It's all about the water! Callicoon Creek is right in your backyard. Deep swimming hole. Great trout fishing. 5 minutes to Delaware River and downtown Callicoon. FAST WI-FI. Separate work space in the den. Second creek runs right right through property. Cross over to 7 acres of nature trails. Fun shed/playhouse. Firepit. Gas grill. New, crisp, clean, uncluttered, modern, fun, bright farmhouse. Come and stay.
*Dining table seats 8, island seats 3. *Mature groups 28+ and their children are welcome. No college type party groups.
THE STYLE:
This is not your typical farmhouse. You will find pops of color, fun artwork and clean uncluttered spaces. It's a cozy house with a fresh vibe.

THE NEIGHBORHOOD:
5 minutes from downtown Callicoon where you will find: quaint shops, amazing restaurants, a distillery, Pete's Supermarket, Callicoon Park with public access to swimming in the beautiful Delaware River.
PETS:
Dogs that are low shedding and well behaved are allowed with pre-approval. Furniture must be covered if pets want to lounge. $49 pet fee.
BARN:
The 120 year old barn is under renovation so it can't be accessed but its history can be appreciated from the outside.
OUTSIDE:
Callicoon Creek is at the rear of the property and another creek runs through the property and intersects Callicoon Creek. Roam the 7 acres of partially wooded land with just the right amount of trees left to grow naturally. This will be a future glamping site Included with the house. In the back yard is a large firepit plus a grill, a deck and picnic tables for guests to enjoy. The house is on North Branch Road so it's not a remote setting however when you're in the backyard listening to the rushing water of the creek you will feel like you're in the middle of nature miles away from everything.
CREEK SAFETY:
During summer the creek is usually a bit more shallow making the side creek easy to cross and fun to walk through where you will discover baby trout and frogs. During very heavy rainfall and storms, which could happen any time of year, the flow can be strong, like a fast river, a spectacular site indeed. You absolutely MUST keep a safe distance and respect nature during these times. Callicoon Creek has a deep swimming hole of 5-7 feet year round! Children must be supervised around water. This area is behind the barn.

There are exterior cameras outside for security purposes only. There are no cameras inside the house.

I don’t think we could’ve found a nicer home to stay in. We feel very fortunate that we were able to stay here for the week. The home was so beautiful and clean, the access to the creek was fantastic! We all loved it, including my very tired out pup Duke. He got to live his best life on the water all week! I can’t wait to come back!

The house had everything we needed. The first night a lighting storm disabled the internet and having teens and young adults was interesting. Plenty of board games to keep us occupied. Leah was so helpful and we found a spot on top of Hospital Road that had service. We told a neighbor about it and she was thankful. We had great family time and nothing to stress about with the house..everyone was comfortable. The creek was great! All the kids (and adults) enjoyed it. There were toys for the toddler and he was so excited to play with the train. Thank you, Leah for providing a relaxing home for our family vacation.

Our stay at Leah's farmhouse was perfect. We had 9 people and a dog, and had more than enough room for all of us. Leah's communication was excellent, the house was in great condition, and we highly recommend it.

We stayed in June during a heat wave and that ended up not being an issue. The home was perfectly cool and the creek had refreshing water for a swim. Our dogs didn't like the water as much as we did, but they still had an enjoyable stay. The home is beautifully furnished and updated with everything you could need and more. The property with the creek is a treasure! We would love to return.

I was planning a fall getaway for my family. I chose this property because I thought the creek in the yard would offer entertainment for the little ones and it did!! All of the adults enjoyed it as well. We ended up with a rainy weekend. And this house was perfect, comfy, cozy, well equipped. The kitchen is a dream! Bedrooms are lovely. I cannot say enough about this house!! Everything truly 5 stars!!

Perfect house for our family get together! The house is nicely decorated, with plenty of board games and toys for our grandchildren. Fully equipped large kitchen. The beds are very comfortable—- a perfect house for a family to spread out or enjoy time together in the spacious living room. Lots to do. We went on hikes, explored Calicoon and nearby towns, visited the alpaca farm, walked along the river and had the best massage at Villa Nova. Leah is a wonderful host who goes above and beyond to make sure you have the best experience in her lovely home.

