2923 Atrium Villa
If you're looking for a cheery place by the beach, this two bedroom, two bath villa is on the 1st level in the Atrium Villa complex and features a vibrant color scheme with grand views of the Atlantic Ocean. Take advantage of the expansive deck for al fresco dining or simply relax and watch the natural beauty of Seabrook unfold before your eyes.
Upon entering, you'll immediately be impressed with the view. You will find a fully stocked kitchen featuring stainless steel appliances and ample storage with additional seating for 2 at the bar. To your right is the master bedroom with a King bed, sitting area for 2 and a sliding door which opens to the deck overlooking the ocean. The master has an en suite bathroom and walk-in shower.
The dining area has a round table which accommodates 4 people and flows into the living room which has a full size leather couch, a large HDTV and sea grass rugs. Enjoy the lounge chairs on the covered deck via another set of sliding doors.
Also off the living room is the second bedroom with 2 Queen beds, wall mounted HDTV, comfortable seating for 2 and deck access. The guest bedroom also has an en suite bathroom with a tub/shower.
You will be able to catch both the sunrise and sunset at this fantastic location. This villa is ideally situated across from the beach, pool, restaurants and Seabrook Shoppe and adjacent to the golf Pro Shop and Seabrook Island Club house.

Any changes made less than 2 weeks prior to your arrival are non-refundable. If you add a gate pass less than 2 weeks prior to your arrival, a $10 additional fee will apply.

This villa is tastefully decorated: vibrant and fun with easy access to many of the Club amenities.
Cancellation Policy:
For cancellation made up to 30 days prior to the scheduled arrival date, the deposit will be refunded less a $250.00 cancellation fee.
For cancellations made less than 30 days prior to the scheduled arrival date, all monies are forfeited. If we are able to rent the contracted dates after a cancellation, Guest will be refunded an amount equal to new rental rate minus the $250 Cancellation Fee. The amount refunded is not to exceed the amount paid by the Guest's under the terms of the Rental Agreement.
For monthly rentals the policy is as follows:

I booked this for a sister/mom weekend. The 3 of us had a wonderful time. It was so nice to be close to the pool and beach. Everything was perfect for the 3 of us and we are looking forward to coming back next year.

We loved being able to walk over to the beach club and the easy access to the beach. We spent most of our time, at the condo, on the amazing balcony. We will definitely stay here, again.

We loved staying at Atrium Villas. We spent a lot of time on the porch eating meals, drinking wine and watching the ocean. We liked the fact the Amenity cards were included with our rental. We enjoyed the club pool area and being able to walk to restaurants. The villa was clean. Beds slept well. Kitchen was well stocked with dishes, pots and pans. The hairdryer in the bathroom with queen beds did not work; however we brought our own hairdryers. We would stay at this villa again. We were very pleased!

The location is excellent and we enjoyed the amenities. The beds are VERY comfortable. The condo was well supplied. Not sure why there has to be a differentiation between a member and a guest when the owner is a member. The guests have to pay for things like pool towels, inside pool, gym and can’t use the Pelican Nest restaurant on certain days.

We loved this vacation villa. The location was perfect and we enjoyed the balcony immensely. In the morning we would walk the beach and the afternoon we sat on the balcony reading and watching the pelicans and dolphins. The beds were very comfortable. We had everything we needed. The island was beautiful and we enjoyed looking for deer when we drove to the village for dinner. Thank you for sharing your beautiful oasis!

We thoroughly enjoyed our stay and were sad when it came time to leave. The property was immaculate and smelled fresh upon arrival. It was quiet and very restful which was just what we were looking for. We would definitely like to stay here again!

