Location, Cleanliness, Quick and Effective Email Support. Nice decoration, air conditionner.
The male bathroom is 3 times smaller than the female one. Not fair.
The wi-fi was good at times (several MB/s), slow at others.

The location wasn't too far off from the centre, and relatively quiet when I visited during off season. A variety of restaurants were available not too far away by foot. The area is a bit grubby, but not unsafe.
The room wasn't too small, and had a comfortable enough mattress.
This property is suitable for a pad to crash for a night or two, perhaps. Any more wouldn't be worth it.
Prospective guests should keep in mind that there is no reception, this is its biggest failing. When things go wrong, they go spectacularly wrong. My visit was played by troubles and annoyances from the start, and other guests reported similar experiences. The management clearly is apathetic to guest concerns.
1. When I checked in, I was given the wrong entrance code and left standing downstairs, exposed to the elements. Calling the staff Tina didn't draw any apologies let alone any sympathy, I was curtly told only to use instant message to reach them, which they were slow to respond to as I'd soon find out. When I eventually entered, my room seemed occupied! Apparently they'd switched my room without informing me, necessitating another conversation with the surly management.
2. Often times the door wouldn't open despite using the correct code, and I was once locked outside in pouring rain. Again, no apologies. Understanding guests responded to me knocking on the door and Tina sheepishly sent a non message as if she'd helped, she hadn't.
3. The common areas were a mess and it was incumbent on guests to report when toilet paper was unavailable or the bins were overflowing. So expect to play a housekeeping role as well.
4. There were only two bathrooms, one for men and one for the ladies. Likely a nightmare when the rooms are all occupied, or the gender ratio not conducive!
Also, the men's room was matchbox sized (see pics) and despite my slim frame, I had to squeeze past the commode to reach the tiny shower area. In comparison, the ladies room was more spacious and had a bath tub!
5. No reception means no luggage storage. Convenient options aren't available in the neighborhood either
I'm summary, as a solo traveller on a budget, these conveniences and annoyances did their best to mar my stay but I tried my best not to let them. I'd only stay there if I were only in town for a night and knew my way around

Location was near to shops and restaurants and quite quiet.
The toilet seat was missing throughout my stay and the floor creaked. The old locks were hard to open and I was locked inside the toilet for several minutes and finally woke up the other guest who opened the door from the outside at 5:45 am. Later I had problem opening my bedroom door. I called the owner and she sent the maid to show me how to open and close the locks and she scolded me for not knowing how.
The cooking utensils were old and scratched.
I didn't know there were four bedrooms in the small apartment but only one other room was occupied.
There was a huge pile of broken masonry outside the building across the street.

I did have a problem with the front door key not opening which was frustrating but I eventually worked out that I needed to turn the key and keep pressure on it while pushing the door open. If you take the pressure off the bolt moves back enough to prevent the door from opening. The owner was prepared to drive 2 hours to help me get in so I was glad to have worked out how to open the door

La ubicación es muy buena, cerca de todo y con buenos bares, restaurantes y cafeterías por la zona. Muy seguro de noche. La limpieza bien también (venía todos los días una chica a limpiar, aunque hacía ruido).
La cama no era cómoda, hacía ruido cada vez que te movías y el colchón era demasiado blando por lo que se hundía. En la reserva no nos dimos cuenta de que el apartamento tenía más de una habitación (fallo nuestro, pensábamos que era solo para nosotros). Quizás se debería indicar mejor.

They were very helpful! I had a leg / muscle injury on the ferry to Piräus and problems walking. So I asked if there is any chance I could get to my room earlier than 15 pm. And for an exception bc of the specific difficult condition I was in, they made it possible! Thank you so very much!!
And a big surprise I felt like home! Beautiful rooms in an apartment , very clean and beautifully decorated.

Location, location, location! A walking distance to Acropolis, well connected, a couple minute walk to nice restaurants. Very safe and comfortable neighborhood. The rooms are spacious and pleasant. I already stayed here two times and I will again when going to Athens
In one of the rooms I stayed in the bathroom had a bit of smell from the pipes. It was very clean and in good condition, so I suspect it’s some piping issue (perhaps due to weather, the other room didn’t have the same problem a couple weeks later)

It was quite well centred.
Quite noisy with the wooden floors when guest walk in the middle of the night. Shower head is broken and the cleaner knows about it. No corkscrew, no small sharp knife to cut vegetables.Toilet paper ran out. You can see no money is spent on the property

I liked the location and it was clean and neat. The guests were quiet so had no problems.

