RENTAL AGREEMENT, CREDIT CARD AUTHORIZATION, AND DAMAGE: Terms include a No Tolerance Policy regarding excessive noise, parties, unauthorized guests, unauthorized parking, hot tub/pool safety & usage or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced. Reservations for this property are refundable up to 45 days prior to check-in date and any refund is made to guest less any processing fees.
DAMAGE AND CAPACITY RESTRICTIONS: Our properties are inspected before and after each reservation. Guests agree to pay for any flagrant damage to the units, excessive cleaning required at check-out, missing or damage to the units’ contents, or any other accidental damage to anything within the rental unit during the rental period. Any damages to the property by Renters are charged to the Renters and Renter authorizes any said damage or missing items charged to their credit card identified above. The sleeping capacity for this property is in the listing and shall not be exceeded. If more guests stay in the property than allowed under the listing, guests will be charged a fee and may also be asked to vacate without a refund for any remaining days. No pets, smoking, or parties of any kind are allowed at this property.

RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. Should there be any issues with the reservation, we will endeavor to contact you within 48 hours.

ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 11:00 AM on the departure date. Early Check-In and Late Check-Out options are available for an additional fee if available (Not an option during Peak Times). If Early Check in and/or Late check out are approved, you will get an email confirmation from the reservation team.
PAYMENTS: Outside 60 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 45 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 45 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE if cancelled within 45 days of your check in date.
CANCELLATIONS & REFUNDS: If Reservation is cancelled outside 45 days of arrival, Deposit Payment will be forfeited and Guest is released from financial liability on remaining balance owed. Cancellations with less than 45-day notice will result in 100% loss of all payment less any security deposit or damage waiver. If we can replace Guest reservation and rebook the dates, we will credit you 75% of the recouped rent towards another reservation in the future (to be used within 12 months from the original reservation date).
UNAVAILABILITY: For any reason beyond the control of Management, the Premises become unavailable, Management may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest.
STRICT NOISE ORDINANCE: We have a strict noise ordinance that must be followed. No loud noises, loud music or loud vehicles are allowed between the hours of 10:00 pm and 7:00 am. Please note if these times aren’t followed you can be fined and asked to vacate the property.
APPROVED GUESTS AND USE: The Premises are for the sole use as a personal vacation residence by Approved Guests. Reserving Guest is responsible for any guests that use the property during the term of this agreement. Guest may not exceed Max Occupancy for Property at any time. If the Premises are used, in any way, by more than max allowed guests, (i) Guest and all others may be required to immediately leave the Premises or be removed from the Premises; (ii) Guest is in breach of this Agreement; and (iii) Guest forfeits its right to return of any monies collected.
OCCUPANCY: Approved Guests are persons who will occupy the Premises. No unlawful activity nor any other activity that constitutes a nuisance is permitted on Premises. Approved Guests take full responsibility for all lost or broken items, and any damages to the Property of any kind.
SECURITY DEPOSIT: A Valid Credit Card to be kept on file is required upon Reservation. We will collect a deposit, or we will hold a credit card at check in. Should a Security Deposit not be collected Guest hereby grants consent to charge Credit Card on file for any damages, missing items, excessive cleaning, fines, and, if necessary, cost incurred to remove Guest from property.
CLEANING: Premises will be delivered to Guest in a professionally cleaned condition. Should Guest's use and activity require more than regular cleaning services, Guest will be charged for associated excess costs.
PETS: Most properties do NOT allow pets. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement. If you are in a property that allows pets they are only allowed IF prior arrangements have been made and a pet agreement is signed. If unauthorized pet is discovered on Premises, Guest will be asked to leave without refund as Guest will be in breach of this Agreement.
NO SMOKING: No smoking is allowed on the Premises. If smoking does occur on the Premises, (i) Guest is responsible for all damage caused by the smoking including, but not limited to, stains, burns, odors and removal of debris; (ii) Guests may be required to immediately leave the Premises, or be removed from the Premises; (iii) Guest is in breach of this Agreement.
CONDITION OF PREMISES: Guest shall, on arrival, examine the Premises, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report, in writing, if any are not in operating condition or are in disrepair. Reporting repairs does not give Guest the right to cancel this Agreement or receive a refund of any payments made.
LOST ITEMS OR LEFT ITEMS: Management assumes no responsibility for lost, stolen or abandoned items. Reasonable effort will be made to contact the Guest for return. There will be a $25.00 handling charge plus shipping costs for any found items returned at Guest’s request.

Rented for a St George tournament for our young athlete. Great stay. Clean, comfortable and fun. The owners were readily available when we had a hard time accessing the unit with a door code. The issue was immediately fixed. Couldn’t be more happy with the effort and response to our concern. Overall, a wonderful experience.

This place was awesome for our family of 8! Kids loved the bunk room. Parents loved this large master bath and comfy bed! Super clean, great location and supplied with everything we needed. Whenever I reached out to the property manager they were quick to respond and always helpful. We’ll definitely stay there again!

