House was extremely clean and well taken care of. Everything worked properly. Plenty of room to sleep everyone with an amazing view and pool! Easy check in, definitely recommend staying here!

Plenty of space for large groups. Pool and hot tub were clean and taken care of. Some light bulbs were out and needed replacement. WiFi instructions were missing and took some back and forth to figure out which router/password. Clean rooms/bathrooms. Cool game room! Overall great place!

We had a great time! The house and location were awesome! The house was spacious and open. Beautiful master bedroom and bath. We would definitely come back again. The kids loved playing in the garage. It was a bit too cool to enjoy the pool, so we were happy to have the hotub.
Only negatives were no working icemakers, couches a bit stained and dirty. Our friends staying in the shed bedroom complained about the ac window unit being too loud to use at night.
The title of this house rental includes 'kayaks', but they were old and broken with no paddles.
Definitely hope to come back when the water levels are back up- but even with the water down, it was still great!

The house and location were great - of note however is that the river here is low due to the dam construction that is ongoing - I wish that was made clear in the home description. Also - coffee maker didn't work in main house but there was a spare in the boat house.

We took a group of my daughters closest friends to celebrate her up coming marriage to this property for the weekend. Everyone was blown away by the amazing home itself but also, all the amenities, unique arrangements for sleeping , the multi level backyard landscaping and the beautiful view. We will definitely stay here again…. Thank you for the perfect weekend getaway!

The boathouse had a sewer smell when we arrived. The ping pong table was broken and paddles/balls missing. The property manager worked very hard at fixing the problems. Sewer problem repaired. Paddles/balls replaced. But, the mattresses are very uncomfortable-like cement and memory foam had a baby. And the boathouse doesn’t have a working toilet. There was a sign in the bathroom that read “very sensitive toilet please put ALL toilet paper in trash can.” Seriously!!!

Property is just as pictured in the listings. Large open family/kitchen space as you enter. The primary bedroom is right off this area and is spacious with large bathroom and patio doors.
Another full bathroom is downstairs. Two bedrooms at the end of the house and at top of stairs. Great for kids/teens as there is an outer door so they can be loud and it won't carry downstairs.
The little house in the driveway is ok - has no bathroom - just two beds. The river house is very nice with bed/living area/small kitchenette and full bath.
The pool and hot tub were all working well and were clean. Tons of chairs and loungers. Although weather hit the first evening so we didn't get to use it too much. We didn't mess with the outdoor grilling or fire pit
The boys played in the garage a lot with a ping pong table.
The kayaks and paddle boards were a big hit.
Would recommend.

We had our company retreat here too- and it was AMAZING! With all the logistics that go into planning, traveling, organizing a retreat-- getting to the house made it all worth it!
Just a few things to say- the front door didn't lock, and yes though it is a SUPER SAFE neighborhood, that was bit of an awkward issue for us. Also the freezer ice machine wasn't working which became an issue for some of our guests- but we are grateful at how quickly the house contact and maintenance team responded and attended to our issues.
Overall, the space was perfect- and just so peaceful. Great for a work retreat and a little getaway! We LOVED it overall :)

We brought our small company here for a retreat / reset and vision-setting session. The property was perfect for our group of 13; the bedrooms were clean and comfortable, the pool was beautiful and the kitchen / living room area was ideal for meals and presentations. The location was easy to find and navigate; Seguin offers some great food (HEB is near for supplies, and I'd definitely recommend Naegelin's Bakery) and New Braunfels isn't too far. We'd certainly consider staying here agin and would recommend it as well!

Great but Could Have Been Better
Overall, we loved this property and it's amenities. There was great space in the great-room (kitchen, dining, living) and the master was huge. The garage with the ping pong table was great for the kids and having floats, kayaks and paddle boards was wonderful for the river.
The upstairs bedrooms were spacious and we used all 4 roll away twin beds stored up there. The upstairs bath was a bit small for the two families that stayed up there but manageable.
The bungalow was quiet and cool, the beds comfortable but the the floors especially behind the bed were really dirty. It is just a short walk to the main house and there is a full bath off the foyer that we used for our bath for those in the bungalow.
The boat house was a nice addition and the deck on the roof was great but the fold out bed was useless,(literally just sagging springs) so we took one of the twins down there to use and it worked out.
The pool was wonderful, once we got it cleaned out and working properly. We could not use it the first day and that was disappointing. Since we have a pool at our home we were able to help get it working better. More pool maintenance needs to happen since there are large trees around.
The cleaning crew was still there when we pulled up at 4:00 for check in. They did not finish their work, there were no swim towels or enough twin sheets or blankets but by the next day those were brought. Also, the cleaning crew should change all beds whether or not stripped, because one of the beds upstairs was dirty.
We know a house this size needs a lot of work to turn around-perhaps a day between bookings would be better.
This review sounds negative but we really did enjoy our stay and would stay again, but at this price point it should be super clean and everything in working order.

Looks can be deceiving
There is a roach in the lights in the
upstairs bedroom, ac was not working

promised to bring a new one the
second day and still haven't brought it

and springs are poking through when
you lay on it. For the amount per night
that I'm paying these things should
have been addressed before I arrived.
Ants were in our bathroom. Mold in the kitchen, the water level at the property was 20 feet below the deck. The photos in the vrbo listing are showing the water level at the deck near the boathouse window. Not the case in real life. The pictures are extremely deceiving.

Loved the house, this was our second stay at this address but new owners and updates since our last stay. The grandkids liked having their own space in the newly updated outside shed.
The only negative were it took our first day to get some one to work on the T.Vs to get 1 out of 3 working! And the ice maker in the refrigerator never worked.

Good property but misleading listing and photos
The positives first: Good property especially the main 3 bedroom house. Kitchen, and three bathrooms in the main h ouse were good
What left me annoyed: VRBO listing says this is a 4 bedroom house + a boathouse and that is very misleading.ITs three bedrooms in the main house, a boat house and another small shed like structure which is 20 feet away from the main house with no bathrooms. Listing pictures do not show the outside of this shed and only the inside leading us to believe this is another bedroom in the main house and I took a panorama picture to show how its located. . We were well aware that the boat house was separate but this shed like bedroom(called Bungalow to add to our misery) is not worth paying any additional $$;s. This should be marketed as a 3 bedroom house
While main house was clean, we asked for boat house to b e cleaned again. Cleaning team was very responsive and so credit to them. But dead insects and leaves inside boathouse don’t give a good first impression. The listing and overall maintenance (esp. backyard) is not befitting a VRBO llisting and premium pricing. Very sour taste and definitely need some compensating from property owner and VRBO,
