SUMMARY
Enjoy your San Diego vacay in this charming newly built 3 Level 5br+4ba House (no shared walls!) just 2 blocks to the Ocean in the laid back local town of North Pacific Beach. Built by multi award-winning Tourmaline Properties & professionally furnished by BlueGrape, this high end designer home features Ocean Views, nearly 2,500sf interior space that seamlessly flows into 3 separate outdoor spaces, 5 beds including dual Cal-King beds, hardwood floors, quartz counters, built-in BBQ, A/C, dog ok, fire pit, a short walk to local dining, & sleeps 10 (8 adults max).

GROUND LEVEL (Main Living Area + 1Br/1Ba + 2 Patios)
The building front has a nice grassy area that leads to the main front entry door. Once inside you'll lead to a wonderful open floorplan main living area with high ceiling, wood floors & floor to ceiling patio glass doors out to the rear patio complete with patio seating, fire pit & BBQ... a great place to enjoy an evening glass of wine or morning coffee. The living room features a large plush sectional sofa, HUGE 75” Samsung TV & easy access to the adjacent dining room with seating for 6 as well as our gourmet kitchen. This fully equipped kitchen overlooks the living/dining area & features sleek quartz counters, glass tile backsplash, custom cabinetry with separate pantry, high-end stainless steel appliances & bar seating for 3. Down the hallway is a full bath (shower) and a bedroom with Queen bed & sliding patio doors that lead to the front patio/grassy lawn area.

SECOND LEVEL (3Br's + 2Ba's)
Stairs will lead you the second level that features our spacious master retreat. This private area boasts a Cal-King size bed, spacious walk-in closet, 55” Samsung SMART TV, and an en-suite bathroom complete with dual vanity sinks & a surround tile shower.

There are 2 additional bedrooms on this level, both featuring Queen sized beds & individual closets. Once of the bedrooms has a work station. Off the hallway is a full bath with dual vanity sinks & tub/shower combo, as well as side x side washer/dryer further down the hallway.

THIRD LEVEL (1Br Sky Loft + 1Ba + View Deck)
A second flight of stairs will lead you to the light & bright third level sky loft space, the ideal spot to soak up the San Diego sun & beautiful city + ocean views (*note this is a loft space with no door off the stairway). A set of sliding glass doors leads to our favorite rooftop space, fully equipped with outdoors seating & Ocean + Sunset Views!! This loft area houses yet another Cal King bed, 55” Samsung SMART TV & full bath (shower).

Detached garage with convenient side x side parking for 2 vehicles & easy access into the home. Approximate dimensions 6.5'H x 7.5'W x 18'D. Additional overnight street parking is permitted at no fee.

Walking distance to shops, restaurants, and entertainment along Cass St & Turquoise St. Some of our favorite eateries include Java Earth Café (coffee & pastries!), including Oscar's Mexican Seafood, Leilani's Hawaiian cuisine, Fig Tree Café (brunch!), The Fishery fine dining, Bareback Burger (grass fed meat!), & Second Nature bar/organic eatery to name a few. Also just a few blocks to Gelson's grocery market.

Within walking distance of a Yoga Studio & Beach Yoga at Law St park, Enjoy kayaking or stand up paddle boarding, jogging/walking/biking up and down the Boardwalk that starts just a couple blocks from our house! Rent beach gear at Mission Beach Aquatic center, including sail boats, paddle boats, stand up paddle boards, and much more.

A quick Uber ride or bike ride will get you to Garnet Ave & further along to Mission Beach, featuring more bars and entertainment + Belmont Park's big dipper coaster and all new Plunge pool. • OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve a approved combination listing. No more than 1 combination listing can be reserved per stay.

House was perfect for our group of 7 adults and 3 small kids. Lots of room to spread out and close to beach. Kitchen was well-equipped and plenty of linens available for use. Loved all the outdoor spaces too. Management company could be better at response time for any problems.

The house was clean, comfortable, much better than I expected, the neighborhood was quiet, parking was easy especially with the 2 car garage and with spaces available on the street. The only issue was the garbage, the outside garbage container was overflowing when we arrived and was never picked up while there, also the garbage bags were very flimsy causing them to tear when they were pulled out from the garbage can. more bath towels would be nice. Other than what I have mentioned we enjoyed our stay and will consider this property the next time we vist San Diego.

This was a perfect spot for our family. We had 3 generations and it was the perfect spot. It was a bit further from the beach than we understood from the listing. I would say it was a good 4-5 blocks and not 2. Otherwise it was fabulous.

We came with 4 couples for a golf weekend. House was spacious, new and a great central location. We ate breakfast every day at local restaurants. We would stay again!

We had 5 women and there was plenty of room for us to spread out and have our own space. The location was perfect with a short walk to the beach. Very close to coffee shops, restaurants and shopping. Watched the sunsets from the roof top deck and enjoyed the sun (when it wasn't raining) out back.
