with technology and should not expect a receptionist answering to questions or queries.

This is a hidden treasure! Great location! Close to Marienplatz, the Residenz, and Viktualiemarkt. The rooms are cozy but well thought out and appointed.
No rooms accommodate more than two, so challenging for family accommodations.

Rooms were very compact but clean and comfortable with a very modern Scandinavian vibe. Bed was comfortable. Note that the rooms are on the smaller size and perfect for a solo traveler or a couple. the location is amazing, right by old town and the famous beer gardens and Marienplatz is a 5 minute walk. it’s also close to a lot of high end shops and good restaurants. location can’t be beat!
it is a completely digital check in - you must have the code to open the front door, you check yourself in and out using their touch screen. in the daytime there is someone sitting in a room but unless you are okay with no front desk this was challenging initially because I arrived late at night. however the concierge was responsive on WhatsApp. The room heater was under the window so the room was always a little cold even on full heat as the heat escaped through the window. Heater wasn’t on when I checked in so initially room was ice cold! luckily I found out how to turn on the heater.

Location is great - really central.
The bathroom is tiny and we had issues with the shower blocking - it basically flooded anytime someone wanted to have a shower, it also doesn’t have a shower door.
The cleaning is a bit hit and miss - we arrived late on our first day and they hadn’t even cleaned our room, had to rush people up there to clean it whilst we waited. They forgot to give us clean towels one day but quickly answered our message for new ones. They don’t clean or replace any cups or cutlery that you use which is a real pain as there is no kitchen sink to wash anything in. There also wasn’t really anything in terms of cutlery, plates, bowls etc - so forget trying to eat breakfast or anything like that in the apartment.

pretty much everything was great location and the staff were wonderful. The coffee was bloody excellent and I’m gonna miss that for the rest of my trip although I’m pretty sure I’ll find other really good coffee LOL.
The only thing that I could possibly complain about would be that about 430 to 5:30 in the morning the back alley road that the little hotel is located on was a little loud if you had your window open.
