House Rules:
— Please be respectful of our home and of the neighbors - this is a quiet community, and as such we require that guests avoid loud music, parties at night, and hosting large groups. If we receive a noise complaint, we will have to contact the appropriate authorities and upon a 2nd noise complaint you will be evicted.

- Please keep in mind the check-in and check-out times. If you need an early check-in or late check-out, feel free to reach out and confirm your request 48 hours before the date requested. That way, we can ensure that the cleaners have the time between guests to make the space spotless. There will be a $75 charge for each check-in/out adjustment.

— No smoking at all inside or outside, please. If our cleaners smell smoke, you will be charged $300.00. Smoke of any kind leaves a smell for the next guests so this is a very important rule to follow- thank you in advance for your compliance!

Parties and Events - Parties and events are strictly prohibited. Quiet hours, which start at 10 pm, are strictly observed. To ensure that our guests do not exceed a certain volume level and disturb our neighbors, we use a NoiseAware decibel level monitoring device. They are located in the home's common area. Any evidence of a party or event, including camera footage, excessive garbage, or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event. We have ring cameras in the front and the back of the house for security purposes.

We kindly remind all guests that tampering with or unplugging Ring cameras is strictly prohibited. These cameras play a vital role in ensuring the security of our premises and protecting both you and our property. Please be aware that any unauthorized interference with the Ring cameras will be taken very seriously. In accordance with our policies and local regulations, guests found engaging in such actions may face fines of up to $500.

— If you make a mess, we ask that you please clean it up. An extra cleaning fee will be imposed if the house is left in disarray.
—Pet fee - You can bring your pet but must be authorize first for $150 and $50 per additional pet
—Trash pick up is every Friday kindly leave the bins outside the night before if you happen to be staying during the schedule :)

Please note:
A trailer truck may come by and park on the side of the house during your stay but they won't bother you at all, and will keep to themselves.

Unapproved late checkout will result in a $100 charge

Pets are welcome but must be disclosed upon booking for appropriate charges. There will be an extra $50 charge for the 3rd pet which will be paid via Airbnb resolution.


Smoking - Smoking inside the property is strictly prohibited. Any smell noticed by cleaners in the house, and / or any physical evidence of smoking any substance in the home will result in a fine of $500.00 to cover the cost of deep cleaning and ozone treatment.

Parties and Events - Parties and events are strictly prohibited. Quiet hours strictly observed (Quiet hours start at 10 pm.) Any evidence of a party or event, including camera footage, excessive garbage or other evidence will result in a fine of $500.00, legal action, and possible eviction without reimbursement, plus the cost of any extra cleaning or damages that result from the event.

Missing or damaged items - Any evidence of willful or negligent loss or damage to the property, furnishings, decoration, landscaping, towels, linens or other items will be charged at direct replacement cost plus a fine of up to $250.00.

Towels and linens - Guests are required to keep towels and linens in good condition. Towels and washcloths should not be used to remove makeup or for cleaning purposes. Guests should NOT wash comforters or duvet comforters themselves as this can cause damage to those items and the washing machine.

House Rules - Any evidence of a guest breaking posted house rules, including exceeding the occupancy listed by the guest on the reservation, parking restrictions, pool rules, illegal substances or use of the property can result in a fine of up to $1000.00 and / or eviction from the property.

4 cars can park ( 2 garage , 2 driveway)

No music, loud talks or any kind of noise in the backyard especially at the pool area, standing in front of the house and smoking and drinking is strictly prohibited, If any of the neighbors complain about any noise or inappropriate behavior the guests will be asked to leave immediately.

Strictly no parties, events or any additional guests, all guests entering and exiting the property will be monitored through our security camera.

It is prohibited to unplug, disable or cover any outdoor cameras. Any evidence of tampering with the cameras will result in a fine of up to $500.00 and possible eviction.