We rented this specific property for one reason and that was because the splash pad was right outside the back door. We have two small children and it would have been perfect for them to play and splash all day out the back door, but unfortunately, the splash pad would not work during the daytime. It would come on at 6:45 am and turn off at 7:30 am and wouldn't work the rest of the day. We messaged the property owners about the issue multiple times, they said that they would try to get it working, but nothing was ever done to fix the issue. I'm sure that it was as simple as a timer or something that was set wrong and we even offered to fix it if someone would walk us through it. We were there for three full days and didn't once see anyone trying to fix the problem. The home was beautiful, but we were very upset that the splash pad wasn't fixed while we were there.

we went for a cheer competition and stayed a few more days it was amazing. Beautiful home nice amenities. my only complaint would be the dishes in the cupboard were dirty and the Foosball table was broke, those were small things though.... Again amazing place.

Our family of 5 stayed 4 nights. Plenty of room to spread out. The pool gate and splash pad are right off the back patio. The clubhouse had a nice ping pong table and pool table. We would stay again.

The location is perfect with pool and splash pad right out of the back door. Property was clean and comfortable, good mattresses in the bedrooms and great kitchen. Owner responded quickly to calls and texts. Octillo springs is a nice resort community, the pool area is built around younger kids, it's great for toddlers to under 12 crowd. Older kids/teenagers may get bored with how the pool is set up. Overall we had a great time with our 9 and 5 yr olds and would definitely look for this unit again.

Sun House... revisited
Our second time staying at Kantada Resorts and we loved it just as much this time around! Unit #25 is the optimal location with the pool entrance directly adjacent to the property and the splash pad in plain sight from the back porch. Its layout also makes it perfect for just enough sunshine without the intensity of direct afternoon blasts. Loved the evening swim-time the best; the sun slides down behind the resort's west-end units -- no sunscreen required!
All of our neighbors were friendly and even with a few larger groups in the mix, there always seemed to be plenty of room for everyone to relax and enjoy the pool, splash pad, and hot tub. The balcony is the perfect place for a secluded book nook - especially with the soothing background sounds of the splash pad and children's laughter. The accommodations are spacious and more than comfortable. The amenities (comfy mattresses, plush towels, fully-stocked kitchen, indoor games, outdoor games, pool toys, etc) made for an excellent time had by all of us : ages 3 - 75! Communication with the host was informative, friendly, and timely and the cleanliness of the unit was commendable. I'd highly recommend staying here but I don't want it booked up when we want to escape again!! I am sure there will be an Act 3!!

We enjoyed our stay at this lovely, well-stocked condo! It was super convenient to have the pool & splash pad right off the patio…..our little guy loved it! We also enjoyed hiking & biking in the area. We’ll definitely keep this in mind for a return visit.

Would Stay Again
Nice, new property. Quiet area in a great location near a Harmon's grocery store. Four adults and six kids in our group. Nice to have a bathroom in every bedroom (plus 1/2 bath downstairs). Kitchen was stocked great for our needs. Kids loved the ping pong table in the garage. Never made it over to the clubhouse. I would say if you have elderly folks in your group the stairs may be hard on them as they are steep. All three bedrooms are upstairs. The splash pad is literally steps away from the back patio, as is a gate to the pool. That may be great for your group, but not so great for the master bedroom that overlooks the pool. The pool hours are 7am-11pm and while guests respect that time frame, it was quite loud until 11 pm on all four of our nights there. If you've got an early morning of hiking planned- bring ear plugs. Only other thing I wished was different was a little more shade on the porch in the afternoons. The townhouse faces south and when we were there late March the afternoon sun was right on the porch and not enough shade. But overall it was a great place, clean and management was very nice.

Weekend Getaway
We had such a wonderful time staying in this beautiful condo. Everything was cozy and beautifully decorated. The property was well stocked, very clean and well maintained.
The owners were very friendly and communicated with us in a timely manner.
We would definitely recommend this place to everyone.

This was a awesome get away property. My family loved it and will most likely revisit. Quiet location with plenty to do for the kids.

The fun never stopped even when the weather turned sour
Very well equipped and located large condo made our family's vacation very comfortable and fun even though we had rain and low temperatures outside. From the well equipped clubhouse where we played pool, video games and table tennis to the large heated pool and jacuzzi area there was something to engage the entire family from the youngest to the oldest. Overall we had a wonderful time and are looking forward to booking again.

Great place
Great communication from Michelle! Great location close to Snow Canyon - one of our favorite places in the area. The heated pool was great for kids and the hot tub was actually hot!

AMAZING - THE BEST
This property and specifically this Condo is the BEST!!! Great proximity to Tuahcan Theater. Perfect distance to St. George. So Clean!!!!! This was one of the BEST family vacations ever and this Condo and Michelle was certainly a part of it. Thanks so much.
