LIABILITY: When accepting this agreement, tenant/ guest agrees to assume all liability and hold the landlord, property owners, and their family members harmless from responsibility for any and all injuries/death to persons or damage to property caused by the vacationer, the group or to any guests while on the premises with vacationer’s permission. Vacationer agrees to pay any cost and attorney fees incurred by owner in defending any lawsuit or other action brought in reference to any injuries or damage to vacationers, guests, or family. All vacationers’ personal property inside and outside the premises is at vacationers’ risk only and owner shall not be liable for any damage to it, nor is owner responsible for ensuring security and safeguarding of vacationer’s personal property, automobile or valuables.
NOISE ORDINANCES: This is a residential area and excessive outdoor noise will not be tolerated. Any violation or complaint with respect to a noise violation will forfeit the security deposit and possible immediate termination of the rental agreement.
PARKING SPACES: This property has room for 4 cars to be parked inside property . All cars must be parked on the property at all times. The city will tow all illegally parked vehicles at the guest’s expense. No cars shall be parked on the street at any time or security deposit will be forfeited.
PET UNDER 20 LBS ALLOWED NO CATS, PLEASE CLEAN UP AFTER YOUR PET.
LIVING IN THE TROPICS: When accepting this agreement, the tenants confirm that they understand that the home is in a tropical and hot weather location and that occasional wildlife and insects not ordinarily seen in other climates may be on property. Our properties are on a regular pest prevention and control program to mitigate their presence, however, we cannot guarantee that pests will not find their way in from time to time. If you see a pest, please let us know so that we can have the pest control company do an additional treatment if needed. Being in Florida’s tropical climate means that pests are something that are dealt with often, and there is no way to 100% guarantee that they will stay outside. Tenants also understand that the weather is unpredictable and owners will not refund rents due to inclement weather.
NO SMOKING: Due to allergies of and the safety of our guests, there is NO SMOKING allowed in the house. Please use an outdoors ashtray. If evidence of smoking on the property is found, we will retain your entire security deposit. Smoke outside and leave no evidence (cigarette butts, etc.).
SWIMMING POOL AND WATER SAFETY: When accepting this agreement, the tenants confirms that they understand that NO LIFE GUARD WILL BE ON DUTY and POOLS AND OPEN WATERWAYS IN CANALS ARE DANGEROUS. Guests understand that injuries and death by drowning is a very real threat. Tenant agrees to hold harmless property owners if any accident around or in the pool or canal should occur. Access to the pool equipment has been locked for the safety of the guests. The pool and the grounds are maintained by the owner a weekly basis. All efforts will be made to arrange maintenance visits during weekdays Monday to Fridays between 9 am - 5pm to minimize guests inconvenience, but it may necessary to access the property on weekends.
NO DRUGS ARE ALLOWED: This property is a no drug zone and the presence of drugs on this property will be reason to forfeit 100% of your security deposit and you will be immediately asked to vacate the property without a refund.
TRASH HANDLING AND CONTAINMENT: The vacationer agrees to use the trash containers provided and bring filled trash containers to the curb no earlier than 6 pm the evening prior to solid waste pick up and bring the containers back to the side of the house before 12 midnight of the day of pick up. The Black bins are for general garbage and the Blue bins are for Recyclables. The Green bins are for landscape debris ONLY. DO NOT USE the Green Bins. Garbage pick up is:
a. Monday morning: Black bins pickup
b. Thursday morning: Black and Blue bin pickup
CHECK OUT AND LEFT BEHIND ITEMS: Since the property needs to be cleaned and sanitized by 3 PM for the next vacationer, the vacationer understands that this rental term expires at 11 am on the last day of your stay. The vacationer agrees to check out, remove all vacationers’ possessions and vacate the property at or prior to 11AM unless specific permission by owner is given. Items left behind may be returned to vacationer by freight collect or disposed of at the discretion of the owner. A deduction of $200 will be taken from the Security Deposit if the property is not vacated before the 11 AM check out time thereby not allowing the cleaning team to get in and do their jobs. There will be an additional cleaning fee charged if a deeper cleaning is required as determined by the owner inspection once vacated.
PROPERTY DAMAGE: While you are renting the house, you are responsible for missing items or damage caused by you, your family, your pets , your guests and visitors. There is a $1,500 damage deposit that will be returned once the property is inspected and everything is as the way it was at check in. All furniture must be returned to its original location on Guest's departure or an additional charge will be made.
LAW ENFORCEMENT: If the police are called due to loud noise or disturbing the peace, you will be asked to leave, your entire security deposit will be withheld and your remaining nights will not be refunded.
It is unlawful for a sexual offender to occupy this residence.

