It was super nice to just walk down to the river. We fished, floated and swam. The location is great. The chairs on the boat dock in the picture on VRBO are not down there.
The little house in front of the house we rented was an Erie feeling. You have no idea if they are home, not home or watching you. The bathroom upstairs needs a curtain over the window not a piece of glass you can see through. The floor down stairs was not clean, the sheets on the beds are paper thin and roll off the corners during the night. 2 trash dumpsters were completely full and stunk severely. Thankfully they did remove them to the street and get us 2 more. There were a couple bugs inside. If you left your black 2 pc swim suit in the window seal, it’s still there yesterday 8/11/24. The pool had debris in it from the overhead tree which is to be expected and there is a Polaris but it never ran. We never got in the pool.
Dont think I would rent this property again.

This was our second time staying at this beautiful and relaxing property. We enjoyed every minute and we can't wait to return. The teens loved the pool and the adults enjoyed the hot tub! Access to the river was easy and nice. We loved that it is a quiet part of the river and we didn't have to float the entire river to enjoy it. Water level was perfect for us. We are ready to rebook this property for spring 25. The owners are very attentive and great hosts. We were able to check-in early for a small fee and it was worth it!

The house was very nice. It was an odd setup with another house in front of it. We only saw people from the front house a couple of times - once getting out of a car and another time a couple of guys were standing at the side of the front house smoking. The inside stairs were treacherous (spiral staircase)and we had to be very cautious going up and down. There wasn't enough bandwidth (internet strength) to support multiple devices and all three tvs. Host responded quickly when we had questions. We loved the river access for swimming and kayaking/tubing (had to provide our own) and fishing. Loved the swimming pool and hot tub but again the front house had two glass sliding doors facing the pool that we couldn't see into but I'm certain they could see out. The bed configuration did not fit our group very well. We probably wouldn't return to this property because the cons outweighed the pros.

We had a great time. Great privacy in the back. Great access to river. Fun but slightly ackward in the front where the pool, hot tub, and grill are. The owners quarters located next to pool. The owner decided to do yard work when we were there. I said “thank you for letting us stay” and she turned with no response. They charged for towels that I don’t recall them becoming destroyed. (Hoping it wasn’t from my group however they had another guest the next night) Guess I am used to hosts calling those expenses part of the service… especially after paying $1700+

We enjoyed our stay. When we booked we did not read fully and understand that the pool is between the front house and the rental property. It wasn’t summer so we didn’t get in the pool but it felt awkward. Also the driveway is not well lit. It was a nice quiet time. Lots of bed space! Good for groups

House was great for the most part. Hot tub was an issue- the level of chemicals in the hot tub the first night we got in was AWFUL. My swimsuit is ruined and we could barely sit in it due to the fumes from the amount of chemicals/chlorine circulating in the tub! Someone responded pretty quickly the next day and suggested we take the little plastic tub out with the chemicals and run more water.....luckily we were able to get it to the point where we could sit in it on our 2nd night but still ruined one of my favorite swimsuits!

Everything was fantastic. Wanted to let y'all know that the downstairs AC filter was dripping no matter the temp we set it to. Looks like it has had previous drainage or freezing issues. Water damage around the filter. We caught the dripping with a bowl and emptied throughout the weekend. Otherwise it was amazing.

The spot on the river was great! The size of the house was perfect for 8 adults. The pool and hot tub were wonderful and clean. There was another house that backed up to where the pool and hot tub were which was a little weird and made it feel not private (although we never saw anyone in that house).

Terrible check in procedure, owner sends multiple confusing texts before check in dates, property not accesible as described, someone living on property, trash, run down, disconcerning neighborhood, we didnt stay in the house. Had to leave and get hotel. Asked for refund and they sent back the cleaning fee. Beware of this property and its rep

Beautiful house and great layout. The view in the back of the house is beautiful and peaceful. We loved seeing so many deer everywhere, and it was a great location near town.
The only reason it didn't get 5 stars was the dangerous staircase inside the house. Luckily we didn't have kids with us, but for any young kids or elderly guests, this is not ideal. There was another set of concrete stairs on the outside of the house you can use to go up and downstairs, but not very convenient and still had a stair that was misshaped with a large enough gap to hurt someone.

We arrived and from the start we saw that the place was NOTHING like the online pictures. The place was so dirty and dilapidated that we couldn’t use the pool, we had to put towels down on the patio furniture to sit on it. Everything was outdated. There were broken tiles and blood on the wall switches-major health hazards! The place was so awful we couldn’t even stay there the final day of our trip. We waited to post this review because we were hoping the management company would work with us, at least repricing the stay to something more reasonable. But they only gave us back our cleaning fee witch didn’t even cover the hotel stay for the final night.
We came from California and my sister drove two hours work a toddler to come to this dump. This was such a disappointment and completely ruined our trip.

This is a great property for a group. There’s a pool & hot tub in the front (the entire front of the house is behind a privacy fence ) and private river access in the back. Very close to Schlitterbahn, but not loud and busy. It’s a great hang our house . As noted by other reviewers, the interior stairs are a steep spiral staircase. There’s an outdoor stairs that are very easily accessible. Most beds are upstairs.

