Luxury TWO STORY 4 Bedroom 3 Bath Oceanfront Home with Oceanfront Patio, Gas Firepit, Garage, and BEAUTIFUL UNOBSTRUCTED VIEWS from the ground floor living room as well as two of the 2nd-floor bedrooms. This home is without a doubt one of the nicer rentals in Newport!

HOME LOCATION

Located on 2th Street just a quick walk from the Balboa Pier, Fun Zone, & Ferry with Volleyball Courts and firepits directly in front you are never more than a few minutes away from the action! From our oceanfront home, you can safely walk or ride bikes anywhere on the peninsula. With more than 30+ restaurants & bars, shops, Duffy boat/jet ski rentals, etc. within a 2-15 minute walk, you will always have something exciting to do.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks across the Street. For those of you with kids, the Balboa Fun-Zone is also just across the street making this home an ideal location for families.

For those of you wanting to Shop, you can hop on the Balboa Island Ferry and catch a quick taxi up the Hill to the Shops at Fashion Island.


IMPORTANT HOME NOTES:

- Must be 30+ Years Old to Rent
-Please review house rules regarding noise, day/nighttime occupancy, etc.
-High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.
- Home has a complete set of stairs (1) in addition to a two-step threshold to enter the property. Stairs to the 2nd level can be challenging for some elderly individuals as they are quite steep.
- Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
-The property has a small apartment over the garage not pictured in this advertisement. You do not share the patio only the laundry and 1/2 the garage.
-Oceanfront Patio is for your Sole Enjoyment.
- You are provided with the (1) Parking Spot in the (2) Car Garage. Although your Large Trucks/SUVs may fit, mid-sized vehicles are recommended. Garage dimensions are (78.5" H - 229" L - 92" W per garage stall)
- Laundry facilities are shared in the Garage.
- Noise from other units, neighboring homes, and beachgoers should be expected.
-Firepit must not be left unattended while ignited.
- City of Newport Beach Quiet Hours 10 pm - 7 am.
-No Patio Access after 10pm

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

This was a great property for a family to stay in and spread out as needed. Great location near the pier.

We were disappointed in the house. The pictures online must be very outdated. The windows were so old, some don’t open. The mattresses were lumpy and one bed made noises every time you moved or turned over. The one I sleep in was so worn out, it was like climbing a mountain to sleep anywhere near the middle of the bed. The beach chairs were horrible, some were torn and they were old and dirty. The umbrella stand outside, half of it was cracked off, so it was impossible to move it on the patio for shade.The showers were old and totally outdated. The shower head in the upstairs bathroom has a leak and the head is about to spew open and break. The bedroom downstairs had an extra twin bed where a small side table should have been. We think just so they could say they could sleep more people. 3 people would not sleep or fit in that small room off the kitchen.The kitchen was very well equipped. The furniture was clean. We loved the firepit and barstools outside. For the $900 a night charge, we expected better quality.

We had 3 generations coming together to celebrate our grandson’s first birthday. The beachhouse was perfect! It was in a great location, had a comfortable layout, comfy beds and well stocked kitchen. We played directly outside on the beautiful sandy beach, rode bikes and walked to restaurants and shops. Looking forward to coming back!

This property is on the boardwalk, close to the Balboa pier. It is clean and well equipped. We enjoyed our week there.

Clean, comfortable, plenty of room for 6, well-stocked kitchen, responsive, great location, quiet neighborhood, walk to shops/ restaurants. Upstairs King Bdrm is en-suite, the 2 Queen bedrooms share a bathroom. First floor twin/trundle room is en-suite. Surf can be loud at night and sometimes shakes the house - although did not affect our stay! Loved staying right on the beach and bike path/walkway!

The property is 10 min walking distance to Balboa Pier, Fun Zone, & Ferry. The house is well stocked in terms of cookware, dishes, towels, ext. They also provided us with Pack n' Play and a high chair, which was very much appreciated. Overall, house description and photos accurately describe what you are getting.
