The view from the room was beautiful, the location was perfect. And the book inside the room had all the details that anyone would need for a trip in Ennis, or Clare. Got a taxi very quickly. Also, was great having towels, coffee and water, which is something you wouldn't take for granted in a self-catering room.
The TV coverage wasn't great but that's only a small thing. If that's all I can come up with, just goes to show how much I enjoyed my stay :)

Nice location.
Rooms are like stepping back in time after seeing initial hall and welcoming areas. In need of modernisation and more pillows, more towels need to be provided. Downstairs was less noisy than upstairs rooms, the banging of doors and heading every conversation and noise from cars was unbearable.

The location is good, views out back of building are lovely. The staff are nice, didn’t meet an Irish staff member though? Communal areas of guesthouse are new/modern and looks like a spa in corridors.
This was initially going to be a good review, until I booked an extra night and was relocated to Room 8, which ruined my experience. My initial room, lake view was perfectly acceptable, with patio doors leading to garden, although for two people, there was a lack of towels, (one body and one hair towel for two people!), and a lack of pillows. (2 very flat pillows). Then I booked an extra night and was disappointed to be moved to front of house where I could hear every car, truck, person talking and a downsized tv. The rooms need modernising, although communal areas are well kept, rooms are very dated and radiators and bathroom could expect some TLC sooner rather than later. Very dated decor and toilet seat was moving. On going to bed, I was awoken at 12am, by next room and could hear every word. Very loud and the banging of the doors, kept me up until 1pm. I had to switch on tv to drown the noise and then eventually fall asleep to be awoken by my alarm to start work. Kitchen is well equipped but could maybe add a small freezer?

The room itself was ok other than that a very disappointing experience, under whelmed with the whole stay, Car parking was good.
For over 500 Euro for a 2 night experience we expected much much more. We stopped in 4 locations on our trip this was bar far the most expensive, and the worst. The internet was poor, the television very small, the shower was antique with mould round the door, there was no plug in the sink as best you could say it was basic. Our room was described as "Family room with lake view" - there is NO lake, there is a small stream and that's it. Breakfast was do it yourself, seriously for 500 euro No breakfast unless you make it yourself. Too far to walk into Ennis. Won't be going back.

It was beautiful....serene, and so relaxing...room was lovely size and very comfy beds!

Construction site filled with concrete trucks and lots of construction noises, forced to park across a busy road, no services as advertised, location is a 40 min walk from town. Probably more ok when construction is finished.

the curtains and cushions smelt like vomit and had mild on the back of the curtain in number 18 and has no disabled access for down stairs

there was only one point I would comment and that was the back door and damp. this was not cleaned and for a higher score I would upgrade doors and window frames.

Stayed in a studio apt which has been recently renovated in this property. Studio was very nice. Bathroom was gorgeous. Place was very clean. Beds were soft getting in but actually still very comfortable. View of River. Communal area had lovely carpet and were kept warm. House decor magazines in communal areas were a nice touch which I enjoyed flicking through. Lidl very close by for supplies.
No draining board beside sink. Only depth of bread board to dry Delph on with microwave beside it.
Would suggest putting microwave onto raised shelf above counter to keep it away from water and providing a tea towel.

Staff really nice and helpful. Spotless clean, room comfortable and nice shower and bathroom. Girl on reception really polite and helpful.
Slightly expensive for just the room, but I suppose this can be expected in the times we live in.

No soap, but to be honest, I did not report this to the hosts and I am sure that had I done so the matter would have been resolved.

spacious, no issues getting a taxi into town
Door locked on arrival meant we’d to waiting 20 mins outside and no one answered the ring bell system. stayed in room 12 down stairs, painters on the stairs with fresh paint and no sings up nor did it state anything about uneven surfaces with the sheets they’d on the floor and this was on a Saturday up until 6pm. Sunday morning around 9am we were awoken by the builders again who were drilling or sanding something and this went on for a good while. We didn’t meet anyone when we were checking out. If it was advertised I wouldn’t have stayed this weekend

Great location to the town and value for money
Room was big and clean
Lovely bathroom
Very flat pillows, had to sleep with towels and jumper as pillows as well. There was no one was at the reception to ask for another in the morning or in the evening when we returned.
Requested breakfast on booking but no mention of breakfast on checking in, was told there was a kitchen with a microwave etc that we could use so assumed we read wrong about breakfast. Again no one at reception in the morning to ask so ate in the town both days.
