The pool and accessibility to the beach was excellent and the staff were extremely friendly.

Right beside the beach and in the centre of the town. The beach was spotlessly clean. However, the room was quite adequate and relatively clean.
The breakfast was quite basic with no frills and certainly not worth €14 per person. The tv in the room was not working just because of a damaged co-axial cable. I had informed reception of this and yet they never bothered to address this issue.. Unfortunately, the shower unit was apparently ill-fitted as the bathroom was half-flooded each and every-time we showered.

Location very close to sea side.
Climatization was difficult to manage and room was too cold.

We have spent almost a week here and let me tell you: some of the previous review were very injust to this three-star hotel. No bugs, ants or other animals, the staff was VERY gentle and kind, and fulfilled all our wishes (extra towels, other requests). There is a key thing to know beforehand: the building itself is shaped as a triangle, the point looking to the seaside. There is a side looking to the pool and garden - that is mostly preserved for apartments bought or rented at a different vendor or site, and for smaller or double rooms with balcony. This might seem like a good idea, as it has a better sight, but they can be noisy, mostly because of the pool. The smaller and cheaper rooms w balcony are located on the front, which do not have a great sight (to the parking lot) but overall not tragic either. The best side probably was our side of the triangle, a room with garden and a small entrance. It was previously looking to a construction site, which is now a beautiful neighbouring hotel and provides some shade. The only downside that occasionally there is a smell of fuel coming from the nighbouring jetski rental, but nothing unbearable fortunately. The garden rooms are barely a 100 euros more expensive than small rooms and it was a huge upgrade. The rooms are equipped with AC and were quite cozy. Breakfast was included in the price and was very good quality and plenty.
Previous complaints were about the local beach restaurant. Yes, it is nothing extraordinaire, but it is cheaper (cocktails are with 1 or 2 euros, meals as well) and staff was more friendly than all in other venues in the area. Also if you don't like it, there are other venues literally every 30 meters (La Playa, Watiki, Rosy whatever), but keep in mind they are 30% more expensive. You are welcome to try them all out.
Also on the prices of sunbeds and accessories:
It is told beforehand to give 20 deposit for the gate key to the area - a standard for all hotels nowadays.
We wished we could stay more, but sadly the hotel was fully booked.
Overall the hotel could benefit if in every season start (March-May?), the rooms would be demoulded and the outside would be handled by either a water pressure cleaning or a bit of paint. That would easily give more just ratings to this place. Also people bring in sand on their footwear which is the reason of plumbing issues in the showers, that could be sanctioned somehow. We almost managed to do that, but luckily averted the problem.
There were some minor patches of mould in the shower, but nothing worrying. Some local pavements were littered by dog feces, but that is an overall problem of Villeneuve-Loubet local government, and the staff was eager to clean, whenever we indicated.

Delightful, helpful staff. Very effective air-conditioning. Great view from terrace over lovely gardens to sea. Loungers and parasols on beach. Nice restaurant on beach. Easy access to Marina Baie des Anges with its shops and bars and restaurants. Just perfect for us.

Great garden, large swimmingpool, enough sunbeds, great view, private beach (pay for sunbeds) Clean, comfortable room and bathroom. Excellent location. Friendly staff. Nice breakfast with very good coffee. Perfect place for some relaxing days in the sun!
Building looks bit used on the outside. No towels provided for swimmingpool / beach.

Rooms are small but okey.
And about breakfast- for sure you are not gonna get extra weight. Lol

The pool, private beach and the beach restaurant. Local restaurants and supermarket
Outlook from room, advertised as terrace garden view, this would stretch anyones imagination. No in house bar/restaurant.

Nicely equipped room with a spacious terrace and sea view
I did not know how to open the entrance gate so I had to jump over it
4.0
The friendly and helpful staff.
The photos of the hotel had not much in common with the actual place. Appearance is a bit shoddy, and the room was tiny - nothing compared to the photo of the light & spacy room in booking.com.

Nothing.
Getting in and out of the Hotel was difficult. No bar or restaurant. Every bar near the Hotel closed at eight pm. The room was very basic. I would not stay here again.

Lovely pool, close to the beach, very well kept gardens
Breakfast was average, food running out long before end of breakfast slot and staff slow to replenish, no bread left, eggs took 15 mins to be replaced.

Updated facilities were well thought out and modern.
Breakfast eaters took advantage of the buffet and left less for others or scooped food for snacks. No one tipped the staff which seemed rude under those circumstances.

near the sea and beach and close to restaurants
complicated key and fob systems. we also had trouble finding the entrance send gaining access to the car park. the €10 charge seemed unfair for residents.

The hotel has a nice location. Right by the beach and just off the highway, so if you are visiting by the car and want to do area exploring, it’s very convenient. Room was very modern and clean. Make sure you reserve your parking spot, especially in the high season (it’s also 10€ in addition). Very nice and helpful staff.
The room was rather small. We were lucky we got our last free parking spot, upon our arrival, since we weren’t aware of the fact it needs to be reserved up front. Lobby and hallways are from the 90s rooms are from 2020s, it’s like traveling in time.

The breakfast was good value for money .
The hotel pool was fabulous in size but there were not enough lounge chairs and umbrellas to accommodate all the hotel guests . Additionally the beach club was limited in number of lounge chairs . So if you did not book a reservation for the beach club , there were no spare lounge chairs . We were limited to one key to access the hotel gates , which meant you had to be with each other at all times , this was not practical .
