All good

The food was outstanding and the staff were lovely, we were suprised when we arrived they had given us a room upgrade which was an amazing luxury treat. The bed was comfortable, and the view was spectacular. The contenental breakfast was amazing for choice, and the full Scottish breakfast was fantastic! We have booked to go again. We loved it that much.
There was nothing not to like.

The hotel has a stunning location by the only lake in Scotland, even on a misty, rainy day. The food was good and the highlight of our overnight stay was the live singer in the bar after dinner, who was very good.
We had apparently been miss-sold a room which didn't exist. There is no "superior king with lake view". I had been looking forward to this for months for the last night of our Scotland tour and we were given a room overlooking the kitchen roof with a noisy fan and no sign of the lake. Such a disappointment! The hotel staff helpfully contacted Booking.com for us and negotiated the correct price for what was called a "Heritage room" (known as "standard" by Booking.com), so we were given a £25 discount and 10% off our dinner bill. However, the disappointment was massive and we felt badly let down. The room itself was spacious with one easy chair, a comfortable bed and a bathroom, but badly in need of updating and redecorating and the view was unmentionable!!!

lovely old building in a beautiful location
friendly staff and good food
bedroom a little tired

Great location
The room was small. We waited over half an hour to be served for breakfast. The hotel was clearly under-staffed.

The view from the restaurant is simply amazing. You can see the lake and fishermen going out to catch trouts. This is the perfect place to relax. We only spent one night and two days at Karma but we loved every minute of it. The room we were in was big and the bed very comfortable. With the b&b quote you get access to the continental breakfast buffet and have the option to add an additional breakfast plate per person, which would otherwise cost you around 15-20 £.
The service is not the fastest but it didn't bother us too much as we were there to relax.

This is the second time we have been here and find it to be a friendly relaxing break .Room was clean and comfy, plenty tea coffee etc .
Meals were delicious as was breakfast .All staff were friendly .
we will return again

Location and view of lake beautiful. Staff were friendly. The majority if the meals were very good. Lovely outlook from dining room and appropriately decorated in a white coastal style for location.
Superior room dated, leatherette headboard disintegrated onto bedding and was dirty. Bathroom dated and corners of bathroom dirty, shower screen leaked water onto floor . Doors were stained and needed repainting. Cream carpet(?) in hall and dining room dirty but a strange choice with black walls in hallway. Fish and chips had overcooked batter and old improperly peeled chips with black sections . Expensive at £290 a night dinner bed and breakfast.

Friendly staff. Great view, brilliant musician, cosy bar..
No complaints !

Location, food and service - All great!
Rooms are a bit outdated but has all essentials
Would be a good idea to have heaters/lights by the lake at night

Amazing location and very tranquil. The room is cosy and bed was very comfortable. Staff were friendly. The bar area is very pleasant and a nice place to enjoy a drink for a few hours. Breakfast was nice as part of the B&B package.
We’ve stayed here quite a few times over the years, nearly 15 now, but it’s beginning to feel a bit tired. The decor hasn’t changed at all and the room is feeling in need of a refurbishment and perhaps a restyle. Sane with the public areas. It feels a bit over priced now for a 3 Star hotel.

lovely location , great food and friendly staff.
Bedrooms are a bit tired looking and could do with some updating . Walks paper thin between bedrooms !

Room a little old style

Amazing setting. Was served an excellent breakfast and dinner. Our room was upgraded to a larger room with a lake view, which was much appreciated. Friendly staff. We have been visiting for a number of years but this is the first time under new ownership.
The dressing room you passed through to the lovely bathroom was cold as there was no heating provision. Okay in summer but cold during the winter, complimentary use of dressing gowns were appreciated. I believe some refurbishment is planned the beginning of 2023.

Bedroom facilities were generally a bit tired. Loose tiles on patio.

The lake view
Tinny, old and uggly room; mattress to soft; shower dificult to turn on and no shower runner; no full lenght mirror; no electrical plugs near the bed to charge mobile; no luggage vallet... desperatly needing refournishement and focus on what a hotel room needs to have. The living areas: bar and restaurant are okay, and the restaurant has a nice lake view.
4.3
Beautiful location, lovely atmosphere in conservatory restaurant with lake views. Food was absolutely devine; it made our stay.
Great selection of teas. Lovely to have some Tunnocks wafers/tea cakes/shortbread in room. Huge bath tub. Good quality toiletries. Great mirror light in bathroom. Bedside books a nice touch, although we’re there perhaps to cover up dents in our bedside tables in our room?
Lack of soundproofing. Corridor light glared through the gaps in door frame which made it difficult to sleep. Couldn’t even cover it up, as it was shining through the entire door frame, not just the bottom! Shower was low pressure/fixed to wall. Corridors tired/carpet in need of replacement.
