It's in a mobile home/trailer park, house was filthy, showers and tubs with mold and black mildew, cups in kitchen cabinets had dried tobacco spit. Bed sheets and blankets not clean. Dried candy on tv console in lower level led to tv remote not working... pics of outside area...white cushions black and moldy... Lg pool of dried blood on one pillow after stripping it before we left... completely disgusting accommodations... I took pictures.... Never stayed anywhere as bad......

The place was clean, beds comfortable, easy communication leading up to the stay and easy access into the property. Plenty of room throughout the property. Severe storms knocked power out for about 15 hours and the host offered a nearby property so we could shower and freshen up. The only 2 items that could use attention are patio furniture cushions need to be replaced and the dishes and glasses and cookware is pretty sparse for the group of 9 we had. Otherwise great property for the price.

This property was not at all as described. The basement, laundry, gameroom are not part of the actual house. You have to go outside to access them. Because of this our kids could not sleep in the basement. When we arrived there was no power in part of the basement, apparently someone plugged in a heater, burned up the plug in, blew the breaker, we had to call and they told us to open closest and flip breakers. We had several issues with water pressure, it would just stop while taking a shower then start back again later, when we called they said oh shoot that shouldn't be happening. We couldn't get heat to work, and the road noise in master from being by highway was terrible. Several of the games in game room did not work or worked sometimes. We spent alot of money on this house and it was terrible!!! I wouldn't recommend it to anyone and feel I deserve at least a partial refund for all of the issues.

The first thing we saw when we walked in the house was a live mouse on a glue board. I get it happens, but it's a bad first impression. That night the water stopped while we were trying to shower. It would come on for a little while and then shut off. The owner did send someone out to try to fix it but he said the well is running dry and there was nothing he could do. So all we could get was 10 minutes of running water at a time before it would shut off.
As far as the mouse problem, they were running rampant the entire stay. We went out on the lake one day and came back to one that had drowned in the sink while we were away. There was mouse poop literally everywhere. The owner sent someone to come by and clean but we continued to find mouse poop throughout the trip.
Our other issue was that the basement has separate access from the rest of the house. Meaning that while those rooms are under the main house, you have to go outside through another exterior door to access it. Not great for families with small kids.
I rated it a one because of how unclean it was and he fact that we didn't have running water through out the trip. The location is good the game room was fun but they definitely need to clean up and get the water fixed before renting it out again.

Decent area. There was no description to mention the bunk beds room was so far removed from the main house. We had younger kids and didn’t like not being able to have them in ear shot but it went okay however. The property could have been cleaner. We found mouse droppings inside the kitchen cabinets and caught two mice with mouse traps. The outside was also covered with spiders webs everywhere. I understand it’s Arkansas and there are spiders and will
Make webs again but I don’t have to live in the area to know what’s old and dirty vs some new spiders webs here and there. The AC was also on some program and would turn the heat up to 80 in the middle

This house had big rooms and the air conditioning was cold. We didn’t realize the basement had a separate entrance. This worked for our group, but would be difficult for families with small children. Everyone enjoyed the game room. The owners were very attentive and responded quickly. There were several spider webs around the door, so we swept and cleaned the entry.

We had a large group and the kitchen and seating area inside and outside was able to keep up with us. We prepared all our meals ahead of time so the second fridge downstairs was critical. The outdoor patio was perfect for our social gatherings in the evening. Plenty of parking space.

Exceptional in every way! One of the best houses we have ever rented for a big gathering of family and friends. Everyone had their own space, with lots of places to gather from the big living room, the beautiful deck that looks toward the lake and the amazing game room! Perfectly clean, comfortable and one of the most hospitable homes I have stayed in. We loved it!

We had an amazing time with our church family! Everyone had their own space to feel comfy but lots of great areas to come together to eat, talk and play! The outdoor deck looking out at the lake was beautiful. The big open living room perfect and the game room a blast!!!

Robinson Roost
We rented Robinson Roost from June 9 – June 13, 2022. It was a wonderful place for us to have our family celebrate our 50th Wedding Anniversary together. There was ample space for all of us to spread out and enjoy our time together. The outdoor grill and patio area was wonderful, with a grassy area for our grandsons to play and fly a drone.
We do have two comments/complaints:
First, one of the draws to the property was the video game area. With a couple teens and adults that like to do play those games, it expected it to be a perfect place to hang out during down time, or if the weather was not good. However, as we began to play, we found several were not working which was very frustrating. My husband contacted Aaron, who called and gave my husband suggestions for the one game. After trying that, it still did not work; so he contacted Aaron again and got no further response.
Also, in the game room the switches on the one air-conditioner were very hard to access. It should be easier to open to turn on; or have some directions to pull firmly and where to pull. A lot of dust balls came off of it when we opened it, so it had not been used or cleaned for some time, it seemed. Also, it did not cool very well in the 90 degree heat.
The second item of concern is the lack of lighting between the main house and the door to the basement/laundry area. Anyone trying to get in/out of these doors were completely in the dark. There is a light on the ceiling between the doors and a light bulb, but we could not find a switch that worked it; and any switch we tried would not light up the car port area either. Aaron told us he had an electrician out to perform a temporary fix that did work.
One thing that makes that even more of a concern is the 3-4 ft. black snake we discovered on Sunday morning under the bench in the carport. I hate to think of someone coming out one of those doors in the dark and having an encounter with that snake. Lights would definitely have helped had there been a problem.
We thank you for considering a refund of some amount for these two issues. The first was a definite damper on our expectations for things we could do with our family; and the second was a definite safety concern because of the area not having working lights.

Great home away from home!
This house accommodated 14 people very nicely. The teens loved the game room, the little kids loved playing with the toys in the spacious living room, and the adults all enjoyed staying together and being able to cook. Everyone had a comfortable bed too. The owners were quick to respond and were very accommodating. The location was very convenient to stores and the lake, but also quiet and relaxing. We couldn’t have asked for a better vacation!

We had four 17-22 year olds who enjoyed having a sleeping and social space separate from the parents. All of us enjoyed the game room and fire pit. The house was clean and comfortable with plenty of towels and pillows. We appreciated the Christmas tree and extra goodies. The kuerig and kitchen were well-used.

Absolutely Awesome Place!
Robinson Roost was unbelievable! The lake view from the huge patio was awesome! Loved the accommodations and the Game Room alone was worth the trip!! Kids and adults both loved it! Boat ramp was only 2 minutes away and there was plenty of parking in the yard with the trailers.
We’ve found our new “go-to” spot! Will definitely be back!!