This property was absolutely incredible! From the moment we arrived, we were blown away by the beauty of the location and the home itself. The pictures online don't even do it justice. The place was impeccably clean, spacious, and decorated with taste. It had everything we needed for a relaxing and enjoyable stay, and even some thoughtful extras that we really appreciated like fun pool toys.
The host deserves just as much praise as the property itself. He was incredibly communicative throughout the entire process, from booking to check-out. He was always quick to respond to any questions we had and went above and beyond to make sure our stay was perfect.
We can't recommend this property enough! It's the perfect place for a getaway. We already can't wait to come back and experience it again!

We were a party of 6 getting away for a girl’s weekend. There was plenty of sleeping arrangements for everyone to be comfortable. The description of the property is exactly as it states. We felt very safe in the location. Host was EXCELLENT at communication. Would highly recommend this property.

Every year we take a couples trip (3-4 couples) for a long weekend. This property was perfect. Clean and conveniently located. Comfortable rooms. Well appointed and provisioned. Wonderful yard and pool to relax in. Close to the beach and dining. Owner is a great communicator. Would come back again in a heartbeat.

Fun Times!
House was beautiful and the owner really makes sure you have everything you need for the week. Little bit of a walk to the beach but the outdoor pool area in the backyard makes it hard to want to leave.

Awesome property!
This house is truly a dream come true. Describing this property as a "5-Star resort-like villa" hardly does it justice! The moment you enter the gated driveway it truly feels like paradise. With an extremely spacious backyard perfect for friends and family, a luxurious pool and patio area, and a modern and creatively designed interior, every detail of this house is intentionally designed for maximum enjoyment by guests. Additionally, the house is fully stocked with anything you will need during your stay including hygiene products, bottled and jugs of water, cooking essentials, and much more! Munir is the best host we have ever worked with during a vacation rental. He is extremely responsive, kind, thoughtful, and truly wants you to have the best experience possible. He really went the extra mile to make our stay a once-in-a-lifetime experience and we’d like to personally thank you for that!

Great Spring Break Trip
One of the most well stocked clean homes we have ever stayed in. The backyard is a beautiful tropical oasis and we loved spending time there together. Would definitely stay here again if we come back for a visit.

Six week stay
We enjoyed our stay in Harbor Beach. The location was convenient to the beach and several restaurants. The pool was a great diversion when our grandchildren visited.
The owner was very responsive.

Disappointed with details and accusations
Arrived to property after a large group departed. There were a stack of 20 extra chairs,, multiple extra tables and 3 large trash cans full to the brim with empty alcohol bottles. There was a
Bottled water dispenser but Zero water bottles. Fixed on day 3
No paper towels in the house.
Some of the bath towels had been washed and put away damp, ie musty.........had to hang these outside.
Master bathroom sink drain was detached from sink so water went into cabinet, then to the floor. Sent a message and repairman fixed this. (Did the cleaning crew not notice this??). We had to cart the previous groups full 60 gallon recycle and garbage cans to the curb for pickup.
Then about an hour after our Sunday departure the owner tells me I owe him $1500 for light pink stains on his chairs. Interesting since we had no pink food items, no spaghetti sauce and no red wine, only 2 bottles of Champagne. Perhaps it was the large group the previous week with 50 bottles of alcohol who created these light pink stains?? The cleaning crew that put away wet towels, left no water bottle in the house, ran water into a sink with no attached drain, and left no paper towels...........?? Maybe they missed those light pink marks from the large group???????
The house is functional. Good HVAC. Nice yard. But very close to a major road.... (highway A1A) so lots and lots of traffic noise. Pool was nice. Bicycles nice.. Good appliances in kitchen. Good wifi. Responsive owner but for this price you shouldn't have to call about multiple items needing attention...........someone is not keeping track of details at this property leaving renters to do legwork and getting accused of problems.

Excellent property for a large family
We were lucky enough to stay at this lovely house with our four teenage children over Christmas. The location is perfect. Central but still quiet and peaceful. Munir could not be nicer and more accessible for any questions. We would absolutely love to rent this property again and can wholeheartedly recommend it.

Beautiful house close to everything!
We rented this house to stay at during the Fort Lauderdale Boat Show and the entire sales team absolutely loved staying here! It was within walking distance to everything, very spacious, and overall just a lovely place to stay.

Perfect Family getaway
From the moment the gate opened we felt like we were on vacation. The unique property layout made us feel like we were entering a tropical paradise resort. Inside everything was perfect, the kitchen and appliances were excellent for cooking for the family (and thats coming from a chef). The rooms and bathrooms were well appointed, and the house and owner thought of every detail in order to make our trip a wonderful one. Outside the pool was stocked with toys, floaties, and even a selection of sunscreens (nice touch) and when we were ready for the beach, the garage had everything we needed to make it a incredible experience. Overall we would highly recommend this property and owner and cant wait till next year to book it again.

Beautiful Oasis
Outstanding experience from Checkin to Checkout. The outdoor pool and sitting areas are great and are so relaxing. 2 of the 4 bedrooms have TVs, but still worked fine for us. The interior open layout was also great. The beach is a short walk. The kids actually enjoyed the pool area more than the beach. Overall a really nice well kept property and look forward to revisiting again.
