About this cottage rental
An immaculate two story conversion of the old coach house set within the impressive grounds of Belchamp Hall, a stunning Queen Anne period house and home to the Raymond family since 1611. Large South facing windows bathe the oak beams and floors in abundant natural light and wonderfully connect the cottage to its beautiful surroundings. Huge leather sofas, generous farmhouse dining table, log burner and a modern kitchen all combine to create an enveloping sense of comfort and relaxation. The cottage has its own garden beyond which there is a historic walled garden and large private estate to explore.
The Ground Floor
Kitchen - Open galley style with butlers sink, electric cooker & hob, fridge, freezer, dishwasher, microwave, kettle, toaster and filter coffee machine.
Dining Area - Large wooden table with six chairs
Sitting Area - Spacious, light and open plan with original wooden beams and floors, massive leather sofa and recliner orientated around a log burner and Smart enabled 40" TV.
The First Floor
Master Bedroom - Super King-size bed, hanging cupboard, chest of drawers and 32" Smart enabled TV.
The Coach Bedroom - Queen sized double bed and chest of drawers.
Bathroom - Walk-in power shower, encased bath, lavatory and two handbasins.

Private fenced and lawned garden with table, chairs, bench and BBQ along with direct access to a large and historic walled garden with a shared tennis court that guests are welcome to use (racquets provided). Being in the middle of an old family estate there are miles of wonderful footpaths taking you into lovingly preserved pristine countryside.

The coach house is beautiful and so comfortable the perfect place to unwind, put your feet up and relax.
Beds fabulous,shower fabulous.
Great walks on your doorstep.
Charlie & Alice welcoming and around but not intrusive.
Welcome basket lovely with milk,bread,butter, juice and crisps.
House has everything you need.
The only things to be aware of is that the driveway by front door is used for visitors to the hall,, this kept setting our sensitive dog off. Also back garden not secure for dogs to roam freely. But the beauty of the lower
fence was view to gardens.
Peacocks were fascinating to watch!

A well equipped and well furnished cottage set within a stunning, idyllic location. The cottage had a lovely back garden (with gorgeous views) which was fenced in for our dog and we were welcome to walk in, and use the walled garden of the estate. The owners of Belchamp were friendly and helpful and respected our privacy. We had a really lovely week spent in the cottage and exploring the surrounding areas.

The Coach House at Belchamp Hall is a lovely place to stay
We were welcomed by the owner and made to feel at home.The house has a lovely atmosphere and is in the most beautiful and peaceful setting with plenty of wild life to see including the peacocks and guinea fowl.
The bed room and bathroom were amazing and we had access to our own private garden to enjoy the sun. It was a great base for exploring North Essex and Suffolk .
All in all a wonderful place to stay.

We stayed in the coach house which we found comfortable & spacious. It was well equipped with a lovely enclosed garden. Situated in a beautiful setting alive with wildlife. We would definitely be happy to stay again.

We had a wonderful short break in the Coach House, walking, playing tennis, exploring Suffolk, and making sure to take time to relax and enjoy the beautiful grounds and gardens. The Coach House was very well equipped and comfortable, and made a great base for exploring the local villages, footpaths and coastline. Charlie and Alice (and some of the local residents) were very welcoming and helpful - especially when our dog decided to go off on a solo adventure (!) and had everyone out searching for him. I would definitely stay here again - returning to reality after such peace and quiet was a bit of a shock!

Bed and bedding so comfy, so clean and has all the facilities you could need.
The location and surroundings were stunning.
Could not rate this place any higher.
After staying in many cottages this has to be the best all round.

Generally the location, the cottage and surroundings are terrific. Lots of birds around the cottage, peacocks, pheasants and guinea fowl, along with others. We even saw a deer. Are there a few areas that need some TLC, yes, but nothing that impacted our stay or enjoyment. We would happily stay there again.

This is our second visit to Belchamp Hall and we love the walled garden and the access to the private grounds. The living area in the Coach House is large, incredibly comfortable and sits 4 with ease. The main bedroom is absolutely enormous and the bed is very comfortable. Having the enclosed garden gives more freedom with dogs and they have cleverly lowered the fencing at the front so you can see the walled garden.

We had a lovely break in the coachhouse. It was well equipped, warm and cosy. The location is great with lots of local walks. We were expecting the Peacocks, but were also entertained by a Guinea fowl family, pheasants and a cute little deer that regularly strolled across the grounds. Fantastic peaceful location.

We had the most fantastic week in the Coach House, walking, playing tennis, exploring the local towns and villages, but mostly unwinding and escaping from everyday hectic life. The Coach House was so well equipped and comfortable, a great base. We were made so welcome by the hosts and nothing was too much trouble. Thank you for the welcome hamper and doggie treats, such a lovely touch. X

We chose Belchamp Hall as it jumped out of the page as a wonderful place to stay. The surrounding countryside s beautiful and the cottage itself was certainly the nicest self catering cottage I have ever stayed at.

