Everything was great, comfortable room, everything we needed. Kirk was very attentive and cooked a great breakfast.

Clean, comfortable, good value, friendly host, great food.

Kirk couldn’t have been more helpful and accommodating. Spotlessly clean, great attention to detail, comfortable and well equipped room. Excellent breakfast and care taken to provide for a vegan in our group. Great location out of the hubbub of Clacton, but easy walk to restaurants.

Perfect place !

This is the place I will always come back to when I'll be in this area. Kirk & David were incredibly welcoming, helpful and the service was top notch. The room is wonderfully designed and everything is of the highest quality. I slept perfectly on the bed and the bathroom shocked me positively with amazing decor. I can't wait to go back there, and that means something. I recommend it definitively.

There is not a single thing to complain about. Honestly, this place is really perfect!

Perfect Guest House, will be visiting again!

Everything about this Guest House is excellent. Spotlessly clean, beautifully decorated, superb breakfasts, friendly and hospitable owner, 10 minute walk to Clacton Pier and 5 minutes to the beach. Plenty of parking either on the drive or on the road. Would absolutely definitely recommend.

We felt at home from the word 'go'. Kirk is a lovely person and very friendly.

Breakfast was fantastic, always had a cooked one. A great choice of foods and plenty of it (if you can work your way though all of the courses)The owner was very welcoming and a lovely happy person. Kerb appeal super and inviting as was the garden and our room was spotless and Tea/coffee making area always replenished daily.

Everything was great. There was nothing to dislike.

Staff/owner was very hospitable and kind to my autistic son son.

Location is perfect. The room is very homey and clean. My autistic son and myself are both happy. Will definitely return.

Perfect friendly guest house.

Lovely little guest house situated in a great spot near the seafront. Room was very clean and had everything we wanted. The owner Kirk was very welcoming and gave us plenty of info about the area. Also a great breakfast 😋

Practically perfect in every way

The guest house was amazing, it was my son's birthday and they left a gift on the bed which really added to the whole stay. In my sons words ' this was worth every penny mum'. The staff are lovely, the house is spotless, the food was yummy, the location was perfect. Room with sea view.

Great accommodation with helpful hosts

The accommodation is perfect for its location being a short walk to the promenade and towards the pier and seafront. The property is lovely and clean and a lovely garden to have your breakfast in (weather permitting). Michael and David are excellent host's and can provide valuable information for places to visit. The rooms are beautifully decorated and spacious. The breakfast was cooked to perfection, and you were not rushed. We will definitely be looking at returning.

Lovely stay. Would highly recommend.

Beautifully decorated. Exceptionally clean. Great breakfast. Lovely hosts. Good location.

We stayed in top floor room with sloping ceilings on either side which was a little problematic as kept banging heads. Maybe “mind your head” signage might be helpful. Also couldn’t get tv menu up so didn’t use and didn’t ask as too late in evening. Lastly the fan was way too powerful and noisy so couldn’t use either - a smaller one would have been ideal.

Superb guest house in a great location, thoroughly recommended.

The guest house was exceptional. It was very clean and the owners went out of their way to help my elderly friend to be comfortable. We would definitely stay their again.

Lovely family room. Clean and bright and well decorated. Real holiday feel! Breakfast is marvellous value as it is 3 course and included in the price. Hosts are lovely and welcoming.

Breakfast was very good, the whole place is well thought out, tastefully decorated and scrupulously clean. David and Kirk, were knowledgable and friendly hosts. Perfect place for a short break.

Access to water... was given a bottle of water on entry. Assume can't drink the water in the room...? Used it for 2 coffees then no access for any more... Remedied by buying a bottle of water from local shop. This is the only niggle....so not much wrong here.

Was lovely and clean and modern with everything needed for the stay. Fantastic breakfast. Really very good!

I was hoping we could leave bags for the day but there wasn’t space, which I understood, but made the day a bit tricky before catching a train home early evening. But doesn’t affect the overall quality of the place which was exceptional

Amazing Guest House

It was our 2nd stay here at Viva Guest House and yet again we couldn't fault our stay. The rooms are lovely, modern and clean. Kirk is such a great host and so attentive to our needs. We will always stay here for our Clacton visits.

Lovely place. Modern, clean and very comfortable. Host could not do enough to help. Breakfast good.

Just simple suggestion. . Coffee machine in bedroom rather than sachets. Then would be 10/10.
