Very poor stay. Spa facilities closed which we were not notified of Paid for upgrade room and was disappointed at the state of bathroom, silicone around sink and bath peeling very unhygienic.Service very slow on reception as only 1 person to deal with all check in and out.

Unfortunately this is not a 5 star hotel, and the spa was literally falling to pieces. Mould, tiles falling off, dirty floors etc.

This is a lovely hotel, set in beautiful gardens and only a short walk from the city centre. There were some issues with the breakfast service, but all the staff were very friendly and helpful.

Had a fall due to bad lighting down a flight of stairs

Nice hotel and facilities. A little run down in areas which is a shame for a 5 star hotel. Excellent location

The pool was lovely, the bar staff good however the quality of fish and chips with mushy peas was pretty abysmal, managed tpo pull the whole jar of peas out in one go, by the time it had gone back to be basically microwaved to death and stirred I had eaten my way through most of the small fish and chips. House wine at 11.50 a glass was a tad overpriced however it tasted ok. Staff were attentive

The hotel is in a beautiful Georgian building with stunning gardens. Our garden room was large and comfortable with a lovely view. It could do with a lick of paint on the woodwork. The hotel is dog friendly and it’s very convenient to be able to walk the dog in the grounds.
3.9
Very Grand hotel in large grounds. Perfect base to explore Bath.
Hotel a bit tired overall.
Staff were pleasant and helpful.
Spa small and functional but also could do with renovation.
Breakfast was acceptable but poorly organised with staff struggling to cope.
Overall a pricey hotel living on past reputation and in need of a good overhaul to justify pricing.

Amazing experience with the hotel and the spa itself. Olde Worlde and the service by all the staff was first class. Always on hand. Hotel was very clean and tidy. Wife found it a little chilly though. The only downside was the cost of the food and drinks! Astronomical! Decided to eat and drink elsewhere after that, but apart from this, it was an excellent experience. Would 100% recommend a stay, apart from the food and drink prices!! (The food was excellent though - fine dining at its best!).
Please could you put sugar in the rooms please.

Fantastic location, comfortable room and friendly staff

Hotel bedrooms lovely. Great beds, linen and towels. Worth staying at this hotel for the rooms and facilities in the room. Breakfast the worst service and food I have had in a hotel of this quality for a long time. The staff in the restaurant rude and not interested.
On the flip side both receptionist very accommodating and helpful and a real asset to the hotel team.

Looks good on the surface. However the service is poor. Every request we had we had to ask twice for. They messed up our breakfast order every day, reception didn’t book our meals as requested. Our TV remote didn’t work, when asked for a replacement they didn’t do it, then when asked again the new remote didn’t work. The spa is tired. They didn’t offer towels at the spa. Luckily we were staying there so went back up to our room for towels. Other guests were told towels would arrive by a certain time. But they didn’t, they were left dripping in the changing rooms. I would not stay here again.

Spa area needs up dating , tiles falling off decking broken . Restaurant smells like the carpet needs cleaning . Prices for drinks are well over priced . The bedroom was lovely and comfortable

Paid over 2k for 7 nights b&b in deluxe room with garden view. Room was very average & very tired. Stopped eating breakfast in restaurant after 3 mornings due to long queue & being asked loudly by maitre’d if I was just needing a table for one. Not the sort of thing you say to a lady who is clearly on her own. Attempted dinner one night & again he asked me the same question for all in the queue to hear. (He obviously has a memory problem). Gave up on any main course arriving after 1 hour & 20 minutes & walked out, so no dinner that night. Service from bar for drinks & snacks appears to be run by untrained students who are very pleasant but without finesse. I could elaborate on my experience with plenty of comments about my very poor experiences at this hotel. Suffice to say that during my 7 days I didn’t catch a glimpse of anybody who looked remotely like management. Their only saving grace was the staff at the treatment rooms. Maria & her team were lovely.

5 star building. 2 star service. Great location, fabulous building, good facilities. The interior is dated. Garden rooms are not great. Understaffed for such a large establishment.

Staff were great at check-in.
Room was good overall, but the aircon was ineffective
3.9
Lovely spa hotel within walkable distance to the beautiful centre of Bath.
3.9
Lovely and green very nice garden in the hotel grounds very peaceful easy to walk to the town everything is in walking distance hotel was very comfortable indeed a very nice stay
3.9
Beautiful hotel in a fantastic setting. Gym is very clean if a little small. Swimming pool, sauna steam room and plunge pool all included in the stay.
3.9
Great stay for our wedding anniversary. However the air con wasn’t very effective in the room and when checking out we were charged for things we didn’t eat. But this was resolved

Had a lovely time at the hotel and in bath. Lovely hotel and very pleasant and helpful staff. Lo ed that Sydney gardens was do close.