We had an absolutely wonderful stay at this condo over a long Easter weekend. The condo is in a perfect location- right across from a boardwalk and the ocean club (highly recommend the amenity card for this) and a gorgeous view from the balcony. The parking under is very convenient- recommend parking as soon as entering to be closest via steps to the condo. There are luggage carts available at the elevators. Bike racks are easily available. The condo itself has everything we needed for our stay- plenty of kitchen equipment, good supply of towels. Beds were very comfortable and the area was quiet. Can’t say enough about the view!
We had one very beautiful day that we spent on the beach and at the pool. Lunch from Pelicans Nest was great. We ordered dinner takeout from LaTela and it was great! The next two days were rainy and so we spent time at the indoor pool (very nice, great option for us) and did some biking down to boardwalk 1 (nice and easy ride with bike parking about halfway down the boardwalk). Also browsed the shops in Kiawah which was a nice option for a break from the weather.

The description, pictures, and reviews of this property are all spot on with just one small discrepancy-there were no tables/chairs in the walkways outside the door like 1 picture depicted - might have been due to it being off season. It's definitely a great location as it's right across the street from the ocean and pool. As someone mentioned though, screens on the sliding doors would have been nice as the temperature outside was perfect for natural air. The covered parking for both car and bikes was a great amenity as it did rain once. Overall we enjoyed our stay and this place had everything we needed - especially the relaxing patio and comfortable beds. Thanks!

Seabrook Island is a beautiful, oceanfront, gated community with stunning beaches and gorgeous houses. We rented bikes (really good value from Seaside Rentals) and rode the beaches of Seabrook and Kiawah Islands for miles, plus discovered a whole network of shaded and sheltered bike paths for the warmer days. The condo was spacious, large outdoor verandas, impeccably clean, well stocked and very quiet, right across from the ocean and beach access. We were there off-season, so many of the amenities were not yet open - worth checking before you buy an amenity card. Even with a card, there are some extra charges (US$15 per swim, for example). The Salty Dog Cafe nearby at Bohicket Marina was our favourite restaurant with excellent seafood (huge portions provided lunch for the following day) and stunning sunset views. Would come back here in a heartbeat.

I cannot say enough great things about Seabrook Island in general. I have been many times, and almost exclusively stay in the Atrium Villas. Love the ease and proximity to beach, pool, and Island house dining. Amenities are simply the best. The villa we stayed in this time was lovely, had everything we needed. Comfortable with plenty of space. Wonderful ocean views all day. 5 stars!

This was our second visit to Astrium Villas. We love the patio and beautiful view of the ocean. The condo is very well equipped and comfortable for 4 adults. The beach club/pool is right across the street but we did not use it. Seabrook island is lovely and perfect for bike riding.

We had a great time. 2923 was a perfect location – right across the street from the beach, the pool, the club restaurants, & the beach restaurant. The stairs were convenient & easier than using the elevator. The porch was delightful. I did call about the furnace filter & it was replaced that day. Something that is easy to overlook. Probably all the vents could use a vacuum. Everything worked & it was very clean with cute decorations. There were some scuffs & spots, but nothing major. Probably the sliding door tracks could use a wipe out and new lubrication – they needed a bit of muscle. I wish there had been screens so we could leave the doors open. The refrigerator door looked like it had been through a battle. Ice maker worked well. Beds were comfortable & pillows ok too. Showers were ok. The microwave was missing a turntable. The unit was very well furnished. Lots of dishes & silverware, kitchen utensils, Keurig, etc. I have wooden “toaster tongs” at home, so I had trouble retrieving my toast – didn’t want to burn my fingers or use a metal item.
One of my party is legally blind, so walking any distance is perilous. 2923 was a perfect location for the facilities we used. He spent every free time sitting on the balcony & watching the world go by. If there were grab bars in the master bath, it would make it safer with the glass splash door and the 2 shower heads. I was afraid for my friend who is vision impaired that he would have to step over into the tub and wouldn’t have anything to steady him.
We were disappointed that reservations for restaurants were booked solid - or there was a 1 1/2 hour wait. It would be great if the casual pool restaurant was open later so we could go over after returning from Charleston

Beautiful condo with a view
We thoroughly enjoyed our stay at Atrium villas. The condo was immaculate and well furnished and equipped with everything you need. We loved sitting out on the patio with the beautiful view of the ocean. Very close to beach and pool and golf.