The beds are big and it's perfect for the initial price I got, very quiet area and overall decent place.
The 6th day they asked for the price of 3 days for just 1 single day, i don't know why they raised the price for the same room but that it is the reason i left because prices are not fixed, the road infront is really tight and the parking is never available for your car infront of your property, the male toilet is so tight and has no bathtub or nothing while the female toilet is big and spacy with a bathtub and all the extras, clearly a bit sexist there, there is no staff, nobody replies on booking.com either, and one time the cleaning lady came but she didn't even speak English, there is no washing machine

Location was good, about 20mins walk to centre of Athens. Plenty of life, eateries & places close by. Room was a good size with a queen bed (pretty firm mattress). Shared bathroom (girls & boys separated). Shared common areas including kitchen. 5 separate bedrooms all individually lock. Reasonably quiet location. Host communication was good & informative. Would recommend as price was worth it.
Not flexible with check in times at all, despite multiple requests due to early morning flight arrival. A safe in the cupboard however not usable. Requested an iron however not available. Guys next room were extremely noisy & disturbing in the kitchen until 2am.

Great location, comfortable and very clean room, and friendly staff! We enjoyed our stay very much and liked the accomodations!
Just two very minor things: the check in process was a bit unclear for travelers without internet access, plus our bathroom was not inside our room, but the entrance was right next door to our room. Overall everything was fine though and these were not a big deal for us!

Really nice apartment in a great location. Walking distance to the acropolis and a bunch of really nice restaurants/bars. Laundromat around the corner. Everything was clean and worked well. Good value for money.
We were fortunate to have the place pretty much to ourselves which was really nice. Might be a bit less comfortable if it was a full house.

We really liked the location, that it was near the pedestrian street where always something is happening. Also the feeling of living in the middle of a local street was cool. Our room had a balcony which was very nice, the kitchen had everything we needed and so did the bathroom. We had the whole apartment to ourselves for our stay but i can imagine with a fullhouse it would get very tight in the bathroom. Room was very nicely decorated. The owners are also very nice, respond immediately to messages and everything!
Some negative things were definitely that the balcony doors aren’t closing very good so you can hear everything outside, for a light sleep not the best situation but me and my friend got used very quickly. As some other people said the smell of catpoo is definitely there but only in the stairway and i don’t see why that is such a big problem because normally you don’t spend much time there anyway. Also the apartment itself was definitely not clean when we arrived but as we stayed in many hostels etc. we lowkey are used to it. I also have to say that we stayed for 11days and the place was not cleaned once, that maybe should and could be done better.

Undoubtedly this has been the worst experience in terms of accommodation I have ever had, for the following:
* the place smells bad, like a cat urine, the same with the room which I tried to ventilate it but this did not work due to that smell is very dense.
* You can hear a lot of noise at night, if you want to rest, you won't be able to do it here.
* The water was cold and the host never answered my requests. (The host is zero attentive/ friendly/.)
* dirty place because there was hair in the ladies' bathroom since I arrived and they were still there when I left (5 nights)
* Everything is neglected
I could continue, the list is long, the only advantage I find of this kind of "hosage" is that it is close to the centre of Athens and that it is cheap (and it is cheap because it is horrendous), it is not worth it.

Very good location. Also instruction and notifications was great.
Toilet not as good as the place. Also apart from the first night, I had to turn on ac whole night because there were very strong smell of the cat poop or similar thing in my room. Probably from outside but very uncomfortable.

The location was good, the room was clean.
There is no direct human interaction, even on the phone you do not know the name of the employee you are talking to, which makes customer service far from ideal. Also reduces trust. An outside courtyard is pictured in the place's profile on Booking, but I did not have access to that courtyard—it was on the other side of the building, maybe accessible to rooms over there? Who knows. The check-in process was not smooth (I didn't receive the code in time) and WiFi does not work well.