A peaceful retreat with only the sounds of the countryside and the resident peacocks. Living in a town it was so nice to see lots of wildlife from the Coach House. Peacocks, Quail, squirrels , deer and various birds . The Peacocks would sit outside the bedroom door sometimes
The coach house is in a rural location surrounding by countryside and walking paths. There are small villages and Towns near by Sudbury being the nearest and it offers supermarkets and restaurants and shopping areas . It also offers walking paths too. One being an old railway line so can be walked in all weathers and lots of it is shaded.
The owners Charlie and Alice are on hand if you need any help with local area etc but they have left a very detailed log of everything relating to the accommodation and things to do and places to visit.
We would definitely recommend a visit to Lavernham Village and go to the vintage blue tea rooms. They serve a delicious afternoon tea or a doorstep sandwich and a slice of homemade cake . The tea room has lots of charm and the staff are friendly and also knowledgeable of the local area .
The coach house is comfortable and cosy. Has all the necessary requirements in the kitchen , dishwasher, fridge , freezer, microwave cooker and hob.
Garden is enclosed and has seating area plus table and chairs and brolly.
Bathroom has electric shower cubicle and bath.
Tv in main bedroom.
We would definitely return to this property if we are looking very peace and relaxation away from it all .

Beautiful countryside. Lovely building but in need of a little tlc. Lovely walks around but found that their own dog sat on the grass near the door and as our dogs are not keen on other dogs we found this a little intimidating. Lovely pubs nearby. Beautiful but loud peacocks. Road outside front door was used regularly.

Belchamp Hall Coach House is idyllic for those who want a country hideaway. The Coach House and it's beautiful surroundings were the perfect place to unwind.

Ideally located for a long weekend away from London but within a 90min drive away.
The photos don't do it justice - the space is vast, with great decorative / architectural touches that nod to the space's lengthy history.
The space has every thoughtful mod-con for a luxurious self-catered stay - zero roughing it here.
Special mention must be made for the very comfortable bed and hot high-pressure shower!
We enjoyed using woodburner - though the central heating was very effective if that's your preference.
For those travelling with a dog - the fenced-in garden is a great practical touch.
Thank you to the management team for their quick replies to our enquiries.

We had a wonderful week away at Belchamp Hall Coach House and have already recommended it to friends and family. The location is great, especially if you have dogs, as there are loads of walks in the area and the ability to make use of the walled garden and exterior of the grounds really made our stay quite special. The Hall is off a very quiet road, it was incredibly peaceful. There are loads of villages and towns nearby with some great eateries recommended in the literature in the house. All supermarkets delivered to the Coach House as well, which is a major bonus.
The property itself is superb. Everything has been thought of, with a really well stocked kitchen. The personal touches are what really made it for me. The beautiful art on the walls; the quirky individual bits and pieces, such as the angle poise lamp in the smaller bedroom. These are the things that make a holiday house feel like a home. We really did feel at home.
We loved the addition of the Alexa unit. We spent many an hour thinking up weird and wonderful music to be played on it.
The communication we had from both Idyllic Suffolk and the owners was second to none. It really has been the best experience we have received from anywhere we have stayed in the country. We (I) managed to forget to empty the wardrobe, something I have never done before. The owners very kindly packed our belongings and sent them to us. Everyone we were in contact with was so very friendly and helpful. I cannot stress enough, how much their communications added to the enjoyment of our holiday.
We are Suffolk converts. No longer will we be booking with larger companies or staying in the south west of the country. Take note: this is how holiday rental companies and holiday rental owners should be run. Just superb.

This was our second stay at the Coach House, and we thoroughly enjoyed it. The countryside is outstanding, and being from London, it was a much-welcome opportunity to decompress. The owners and the management team are both brilliant, and we were very comfortable. It's hard to imagine anywhere as pretty or as enchantingly tranquil, and we will keep coming back whenever we need to recharge our batteries.

Thoroughly enjoyed our stay at the coach house. The location is fantastic for dog walks, lots of choices directly available from the front door, offering some stunning routes nearby.
The property was well equipped for our stay and offered a great base to explore.
Inside the property is showing some signs of wear, a few jobs need doing albeit not enough to put us off from returning.

