About this house rental
After a busy day hiking and cycling, visiting the many tourist attractions of the Holme Valley and Peak District or maybe just catching up with family and friends - you'll be happy to come back to our cosy, comfy and clean cottage. Enjoy the log burning stove in winter, or the late afternoon sun in summer!
You'll have access to the whole cottage, plus parking space for 2 cars and an enclosed garden with a small patio. Our family home is right next door... and we're always happy to give advice on places to walk, drink and eat!
Entering on the ground floor through an entry porch (with washing machine and space for coats/boots etc) you'll find a spacious and well equipped kitchen, then open-plan dining/living space which looks out over the far reaching views. Upstairs is a bright and airy twin bedroom to the rear of the cottage - overlooking the garden, and the Peak District in the distance. The bathroom is compact but well equipped, with shower over bath. And finally a spacious master bedroom, with king sized bed, which being at the front of the cottage, overlooks the valley - towards Castle Hill and Emley Mast.
All linen and towels are of course included, as well as "starter" supplies of everything else you should need (soaps and shower gel, toilet roll, washing up liquid and dishwasher tablets, tea, coffee, sugar, salt & pepper etc)... and we'll leave a pint of milk in the fridge so you can have a cuppa whilst you unpack.
Law Cottage is just over 3 miles from Holmfirth, and 5 miles from Penistone so a car is required to travel around.. but it's just a 6 minute walk to the Fox House Inn, and just over half an hour walk to either the Boshaw Trout in Hade Edge, or The Butchers Arms in Hepworth. There are also 2 farm shops in the village of Hade Edge which sell locally reared and grown produce.
If country walks are on the agenda then the only problem will be deciding where to go! HolmeStyes Reservoir and Magna Quarry are our nearest and favourite places to walk our 2 dogs - just a 5 minute drive from the cottage. You can find more inspiration in the leaflets and guides that we leave in the cottage.
For culture and shopping then Cannon Hall Farm (home of 5 on the farm), Yorkshire Sculpture Park are great family trips. The Picturedrome in Holmfirth also hosts great cover bands as well as stars of yesterday (and tomorrow!).
The views from the cottage are absolutely stunning; often we see people who stop their bikes or cars to take photos. Even our children, who often have their eyes glued to screens, comment on how lucky we are to have these views every day. However - please do be aware that, being on the top of a hill, does mean that it can be hard to escape the wind and rain so be sure to bring the right clothing!
Up to 2 well behaved dogs are more than welcome, but please be aware that we have rules in place to ensure that visitors who might be allergic, or simply not pet fans, also feel at home here. This means no pooches upstairs or on the furniture, and not to be left home alone for long periods of time. We find that most guests find plenty of options to enjoy the great outdoors and a pint or two with their four legged friends though!

Fantastic property, with everything you could need. Very clean and comfortable. The surrounding area is beautiful and there are lots of great local businesses to visit. Dinner at the local pub was delicious! We would definitely visit again!

Beautiful cottage in beautiful surroundings. Very comfortable, modern interior with excellent facilities and equipment, and thoughtful details such as a welcome snack pack/breakfast treats, condiments, ice in the freezer, and night light on the landing! It felt too brief a visit to enjoy everything it has to offer. We’ll have to go back again some time!

It was a beautiful place to stay. Highly recommend it to anyone. Sarah has thought of everything in the house. It was like home from home. Hopefully going back again soon or next year. There are also lovely places to visit and easy to get too. Thank you Sarah and Mark for a wonderful stay.

The little house is beautifully decorated and clean, with comfy beds, good quality tasteful furnishings, nice modern kitchen with everything you need.
The only downside for us was the road alongside the property garden - a lovely courtyard, secure for the dogs but quite a lot of noise from passing idiots driving too fast or on awful noisy motorbikes. Didn’t spoil our stay but it is a shame, as the house is well located for fabulous walks and sightseeing but the road is a drawback.
Otherwise perfect.

The Cottage was everything we hoped it would be. It was very well maintained, well equipped, and felt like our home from home. This cottage is lovely and situated in such a a beautiful area of the countryside, with gorgeous views.

A very good property

We loved the beautifully renovated and well equipped cottage with its wonderful view on the Yorkshire hills. The little outside patch with its stone walls and flowers was very cute as well. The only downside was the noise from the intersection with all its traffic just in front of the house. And the fact that it was quite difficult to walk the dogs right from the house because of all the traffic racing by.