The property is beautiful, we had an amazing time there.
3.9
Fantastic hotel, great location and nice spa, only downside was went with 9yr old daughter and access/rules for pool/spa area quite restrictive
3.9
The property is beautiful and confortable. The room was nice and clean.
3.9
Clean, spacious and friendly staff.
3.9
Comfortable clean rooms, although our room overlooked the flat roofs of adjacent buildings.
Spa pool and saunas were very nice and not too busy.
We had a good breakfast, but the chef was unable to cook any simple pancakes for our daughter.

We stayed at this hotel a few times over the years visiting our son who was at uni in Bath. We returned in July 2024 with family to attend his graduation. It’s an impressive looking hotel with immaculate grounds in a great location (10 mins walk to town), but what has really gone downhill is the service. It looks like a 5 star hotel and has the facilities but the poorly trained staff and lack of management let the place down. Issues included:
- ordering lunch before we left for the graduation. We ordered at 11.45 - they explained the chef didn’t start until 12 which was fine. However we didn’t get our sandwiches until 12.25. The staff knew our taxi was booked to leave at 12.45. I honestly don’t know why it took nearly 30 mins to make 4 sandwiches?
- breakfast - total mayhem. Tables piled up with dirty crockery. It took 20 mins to get tea and coffee to our table. We ordered eggs Benedict/smoked salmon and eggs which each came with a £6 surcharge. The eggs were stone cold. Moody looking kitchen staff avoiding all eye contact so you had to get up and chase them down to ask about the various issues
- issue with aircon. We reported non-working aircon on day 1 and this wasn’t fixed
- reception was always busy full of other people complaining about things so we didn’t want to queue up and be surrounded by more misery
I would urge the management of this hotel to actually view a breakfast service and sit on reception and hear all the issues first hand. We won’t be returning

Clean and friendly staf

Not a great experience. WiFi in the rooms is unusable. Had to go to the lounge just to get emails - let alone to have a Teams meeting.
Internal telephone system doesn’t work.
Promised a call form management - of course - it didn’t materialize.
3.9
Amazing stay, good spa facilities, only downside was the A.C wasn’t working and we were promised it would be fixed after we had checked in.
However the staff were very good at checkout and really passionate about our stay and concerns
3.9
Lovely charming hotel within easy walking distance of City centre. Nice clean rooms and large grounds.
3.9
Spa needs some money spending on it and the breakfast was not good
3.9
Lovely room, great additional items, coffee maker, robe, armchairs were great.
3.9
We’ve stayed here on a number of occasions and this stay was the most relaxing yet. Outdoor pool and jacuzzi were delightful. 15 minute walk down through the park into town. Highly recommend.
3.9
The hotel can't check me in until 5 pm cause the stupid system doesn't have my information and still lets me wait for 4 hours (from 1 pm to 5) which is annoying. When the receptionist checked us in, the facilities were sucked, and the air conditioner doesn't work. In conclusion, It was an unhappy experience.
3.9
A lot of dirty door handles
3.9
Mixed review on service... 1st day we arrived and ordered room service, they tried to hide a £10 service charge, they removed it after we complained so be careful.
Apart from that, the services we got from the waiters and waitresses was fantastic... we came for a wedding so don't know if the service we got from those really lovely waiting gang was a one off, I hope not.
Lovely gardens and great car park close to reception too.
3.9
The staff is incredible, extremely helpful.
But the condition of the hotel is deteriorating and maintenance hasn’t picked up.
The breakfast is expensive and lacks lighter options, as I am not a fan of greasy food such as the full English breakfast.
The water temperature in the outside pool is perfect, and everything in the spa is very pleasant, but again, lacks maintenance.
3.9
Lovely building but needs renovating. Room had moths and was near banging doors, so I moved room. That room also had moths and look old and tired. Although the aspect over the garden was nice and had the evening sun. 2nd room much more spacious. Bathroom needs renovating, looked old. Bed was really uncomfortable, too soft and bouncy, felt like an old mattress with the topper on.
Staff were really helpful and polite. My order at breakfast wrong but they were quick to amend. Breakfast was pretty good but the coffee tasted like instant (but served in a caftiere) . Thought the rooms were overpriced (£180 for 1 inc. breakfast, mid-week) for the quality of the hotel.
Setting is nice and not too far into town. Can join canal for nice walk to Bath Skyline.
Overall stay was good

Check-in service and breakfast service were fantastic. Well done.
