Viña del Mar is simply beautiful, freshly renovated & centrally located right in the centre of town.
It has 4 bedrooms, 2 new bathrooms, 3 toilets & beautiful outdoor entertainment areas. This versatile home suits groups of friends, or up to 2 families comfortably.
Featuring a beautiful pool that is heated from the September school holidays through to the end of the June school holidays, outdoor heaters, luxurious BBQ kitchen & beautiful outdoor spaces designed for relaxed indoor-outdoor living.
It is a 4min walk to the main street, bars, restaurants & a short drive to stunning wineries.
This property can not take groups of young people and families are preferred. We are licensed for a maximum of 7 guests and can not exceed this number.

Temperatures may vary due to weather conditions, especially during the colder months We cannot guarantee that the pool will always reach the maximum 30°C in cooler weather.
A pool blanket is provided. We recommend covering the pool when it is not in use and to cover the pool overnight to help the pool retain its heat**
GUEST ACCESS
Guests have access to the whole 4-bedroom house, back garden, pool and front of the house. Parking is provided on the driveway only for a maximum of 3 cars. We ask that you park side by side and one behind the other. Please do not block the side driveway and gate to our back property. The Shire does not permit Holiday Homes to park on the verge or in the park across the road.
We have space on the driveway to park caravans, camper trailers and boats, however each is part of your 3 car maximum. Please advise in advance if you are towing. The Shire does not permit parking of caravans, campers or boats in the street, the park or on the verge. Parking is only permitted on the driveway.
OTHER DETAILS TO NOTE
* Additional guests sleeping in swags, rooftop tents or on additional mattresses are not permitted under any circumstances.

NUMBER OF GUESTS
At no time during your occupancy is the number of guests staying to exceed the number booked, unless prior approval is sought and given by the Host.
Visitors are not permitted onsite unless prior approval is sought and given by the Host.
BEHAVIOUR AND NOISE
Parties and group gatherings are strictly prohibited.
Disturbance to neighbours including excessive noise and music is prohibited and may result in eviction without refund. If a noise complaint is received a first warning will be given, if a second complaint is received this will result in immediate eviction with no refund.
This property is not a party house and is not for group gatherings. If you are wanting a relaxing property within walking distance to town this house is perfect. This property is for accommodation purposes only and for booked guests only. Please do not book this property with the intention of organising a group gathering. No extra guests or visitors are allowed at the house without prior discussion and approval from the hosts and noise levels are to be respectful at all times.
There is to be no outdoor music, noise or outdoor entertaining after 10.00 pm. We ask that after this time you move inside. Noise complaints will result in possible eviction. We apologise for being so strict but noise is a serious issue in the Margaret River Shire and keeping our neighbours happy is of paramount importance.
CHECK IN & CHECK OUT
Standard Check in time is 3.00 pm on the day of arrival.
Check out time is 10.00 am on the day of departure. The property, including cars in the driveway is to be vacated by 10.00 am. An additional fee may be charged if you do not check out by 10.00 am delaying cleaning. Early arrivals and late check outs are at the discretion of Management and must be requested in advance. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure early check-in or late check-out is to book an extra night.
Many bookings are back-to-back, if this occurs, meaning: if a group is checking out on the morning of your arrival or a new group is checking in on your day of departure an early check in or late check out cannot be provided.
CLEANING
Clean linen and towels are provided at check in. Extra cleaning and linen change can be arranged during your stay for an additional charge, at a cost to you. Please contact the host for further details. On departure the house is to be left in a clean and tidy state. Extra cleaning charges will apply if this condition is breached.
SMOKING/VAPING
Smoking and Vaping inside the house and in the back outdoor entertaining area is strictly prohibited. Smoking is only permitted out the front of the property and an ash bucket is located in the bin enclosure. Please ensure you empty the ash bucket at departure.
OUTDOOR TV:
The Outdoor TV volume must be kept at a respectable level at all times.
The Outdoor TV is not permitted for use after 10.00 pm, please use one of the 2 the indoor TVs after this time. Loss or breakage of the TV or remote will incur a replacement charge.
POOL
Pool Hours: 7am to 7pm - This is a quiet residential area.
Glass is not permitted in the pool area under any circumstances.
Additional charges will apply if glass is broken within the pool area - a large selection of plastic drinkware is provided in the kitchen. The pool is cleaned weekly, extra cleans can be arranged during your stay for an additional charge, at a cost to you. Please contact the Host for further details. The pool pump is locked and not for guest access. Jumping from the pump house into the pool is not permitted.
PETS
Pets are not permitted on the property under any circumstances. There are no exceptions to this rule. Any approved visitors are not permitted to bring animals to the property under any circumstances.
BREAKAGES AND DAMAGES
Damages or breakages of furniture, fittings or furnishings must be reported to the Host immediately.
Excess cleaning required on departure or replacement of items broken or removed from the accommodation will be charged from the guest’s the security deposit. Furniture, fixtures and fittings are not to be altered or moved between rooms or taken outdoors. There will be a charge incurred if furniture is not returned to its original location or if bedding and linen are taken outside. Access to the pool pump house is not permitted, Guests will be charged if any damage or evidence of tampering occurs.
LOCKOUTS & LOSS OF KEYS
Loss of keys will incur a $50 replacement fee.
LIABILITIES
You acknowledge that we do not accept liability for any injury, damage, loss, additional expenses and disruptions due to electrical storms or other Acts of God caused directly or indirectly by events, which are beyond our control and agree not to make any claim in relation thereto.
CANCELLATIONS/REFUNDS
You acknowledge that You the Guest, are not entitled to any additional refund if You the Guest choose to cancel your booking. Please refer to Viña del Mar's advertised Vbro cancellation policy at the time of booking.
BREACH OF TERMS AND CONDITIONS
You agree that, should you or your guests breach any of the terms and conditions: You will pay to us the total loss or damage that we suffer as a result of that breach or damage and we may evict you and your guests without notice