Upon arriving at this home the amazing smells and sites inside and outside are just so uplifting and calming. I ran from room to room with excitement checking the rooms out like Christmas morning. The home is a sanctuary. The beauty is a treat for your senses. The inside is so thoughtfully put together. It is cozy but big. It exudes calmness and intrigue. The decor is wondrous. Leah has thought of everything you may need from a well stocked kitchen, an abundance of towels (that are luxurious), luxurious beautiful bedding (with every option of pillow types and extra blankets) all rooms are just alive. I have very sensitive skin and the bedding and towels were just luxurious. The home is so very clean and I am picky. There are also many thoughtfully placed cozy areas for everyone to find a place to relax.
The church bells were an added bonus.
We were able to do so much. The creeks are just steps away are beautiful and can be easily heard . We sat by the creek and read a book. We sat by the fire outside in the evening. The food at the Italian restaurant (peppinos - I think) and small restaurant (the kitchen table - I think) was amazing! The shops were fun. We were able to fish. We visited Narrowsburg and went to an amazing Latin restaurant.
This home is great for a small family or a big family or a family with fur babies.
My parents are getting older and I wanted to give them a special time. I thank Leah for this special place.

We had a wonderful long weekend at the Farmhouse. With 3 kids 3 yrs and under, we spent a lot of time in the house (because of varying nap schedules) and exploring the property. There was plenty of space that we didn’t feel like we had to be quiet or were restricted while someone napped. The kids LOVED the “playhouse” and walking down to the creek to skip rocks and look for deer. Leah was easy to communicate with and quick to respond. The town of Callicoon offered multiple dining options, park, and shops to explore. We would definitely return!

Our family rented this house for the New Years weekend. There were 7 of us total. We really enjoyed our stay. The house is very spacious and comfortable. Plenty of sleeping spaces, and then some. Well stocked kitchen. Beautiful surrounding area.
We would totally stay here again! It felt like we were all home, with all the comforts. There are stores and restaurants nearby, so we stocked the fridge and just hung out all weekend.

We stayed at Leah’s farmhouse for a long weekend. We were traveling for a family wedding and I am so glad we found this place. The home is absolutely gorgeous and the communication with the host perfect. My only regret was that we didn’t stay longer. The house is well cared for, clean and stocked with everything you need & stuff you didn’t even think of. Plenty of space for large families or groups traveling together. I definitely plan to visit again!

Leah's farmhouse is absolutely beautiful. It's very modern, spacious, clean, and has everything you need in a house and more. The fun artworks on the wall are a plus. We spent most of our time bonding at the dining table and the backyard. The sound of the creek nearby is very calming.

My husband, 2 toddlers and parents stayed here for a wedding in town and it was just perfect! There was everything we needed for the kids (including the pack n play and high chair which is so great) as well as toys and an amazing back yard to explore. Leah was easy to get in contact with when we needed and the place was well-stocked. Would definitely recommend!

Our group of adults and kids had a wonderful time at Leah’s farm house. The house was comfortable and well appointed and the swimming hole behind the property was magical. We played in the creek all day, cooked big meals in the kitchen, and relaxed by the fire pit at night, the perfect getaway.

We had a really great time staying at the house in Hortonville! The kitchen was great, had everything you could possibly need. And even though it's been such a dry summer there was still enough water in the swimming hole to swim. So much fun, we will definitely be back!

We had a very nice stay. The house was very clean and comfortable. The kitchen was extremely well stocked. The microwave was not working properly, but it was not a problem for my party. We told Leah about the problem and hopefully she has remedied the situation. The beds were comfortable and there were plenty of towels. The creek was a great place to unwind and relax. We had a great time with our dogs exploring the creek bed. The downtown area was quaint as well as the surrounding area. It was extremely hot during our stay but the house remained cool with individual ventless units in every room. We spent beautiful nights sitting by the firepit underneath a star filled sky. Great time, great place.

