This place stank of cannabis at the door so I walked away and booked elsewhere. Not surprisingly, they refuse to refund. The police and environmental health have been requested to help.
I'm not that desperate for £80 but they won't get it without a fight!

hand basin in room from day one, was not functioning /draining efficiently. Also, I had to repair the tv ariel to obtain a signal and adjust colour/contrast to get a decent picture.

This is our second stay and will be returning agin only real problems is the kettle messes when poring and the shower is very hot and couldn’t cool it down as well as having just about no water pressure at all

It was awful. Too noisy to sleep well. To be fair it was cheap and was all that was available with Reading being so busy. The man at reception was polite and nice natured but the place was horrendous. Go into this place with your eyes open.

Worst hotel I’ve ever stayed at. The sponge mattress had a large lump missing, dirt up the walls. The walls are so thin that getting any sleep is difficult. I could hear everything happening in the next room. The shared bathroom was new, have to wait a while for the hot water and was the nicest part of the stay.

It is alittle run down but it is clean and in a quiet area.it has alot of stairs and doors to go through to get to your room so can be abit awkward with suitcases. Downside the walls are paper thin do you do hear everything .you can hear them chatting on their mobiles to chatting and going to toilet walking etc etc. I did find that the bed was quite hard like it was old and pillows were old as they placed two in one pillowcase.its an ok place if convenience of location is the priority

I needed a comfy affordable room for a 1 night stay in Reading and in that respect it ticket all the boxes for my requirement. Comfy enough bed for an average sized bloke, not the softest but perfectly fine, good supply of tea and coffee although could have done with a couple more milks as I like my tea a little milkier than average. Its a shared bathroom so its only going to be as clean as the left person left it so you kind of expect the odd hair but it was fine for me, ive used festival toilets and showers and if coped with them I can more than cope with this. The place is a little tired but its an old building. One notable point to make on the furnishings was the mirror was attached to the wall with glue and sealant and it was a shocking job with gobs of it everywhere. It really doesnt take 2 minutes to smooth out the sealant so that is just laziness and it really let the room down for something to easy to avoid. So 3/5, far from Buckingham Palace, but cheap and cheerful and £27 for a single room is a great price to be fair.

Well upon arrival entrance was dark and out dated. Carpets looked dirty marks on walls cracks in walls light fitting hanging off ceiling through out the building. as far as our room lamp shades not fit that well we had odd bed basses mattress uncomfortable pillows were in very poor shape flooring was worn out hair drier did not work and the bin was filthy dirty and mouldy

DO NOT STAY!!! The WORST hotel in Reading. Disgusting, unclean, blood and pooh on walls and bed sheets. Staines everywhere aggressive staff who manhandle people.

Worse hotel I have ever stayed in, I have been meaning to ask for a refund, the whole room was discussing, did not sleep at all, filthy dirty extremely dated smelly and in need of repair.

Would not recommend this hotel. Our room was dingy and had stains and holes in the walls, the wallpaper was ripped. There were no tea spoons in the room and the man behind the front desk looked surprised when I asked for some, he went into the back office, rummaged around in a drawer and gave me two grubby looking plastic spoons.
We had to get him to look at the toilet as it didn't flush, he said the plumming was old and you had to wiggle the handle to flush it, we spent the whole weekend trying to get it to flush properly. The bathroom floor was dangerous, all the floor tiles were broken
and loose, the shower was either freezing cold or scalding hot.
The bed was two mis-matched divan halves pushed together, the floor was badly laid vinyl wood effect sticky tiles.
The only positive was we were only there for 2 nights not a week !

No light on front door as it gets dark early so good luck on opening door. Sat on bed and dipped in. Went for shower shampoo in my hair and only hot water. Shower wasn't working. Had to fill kettle with cup and wash hair. Asked for extra pillow as wasn't given one. Doors are really heavy to push open as they are facing stairs. So good luck

The hotel looks very tired, and are the rooms. the walls RE stained / marked as were the carpets. The curtains were only just hanging up..

Greeting was not very friendly, " what do you want " then we got room 13! don't believe the pictures you see on the website, part of the hotel may have been upgraded but our room was very basic, it needed some fresh paint, Mold was on the walls and the bathroom so old and mold everywhere and very cold, no bathroom sundries accept a soap bar. not felt you wanted to use it, bathroom door handle also got stuck too. NO BREAKFAST !!! the only good points was TV, Tea and Coffee machine, bed comfy, heated towel rail.! and free parking!

The staff were friendly but overall the hotel was shabby and there were several safety hazards in our room. My biggest complaint was the shower. It was unusable because the temperature control was broken so we could not increase the temperature of the water from freezing cold. Part of the broken control was in the soap holder. Some of the furniture was stained and dirty. The duvet was very thin and flimsy and there were no extra blankets. I appreciate this is a budget option but think it needs to be closed down until the many defects are rectified to make it safe

Room smelt musty. Walls had marks all over. Wall paper was coming off. Mattress cover stained. Wouldn't stay here again not worth the money.

This is a quaint guest house in easy walking distance of just about everything. It's clean but very dated and the room only had one plug socket and we could hear other guests clearly in other rooms. That said, the owner was friendly and kind when we checked in and we had a clean bed for two nights. If you are looking for somewhere to sleep after a long drive and a busy itinerary, this is a great place to lay your head.

We arrived at hotel, having booked months ago with 'pay at hotel' option. The owner proceeded to tell us the booking had been cancelled with no warning or advance email and that he would do us a favour and give us another room (only 1 left) at a higher cost! We had no other options so had to do this. Im pretty sure this type of thing will happen again so have asked hotels.com to investigate. With reading fc playing later costs were now higher and he knew he would get more money from bookings.