Home from Home
We were looking for a base to explore the Peak District. Although that didn't happen, the house is nicely placed to explore West and South Yorkshire, Derbyshire and also Greater Manchester.
House was very clean, nicely decorated and had everything you need. I could live there!
I didn't have any dealings with the hosts but apparently they were very helpful.
Holmfirth is nice. Lots of places to eat, although we tried the Fox House and Boshaw Trout nearer to the house. Enjoyed both. Good service.
Would wholeheartedly recommend this rental in a beautiful part of the world.

First class accommodations in a country cottage.
My wife and I had far too short of a stay here and in hindsight I wish I would have booked longer stay. One amenity I would really have enjoyed was the walled garden patio off the back entrance, unfortunately the one day of gorgeous weather we were out taking in the sites at the Yorkshire Sculpture Gardens.
As you can imagine after the YSG neither my wife or I were interested in making diner that evening so we made the short walk down the road The Fox House pub style restaurant and had a wonderful meal and a well deserved pint.
Our bed was ever so comfortable with a thick comforter to keep us warm at night. The cottage has two rooms and ours was the one on the front of the house with the single bed, it was quite spacious with plenty of room to place our luggage so that we weren't tripping over them in the middle of the night.
Would I stay here again... absolutely!

As a family of 4 and a dog we had a perfect, peaceful and relaxing weekend getaway. Lots of lovely dog friendly walks to go on and something to do for the whole family.

Lovely property. Decorated to a high finish. Sarah has really thought through all the little things which make a holiday rental perfect. Small thoughtful things from a welcome note and recommendations to salt and pepper in the kitchen.
Directions and check in were easy. There was milk, tea, coffee and biscuits on our arrival, plus a welcome note. This was greatly appreciated.
We travelled with our dog and there were lots of dog friendly places near by. A lovely walk to the Butchers Arms pub. We also ate at the Fox house (reservation needed).
In summary law common cottage was a lovely holiday. Great property and great scenery. I highly recommend this property.

Quality accommodation
A great cottage, equipped with everything we needed, clean and well furnished. Pub The Fox House 5 minutes walk serves great food and service from staff was excellent under present restrictions due to covid. Blessed with great weather and plenty to see including Canon Hall Farm, Wentworth Castle Gardens, Holmfirth and Penistone good for shopping.

Wonderful stay - we hope to return!
We had a fantastic stay at the cottage. It was just the 2 of us staying, but it is very spacious and would be perfect for families too. The entire space is very comfortable and it’s very well equipped too - we had everything we needed to cook in the kitchen. It was also extremely clean and check in/check out was very easy. A perfect spot to explore the local town of Holmfirth or venture into the Peaks for walking or cycling. It was also very easy to store our bikes in the porch/utility room and there is a lovely walled garden with table and chairs. We had a lovely time and I honestly couldn’t recommend the cottage enough - thank you Sarah!

Gorgeous cottage
Lovely location to get away to but within short travelling time to lots of things to see and do. Cottage is really beautiful and quite spacious, having everything you would need for a fantastic holiday.

Lovely cottage that was really tasteful in its decoration. Calm and very comfortable. Lovely beds.
We enjoyed being close to the YSP and the Wakefield gallery.

Mixed feelings about this stay
The good: well equipped and decorated cottage, comfortable beds. Good location for many reservoir walks in the north west edge of the Peak District. Lively Holmfirth close by with plenty of dining options.
The bad: tiny bathroom with an unusable bath; slow WiFi; located right on an intersection that can get busy with traffic noise including screaming motorbikes; very small courtyard garden overlooked by road users albeit sunny; minimal and uncomfortable garden furniture.
The dangerous: poorly maintained and loose dry stone wall by the gate. One of the stones fell off and nearly crushed my child’s foot but ended up chipping the paving slabs instead.
The unreasonable: we were expected to pay for the damage caused by their own loose stone wall; no sense of responsibility or remorse for the potential life changing injury to our son; pernickety pet rules; exorbitant quote to use 3-pin plug to trickle charge my EV of £46 for the week (I would have only got £10’s worth of electricity out of it at most).
Tip: If you have an EV, there is a free to use rapid charger run by Engie at the Co Op car park in Holmfirth.
Conclusion: Although we really enjoyed the sunny weather and surrounding countryside during this stay, I can’t really recommend this property for a family stay in view of the safety hazard and the negative experience we had with the owner.

Lovely cottage, great location
A tastefully furnished cottage just outside of Holmfirth with easy access to the surrounding area. A great spot for the Peak District in general or just taking local walks. Good choice of bars and eating places nearby. Sarah and Mark responded quickly to any questions.
