Exceptional
Our villa was great and we loved the small private pool to cool off in- the grounds are beautiful and just a fab place to chill. We were allowed an earlier check in and also to leave our bags for a couple of hours after check out time so thank you for being so helpful. A lovely visit to a beautiful place 🏝️

Great island experience for a small family!
We liked that it had a small private pool for the villa and the larger shared pool - both were well-maintained. We also liked that it was in a less touristy area of the island. The full kitchen came in handy for cooking some of our own meals and reheating takeout. The air conditioning in the bedrooms was a life saver! The owner and onsite staff are very responsive and pleasant.
As previous reviews stated, there were lots of construction noises early in the day, in the middle of the day, and at night. (We knew that when we booked it, but it is real!) Also, it is in an area that is difficult to get a taxi or golf cart rental, so definitely get a golf cart “in town” when you get off the ferry BEFORE going to the villa. The concierge for the villa had a 4 day minimum to rent a cart through him, and we only needed 3 days, so had to taxi back to downtown and rent a cart. (Also, concierge is very slow, so book anything through him well ahead of time.) Lastly, get basic groceries like bottled water, etc. at one of the markets on the way from the ferry to the villa, because there is literally nothing but coffee in the villa. I recommend Chedraui (and take your own bag.)

gorgeous, private and quiet
beautiful houses, amazing pool and super quiet. on the quiet end of the island!
It’s still very much under construction so prepare for powered tools early in the morning, also pretty far away from most eateries/ any bars

Very poor
I tend to forgive minor flaws when property owners are doing their best to provide a good experience for guests, but I feel compelled to write this review so others might benefit from my experience. I stayed at Villas Amanecer for one week and paid $2,620 ($374 per night). The exterior property and the managers were nice—but the villa we were given (“Village #5")--was so poorly maintained that it is a liability for the owners and a danger to guests. The primary issue was a dangerous hot water heater (there was also water leaking onto the floor of the first floor bathroom from the sink; in retrospect this turned out to be a minor problem). The water heater continually went out during our stay. On the second day, the manager told us to unplug and re-plug the heater when hot water was needed. This required climbing on top of the toilet bowl to pull the plug out of a loose electrical outlet (see photo). However, once the heater was restarted, the shower water oscillated between cold and SCALDING HOT. On the fifth day of my stay, while trying to turn the hot water off, the knob fully disconnected in my hand and scalding water rushed from the faucet, causing second degree burns across my right arm and stomach. I have attached a photo documenting the injury. The burns were painful and significant. I shudder at the thought that this could have occurred to a child, someone less physically robust, or if my face or groin had been hit. The next day while the owner was visiting and I showed him my burns and explained the problems. He offered us two free nights on a future visit. Given that we are unlikely to revisit, I subsequently requested two night’s compensation for the stay we had already paid for. Multiple e-mails have gone unanswered.

Nice location away from town, next to a quarry
Vianey and Micheas were very attentive and did whatever they could to make us comfortable.
-There were no screens so with no fresh air, we were forced to use the AC . The living rm AC didn't work at all. The master bedroom AC was oversized and the thermostat didn't work, so it was too cold and we couldn't use it in that room either! Emailed the management twice- no response. -It is next to a stone quarry. Trucks and beeping start at 6:30 am, last one 9:30 pm. Asked to change to another condo - no response. with the windows always closed and the AC on, it may not be so loud, but we didn't have AC. -Hot water runs our after about 3 minutes - They said they'd send a technician - didn't come. - Really dirty floors. Vianey and Micheas came to clean them and bring some towels for the kitchen and floors and it was fine. - That was the worst of it. The condo has a nice layout and its own pool. There's nothing they can do about the quarry or barking dogs, but it would've been tolerable if the AC's worked.