Lovely farmhouse, amazing creek on property!
- HOUSE - Absolutely LOVED the clean farmhouse, decor, layout of the house, linens that actually included clean pillows and blankets for everyone, and even a bonus jacuzzi in the master bath. Well-stocked kitchen (with even a pressure cooker!)
- CREEK - Access on-site was glorious if your mates and kids enjoy fishing and just being in the water. Not much fish to catch in July in backyard creek - we did see a couple of decent sized trout/ bass during our 3-days there but plenty of minnows and tadpoles (so bring a net!) - but just stepping in the creek was super fun for the kids. Amazingly, we did not get any mosquito bites.
- HOST - Leah was amazing and super responsive with minor things we inquired about.
- DOWNSIDE - No signal in the town so must rely on wi-fi which made it hard for GPS to work. House did come with two sets of walkie-talkies - another thoughtful touch by the host. House is on main road.
- IN SUM - My family and I would definitely come back!!! Though the other family we came with said they may not return.

Lovely , clean home . Great place for 4 couples to hang and enjoy a holiday weekend away. Bedding was comfortable, living room and kitchen were large and house was well stocked . Leah was very accommodating , thoughtful and easily contacted.
Backyard and deck furniture could have been cleaned and freshened up prior to our arrival but the house made up for it.

Upon arrival we were welcomed by a couch in plastic and cardboard taking up half the front porch and half bags of dirt from a spring project left unfinished by the stairs .The dead flowers in the hanging baskets were a nice touch. Once inside we see the post it on the air-conditioner in the main living area stating "not to use because it will leak". The chair in the dinning room with its top sticking up in need of wood glue and the half beer in freezer were notable. As you walk out the sliding back door which screen is broken and will not stay on track to your left a mop and snow shovel stacked in the corner and to your right a tree that grew up thru the deck was hacked off and let to regrow into the seating area blocking some seating. As you go down the stairs to the backyard more half bags of dirt, around the weeds towards the driveway more stacked dirt where you will find old bag of concrete and a cardbox box weathered against the house. Walking past the scattered garbage back towards the creek you will pass the barn with glass falling out windows, old battery leaching toxins into the soil behind it and a pair of turkey vultures nesting thru a missing window. Which brings us to the water in the house which we were not aware is untreated well water. Further there were water pressure problems and when the Plummer arrived the day before we left she removed a clogged filter. Also gross was the upstairs shower curtain that smelled like mildew unpon arrival. The water temp adjuster knob was also broken and in a drawer. The bed linens are thin. The internet password was not as listed upon arrival .Wednesday night the internet went out and was off for the rest of the stay till Saturday. This was a huge problem as there is not reliable cell service at the house. So people had to go into town in different directions to work since the home office area was useless with no internet. When presented with the state of the property the owner was defensive and did not meet our needs. The location on the creek is the highlight of the property. The nearby town of Callicoon was wonderful to visit!

Charming house, but those creeks!!!
At first sight I was a little crestfallen. Outside needed some attention.
After a water issue, which I think had to do with a storm the night before. A shower not working. The handyman lives across the street. He came over and got the water running . We settled in and had a wonderful time. The house is charming, but it’s all about the creeks. They were beautiful, fun, and flowing after the storm. We fished and caught fresh trout everyday. They were delicious. My grandchildren had fun playing in the water, finding all kinds of creatures, snakes, crayfish, and fish. We had bonfires and played games. The house was clean. Rooms were all good sizes. Beds had nice pillows and sheets. There was plenty of towels too. Fun toys for kids. Even a stage for a baby shark show.(fireplace hearth) Could use a couple more big coffee mugs. Outside could be picked up a bit. Leah was easy to work with and even had a griddle delivered so my grandsons could have pancakes. I heard, Yay, we can have pancakes and bacon now. Thank you!
All in all a fun place to spend a long weekend. I asked my kids if they would come back and they all said, “Yes”. I asked my grandsons what was the best part, “The creeks”. Says it all.

Relaxing
Leah's farmhouse was a wonderfully relaxing retreat on Callicoon Creek for our two families & dogs. The house was the perfect size for our 8 adults and the owner was very responsive to any issues. Starting our days sipping coffee down at the creek while listening to the water rush by was my favorite part.
