The was clean and tidy but a bit old fashioned and basic but quite adequate for what we paid.

This was our second time to the villas and the space is wonderful, the pool area is great but everything needs an update, the kitchen appliances are old and tired. The area around the private pool now has lots of great foliage but this brings bugs and everyday there where around 100 woodlouse in the pool, that just walk off the edge. It didn’t ruin the experience but they need a pool suction equipment to make this better.
As I say it was our second time but I’m not sure we will be back.

We liked area around- pools area, playground for kids, however in April water seems to be still very cold for swiming, so maybe to think on heated pool (at least for kids) installation.
Minuses-if you want to use kitchen or washing machine you need to buy all detergents or oil for cooking, salt, pepper yourself, which is not very convinient and reasonable in case of foreign travellers staying for just couple of nights.

Very quiet which was good for a relaxing holiday could be good to offer a shuttle to town as a bit far out, overall a very nice place with great attentive staff

Overall was a nice stay at Colina Da Lapa Villas. There was a few issues with the booking process that could have been handled better, we was travelling with an 11 month old and therefore needed a highchair and cot but was being passed back and forth between booking agent and the villa itself to confirm availability on this, was a bit stressful trying to sort this, and only got final confirmation a few days before our travel date. Villa was a good size, are quite dated now on the inside and the pool had quite a lot of chemicals in meaning our eyes really struggled after trying to have a swim in them and that limited how much we actually used the pool. Complex itself stated had a supermarket on it but thats now closed down and nearest one was a 10 minute walk along a busy road, not ideal start when just trying to get basics. Villa also doesn't have any kitchen basics in, salt, pepper, cooking oils etc so we had to get all this and leave behind what we didn't use. Overall was a nice week away but a few things to note on the villas. Try to avoid a villa next to the busy road as well as youll be listening to traffic all day whilst trying to relax.

We stayed in a one bedroom apartment with a fully equipped kitchen. The appartment had everything we needed and was in a fantastic location. The decor is a little dated and TV picture fuzzy but we enjoyed our stay and would recommend for the price.

room is surprisingly big, has everything a cottage rent has. swimming pool water is clean and pool side is tidy. the resort is well maintained. its location is not very close to the beach, need to have your own transportation. we have a rental car so it is not a problem.

Stayed at this resort four times in the past and it has been excellent, accommodation very comfortable however sadly although the waiters/bar staff were very good, the food was very poor on half board basis this time, and disappointing.
For the first two days the breakfast cook didn’t turn up to the embarrassment of the waiter, items like fish fingers and chicken nuggets should remain as children’s menu. I must say the food in the past has been really excellent which has been the repeat booking to the Colina da Lupa. Will we go back again, doubtful with this cooking staff. Understand new regime in progress for kitchen, hope so, otherwise the Colina Da Lupa will go downhill rapidly!!! Good luck...............

I really liked the room space and the kitchen appliances. It can be considered as an apartment instead of a hotel room. The condo town style really catches me and my family! Certainly I will repeat on summer

We have stayed at Colina Da Lapa many many times and have found the staff very helpful and friendly. One thing we were disappointed with was they’ve had a revamp of their bar, kitchen and restaurant which isn’t as good as before. The layout is better but the choice of bar drinks is not as good with the only draught beer running out for several days. The menu has little choice which is even worse if you don’t like garlic or fish so it’s steak, steak or steak compared to the old one which was fabulous with more than enough variety. Some villas has been updated inside and out including having your own pool and BBQ area. If you stay in the apartments they are more than ample but you have to hope you don’t have noisy or inconsiderate neighbours above or below because that can spoil your holiday. On the very numerous times we have stayed there the majority of it has fabulous but now the restaurant and bar menu is limited we are not very likely to put up with the inconsiderate neighbours and doubt if we will stay again which is a shame because the staff are great.

Great area, not too close to the noisy busy areas but not so quite that you’re in the sticks. Restaurants and supermarkets nearby. Room was great, huge 1 bed self catering apartment with far more room than was really needed. Well equipped kitchen, bit of a tired bathroom which could have done with a revamp but absolutely functional. Nice little pool, crap sunbeds!We didn’t try the on site restaurant but all the staff were extremely friendly and helpful and couldn’t fault them one bit!!

Spacious, traditional apartment, very clean and comfortable. Reception staff spoke excellent English, so easy to communicate and they were always really pleasant and polite. Housekeeping was excellent every day.

The staff we met were very friendly and accommodating. Nuno was at the front desk both when we checked in and checked out. He spoke excellent English and was extremely helpful, explaining everything very well. Even came to our room via golf cart and running up the stairs when we couldn’t figure out how to open the door. Then he went well over and beyond and translated my parking ticket from the day before and printed out google map address and coordinates of the city hall in Lisbon. Staff at breakfast were also helpful. Room itself was spacious as it was a full apartment. It’s a bit old but was overall clean and well maintained. The main problem was that one of the beds had black particles between the sheets and seemed really dirty, so my daughter had to sleep over the sheets and was naturally uncomfortable sleeping there.

The appartment was large, the kitchen well equipped although we loathe electrical cooking. The swimming pool area was fine, with enough shade and chairs although some were broken.
The big negative was the wifi. It just didn't work and I had to go to the office to check my mail. The tv reception was bad.
All in all it is an experience of which I am not sure about recommending.

Brilliant location and very good quality of villa. Airconditioning needs upgrading and no WiFi in the villas you need to go outside to get signal. No shops nearby so be prepared. Pool restaurant can offer better food than what they do.
