About this farm stay rental
Family friendly farmhouse in North Branch, NY, located within short travel distance to some of the Catskill's Sullivan County's best attractions. Antiquing, farm markets, boating and fishing on the Delaware, dining, breweries, distilleries, and music...Callicoon, Roscoe, Jeffersonville, Bethel Woods and Woodstock are all within 30 minutes drive.
It is also a chance to enjoy the country summer home of American boxing legend James J. Braddock aka the "Cinderella Man". During the 1930s the Sullivan County NY area was a training location for area boxers. Braddock liked the area and built this home in the 1940s after winning the World Heavyweight Championship in 1935. The Braddocks spent summers in North Branch for many years and family still continues to visit the house regularly. Photos of Braddock's boxing career and family are found throughout the house.
Located on over 2 acres with a brook flowing through the backyard, this house provides the perfect place for a getaway. Wifi is provided, but it's great to go off-the-grid and enjoy relaxing in the quiet beauty of the country. Clear night skies allow for amazing stargazing. Roast some marshmallows over the firepit and enjoy listening to the crickets and brook babbling.
Take a step back in time to enjoy the circa 1940s house's 5 bedrooms (sleeps 9 people) and 2 bathrooms (one with shower/tub) with many original furnishings providing clean and comfortable rustic charm. Kitchen includes coffee maker, toaster, toaster oven, microwave, stove top (no oven) and all pots, pans, utensils, etc. Gas grill outside for BBQs.
We are a family friendly rental, not appropriate for large parties. Minimum rental age is 25 years old. No smoking, no pets. Guests need to supply their own bed linens and towels (beds have pillows and comforters).

While we enjoyed the location and much of the property, there were some downsides that weren't mentioned in the listing.
Be aware you must bring our own bedding, towels, and toiletries, and are expected to remake the beds, take out the trash, and sweep before checking out.
There is a strong sulfur smell from the unserviced water heater; it is potable and safe to wash in, but you will smell like eggs.
There is no oven in the kitchen, and most drawers/cabinets seemed to be junk drawers with all kinds of random personal stuff in them.
Felt a bit less polished and out of order than it should have been.

We had a great time at this property. The house was as advertised. Fortunately the weather was warm enough for us to grill and enjoy the property, but cool enough at night for us not to miss the presence of A/C. The fans were more than enough to keep us cool.
Quiet and remote enough to bring a feeling of real relaxation, but close enough to the quaint local town that we never felt isolated. There was even some swimming in the creek out back!
All in all, a great time was had by all.

This house was a great launching point for our weekend in the area. We didn't spend much time in the home, and it served as a suitable home base. Don't expect all the comforts of a modern home (as the hosts mention). It is conveniently located in the area.

Perfect Getaway!
We had a great stay at the house! Everything was just as it was presented online. Checking in was easy. Communication with the owners was great. An easy drive over to Bethel Woods. Everything was comfortable and clean. Thank you for a great stay!

Relaxing getaway
This is a lovely property with a nice big yard and river in back. The house is charming with original details and antique furniture. We enjoyed the surrounding area as well. It was a relaxing getaway for our family.

Nice city break
My kids really enjoyed the brook in the backyard and roasting marshmallows in the fire pit. The property was nice and quiet and remote enough to stargaze on a clear night. Great for a city break!

Home away from home.
We had SO MUCH FUN!!! Thank you Tim and Bev for allowing us to make lasting memories in your home. I wish I could share pictures of our stay. The house is beautiful and has that homey feeling to it. There are numerous black and white photos throughout the house painting a wonderful story of the life of Timothy Braddock! We especially enjoyed taking a dip in the brook out back and making s’mores around the fire pit while star gazing! You sure can’t find that in the city. There’s a lovely little town with an I cream shop, restaurant and huge supermarket just about 10 mins away. The area itself was just so quiet and peaceful and the children enjoyed taking a ride further up the road to see the cows, sheep, goats and chicken on the farms. Once again, thank you for having us.

Beautiful location, adorable home
We had a wonderful time at this North Branch home. The location was beautiful- we loved our next door cow neighbors. We went swimming at the Delaware River & sang songs around the campfire. We'd definitely visit again!

Excellent property, wonderful retreat!
The Braddock family home is a beautiful property that feels a bit like living in a museum -- you'll be charmed by the history and feel right at home in their beautiful outdoor space. Tim and Bev are great hosts, we can't wait to return.

Wonderfully relaxing stay
We had a wonderful time disconnecting in North Branch in this lovely home. I brought records for the player, which worked great. The stream out back was refreshing to wade in and the fire pit was lovely at night under the stars. The temperature for mid-August was perfect and the box fans in the windows were just what was needed.

Best stay!
I came with my family for a 4 day getaway from the city and this house was amazing! So much history and so much to offer: we enjoyed the fire pit and a grill was provided as well. Other than no cell service this was such an amazing stay we will definitely book again!

Beautiful brook with a large house!
The house is huge! The backyard and brook is beautiful. On a summer day, you can go by the brook and relax. The living room is cozy and the dining room is nice with a huge table for a family dinner. You can also relax in the porch if you don’t want to be in the house. There are nice bakeries and ice cream shops within 12-14 mins of driving. Overall good stay

Super charming place!
Gorgeous setting and charming house with a really cool history. My husband and I stayed here with our 7 year old son, but this house could very comfortably accommodate a larger group. Every bedroom is a good size. We spent a lot of time by the fire pit and exploring the brook. This was a really nice relaxing getaway. Owners were friendly and quick to respond to questions. We hope to return sometime!

Beautiful outdoor getaway
Beautiful outdoor experience you can hang by the water make smores around the firepit and look up at the stars in the night. The only turn off is that sulfer smell in the water.
