Breakfast was very varied and accommodated the varied tastes of the family. Indeed the staff went out of their way to cater for my grandchildrens desires for breakfast.
The TV in our double room (Room 2) had a poor signal which only improved a little when the mount was extended away from the wall. This led to a restricted viewing angle and experience. Two of the family hit their heads against it as it was very close to the door.

The perfect place to rest. Peaceful, clean, has everything you need. Great location 5 min walk from the centre and the sea. I escaped the business in London to relax a bit, and this place really helped me to do so. The owner is very kind and tried to meet all my needs. You also have included a nice breakfast with different options. I went for the English breakfast and was freshly prepared at the moment. The single room on the top had a lovely compfy bed, a nice and clean bathroom, and 2 windows which is not obvious for smaller rooms like a single. There is also outside space where you can relax, have a drink. I am really happy with the whole experience, will come back. Shanklin is a beautiful town, and you can easily go anywhere from there with buses if you don't have a car like me. One of the bus stops (the coaster) it is just in front of the guest house.

St Leonards is spotlessly clean. Our family room for 3 was lovely, bright and spacious. Pat the owner has a fully stocked ‘Honesty’ bar, with a beautiful terrace outside for evening drinks. Pat has thought of everything you need. This being our first time to the IOW, Pat was happy to guide us on where to visit. she is a mindful of local information.

Fantastic stay here at this lovely guest house. Pat & Karen are very friendly and helpful and always go that extra mile! The choice of breakfast is amazing and plenty of it 😋. There’s a nice area to relax outside with great seating. Only have positive things to say about this place and will return 😁

very rude landlady called Pat. shame of the beautiful people on the island. yelling at customer. suspect fraud by not replying to our checkin request on the second day during the regular hours, just to get our money without offering the room. we in the end had to seek help from other hotel’s kind people. this lady was so disappointing and unreasonable and rude.

The guesthouse was spotless. Room was bright and large with very comfy beds. The breakfast was very good with a great choice both hot and cold. The host, Pat, was very welcoming and helpful. Great location so close to the beach and cliff lift. Short walk to the town Centre.
Some very loud guests were outside our window at 11.30pm shouting and talking loudly on the phone which kept us up. We later found out the guests turned up at this time and expected to be checked in. Terrible behavior on their part, the booking clearly shows the check in times. We were actually delayed by the ferry so arrived a little late but Pat was very welcoming.

Breakfast was good. The “help yourself” to cereals and fruit was a nice touch. The breakfast room looked newly decorated.
Perhaps not the best place for walkers. The weather was awful the day we arrived and it wasn’t the warmest welcome I’ve ever had! Things improved after that but it took the edge off the stay.

Pat is a fantastic host, the breakfast choice and quality is stunning. Full English if you want it, pancakes, scrambled egg, choice of cereal, yoghurt etc. Honesty bar so you can serve yourself drinks. Shanklin beach 10 minutes walk away, which is beautiful. The Steamer pub recommended for food and drink, if can get busy and you might need to queue, but we'll worth it. We were able to park on site all of the time without problem although parking outside would have been no problem and safe. Leanne helps out with breakfast service, again she cannot be more accommodating. Our room was room 5, top floor at the rear, the sun is on the room at the rear and as temperatures hit 30 degrees, our room was so hot. Worth taking a fan or ask for a room at the front of the building if the weather forecast is hot. Pat thank you once again for a really enjoyable stay, hopefully we'll see you again soon.

The location was very good & the breakfast was amazing plenty to eat for my husband cereals & cooked breakfast, I myself unfortunately recently had oesophageal Cancer so am very limited to my intake but very much like fruit do so Pat very kindly made me a fruit salad every day always different fruit which was delicious.

comfortable spacious room, good breakfast with lots of choice, very clean, very pleasant staff, any issues were dealt with quickly, good position for travel around the island. In all recommend.
Wifi was terrible, they are trying to sort it, my phone kept going to 4G, although sorted quickly bedside light bulbs had to be replaced.