A wonderful home from home
We just want to say what a wonderful time we had. So wonderful we extended for 3 nights and moved into the Hayloft next door which was available thank goodness as I would have been sad to leave after only 4 nights.
We absolutely loved it here. Very well thought out regards what would be needed in the kitchens etc and thoughtful touches throughout the house. Lovely welcome gift, nice toiletries in the bathroom, everything you need including a good TV choice.
It felt like a personal touch had been put throughout the Coach House and the owners are so accommodating and friendly and happy to be contacted if you need anything which is a real bonus as not always the case anywhere else.
We are country people who love to walk and love animals so the location of this gorgeous house for us was a delight. Fields and villages in every direction so lots of walking.
The onsite Peacocks and Guinea fowl are a joy to experience.. They are so funny to watch and they love to interact with you too.
We played lots of tennis whilst here on the court behind the property, again so nice to be able to just pop out and play.
If you are looking for someone really peaceful, where you can gather your thoughts, have some lovely walks and enjoy the countryside but in a modern home with all the mod cons, this Couch House is perfect.
We shall definitely be back. it was perfect!

Dark skies, peace and quiet and just 15 mins from the nearest town
This former coach house has been converted to a superb living space. Myself, my partner and our dog, booked in for a long, weekend. We both work from home so getting away from 'the office' is our way of relaxing. We, fortunately, picked a good weekend and the weather was very kind to us. We arrived, just as the sun had set, on the Friday evening. Too late for a dog walk (it's extremely dark in that neck of the woods), so the small, enclosed garden, to the rear of the property, was ideal. I'd highly recommend taking a torch because there is only a security light to the front of the property. Great for astronomers because of the lack of any light pollution in the immediate area.
We loved the open plan lounge/kitchen/diner layout and plenty of room to move around in the kitchen area (no falling over each other as we cooked dinner). Should you need it the internet is a good speed, the wifi reaches upstairs and the Alexa is a very nice touch (my partner kept getting her to make animal noises to annoy the dog *rolls eyes*).
Upstairs the super-enormous bedroom was warm and comfortable (though the light for the emergency exit was quite luminous in the dark so I'd recommend that any light-sleepers take a eye mask). We also found the property very warm (probably because of the south facing windows downstairs) so we ended up propping the door to the upstairs open to dissipate the heat. The little pantry, off the kitchen, offers great storage for food, coats, shoes, luggage, dog toys/leads etc. The bathroom was very clean, and the shower is one of the best I've used (I really didn't want to get out).
The nearest supermarket is 5 miles away in Sudbury but because most of the route is along narrow, unlit lanes it takes about 15 mins to get there.
We found a couple of very nice 5K walking routes from the house - one passes by a ruined folly - and the church is certainly worth a wander around (if you like that sort of thing).
We had a few (uninvited) visitors; the local peacocks, peahens and guinea fowl would hang around the front of the property for much of the day, waiting for any scraps. We didn't oblige. We also met the owner of Belchamp Hall's very friendly golden Labrador, who took a shine to our dog. Sadly the feelings weren't reciprocated.
All in all this is a great getaway-from-it-all location. Do your food shopping en route, park the car and leave it there for the weekend. Do lots of walking. Cook in (or order a takeaway) and relax. Had the weather been warmer I suspect we would have spent the evening in the garden, sipping wine and gazing up at the night sky.

Ideal site for creative ideas
We were looking for an ideal place to get away from the day job where we could relax, think and come up with creative new ideas for our business. We wanted plenty of nature around with space to go for walks but also a good communal space and good wifi to work on our ideas. Belchamp Hall provided all of this as well as comfortable beds and we were very happy with our stay. The various birds and animals outside were also lovely. We would definitely recommend this property to others and would happily go again ourselves!

Visit to Belchamp Hall Coach House - December 2021
We first stayed at the Coach House in August 21 and had such a fabulous fortnight that we couldn't resist the temptation to have a pre-Christmas break. The accommodation is first class and spacious with every facility that you could wish for, and exceptionally clean and welcoming upon our arrival. Charlie and Alice Raymond are charming, welcoming and very helpful, they always make our stays at the Belchamp Hall estate, whether at the Coach House or the former water mill, a total pleasure. The walks around Belchamp Walter and the surrounding area are delightful especially for dog owners and this is a good base for visiting many of the wonderful towns and villages in Suffolk and North Essex including Bury St Edmunds, Lavenham, Long Melford, Sudbury and Halstead. We also enjoy day trips to the coast to Aldeburgh and Orford. As for eating out, there are many wonderful restaurants, cafes and dog-friendly pubs within a short distance. We recommend a stay at the Coach House at any time of the year, you will not be disappointed!

Belchamp Coach House
We stayed for a week with my two dogs. The Coach House was clean and the kitchen was lovely. It is a rather remote setting but in lovely countryside.

Fabulous Location
Having stayed at the coach house for 7 nights it's set in a fabulous location in the ground of Belchamp Hall. The coach house its's is good light and airy with lots of space and everything you need for 2 to relax and unwind. Would highly recommend, plus the surrounding area has some wonderful restaurants and pubs would recommend Black Lion Long Melford for great food and service.