This property is behind another home with a shared driveway. Pictures do show this however they do not show that the front property has a sliding glass door 4-5 ft from the pool. The yard is shared property and very weird that you can hear them in the home. The blinds were closed but doesn't mean they can't look in on your family in the pool area. Made us uncomfortable with young girls in bathing suits. They don't put that in the photos. Also outdoor furniture is old. Sofa is so hard it hurts your bottom to watch a full movie. Felt like AC kept being adjusted from an outside source remotely anytime we lowered it during the night.

We enjoyed Edgewater Escape for my 50th bday weekend - lots of space, great kitchen, comfy beds - and our tween/teen kiddos enjoyed the upstairs as their own - we loved the hot tub - it was a quick weekend that was jam packed with fun family time - great house!

Great house and fantastic property! We loved spending time on the dock and balconies and would have spent more time out there if the weather had allowed. It comfortably housed my family of 4, my brother's family of 4 and our parents. The kitchen was in working order and we easily prepared a simple Thanksgiving meal.
One important thing to note is the spiral staircase. You can see it in the photos and we all assumed it was a secondary staircase. It's the only indoor staircase and three of our party were not able to go upstairs. There is a wide, straight staircase outside, but it was raining most of our stay and it was slippery, making it just as treacherous as the spiral stair. We still all loves the house!

The property was roomy, clean and well equipped and comfortable as advertised. We enjoyed sitting on the dock by the river and enjoyed seeing the wildlife. The neighborhood has many deer which are nice to observe, however, guests need to be very cautious while driving due to all the deer. This property is conveniently located close to dining and shopping areas. The neighborhood is older and appears to be in a transition stage with both older and newer properties. Very quite and peaceful. Enjoyed our stay.

Nice size home, beautiful waterfront location. My family was sharing with my in-laws, so having a nice master suite downstairs for them and a separate space upstairs for my husband and I and our 3 teens was ideal. The kitchen was large and well stocked with cooking implements. Having the home at the back of the property and trying to find the entrance and the lock box in the dark on our first night was a bit of a challenge, but we were able to get in! We all loved the wonderful outdoor living spaces provided and coffee or tea on the deck in the morning soaking in the quiet and birdsong was a favorite of all ages. The dock with easy access to the river was a favorite of the teens for sure! Pricing was a bit higher than expected due to large host fees, in addition to the nightly rate, but it was a good value.

We loved that this property had a pool, hot tub, and river access! The options are what made it stand out for us. The inside was very clean but the outside furniture of the property looked like it had not been cleaned in a while. On the back patio there were a lot of people hat looked like cake crumbles covering one of the tables. Additionally we trouble with the downstairs air conditioning through the stay. I realize a lot of it was opening and closing the doors during the day, but it only got down to 77 at night. These were not deal breakers for us and we throughly enjoyed the water options and the proximity to town and the new HEB. Overall good time with family!

River Fun Family Vacay
What a great time we had ! The house was very nice, and the location was very convenient to everything around. It has lots of great decks to enjoy the beautiful view of the peaceful Guadalupe river. The deck down by the river is wonderful and a great place to swim and watch the kids swing off the tree rope. The swimming pool and hot tub area was also nice Lots of places to sit, relax, and visit. The house was well stocked with everything we needed. The house was nice and cool except for one of the bedrooms upstairs. All in all everyone had a wonderful time. My youngest grandson requested that we get this same house next year. I highly recommend it.

Truly a Great Escape
We stayed at Edgewater Escape for a family getaway; 6 adults 4 children age 8 and under. Facility was perfect…. Plenty of space and space for privacy, comfortable bedrooms, large living space, well equipped and well furnished. Swimming pool and easy river access. Though pretty much in the middle of New Braunfels, felt like we were all by ourselves. The easy access to New Braunfels recreation, restaurants, and other amenities was great.
Must also say that Vacay Hill Country was awesome to work with!! I made an error in original booking and they happily helped me correct. Also very responsive with a couple of questions.

Great Mother's Day Weekend
This house was the perfect location for a wonderful weekend with family and friends. The house is beautiful and extremely clean. The pool was great for the kids. Easy access to the river. The kitchen was well stocked for family dinners. Thank you for a lovely stay.

Great location. Loved hanging on the dock at the river. Kitchen well stocked, however, coffee maker needs to be replaced. Coffee did not finish brewing and also spilled all over the counter both mornings. Also the grill is not great. Never got very hot - took a long time to cook our food. Overall a good experience.

Christmas river
Overall the stay was very good, facility was nice, .property owners were on site for a short bit and we’re very helpful and kind to let us use their office to change into our Santa Claus situation, we enjoyed the various outdoor settings. Hot tub was a plus. kitchen was well stocked and beds were very comfortable. We will definitely return.

Amazing Home
My friends and I rented this property for the weekend and we were blown away! The owners have thought of literally everything you could possibly need during your stay. The hole has so much character. Everything is labeled (lights, remotes ect) as far as what it controls or does which is super helpful. The hot tub was amazing and very clean. The location was great as you are situated right next to Schlitterbahn and downtown New Braunfels almost. We had such a great time and even got to meet the owners on the last day. Such lovely people! We will be renting this home again!

Best spot on the river
The Edgewater Escape was the perfect spot for our group. This is our third summer in a row floating the river. The house was spacious with plenty of room for everyone to have their own private space. Tons of patios and balconys. This part of the river isnt super busy so it was nice and peaceful to hang out in the water in our tubes. We plan on staying here again next summer. All 10 of us agreed its been the best place so far!
