Great, quiet and everything we needed.

Very nice small 5 room building. Really more of a bed and breakfast without the breakfast. No 24 hour desk BUT you ring the doorbell and they answer and give you the code. On the table is your name on an envelope with keys and instructions. Room very clean. Very quiet location. Windows open for freshness. There was an AC but didn’t need to try it because in October it was cool and an open window did the trick. Two twin beds that were close together and comfortable. Narrow European twins but if you are on the larger size you might not be comfortable with the twins. Slippers given. Bathroom large and very nice. Shower with great water pressure. Very nice man there in the mornings to answer your questions or check you in if arrive during the time frame he is there. Even if not there when he is check in is easy peasy. Water bus to SM Gligio station 9.5€. Do your research to see if a multi day water bus ticket is worth it to you. If you walk without difficulty I would say no and just walk in the beautiful city full of cobblestones and bridges. All food, beverages and even a bottle of Prosecco was complimentary with my reservation. Highly recommend! Enjoy Venice!

Accommodation worked perfectly for myself and 2 teens. Staff very friendly and helpful even when not on premises, would always respond to messages in a timely manner. Would defo recommend. Close to some nice restaurants and only 5 min walk to nearest vaporetto (Giglio). Very helpful and informative when booking transportation.

My stay was absolutely amazing. As a solo traveler and a young woman I felt completely safe in the hotel and the staff was very accommodating. Would recommend to everyone looking for a place to stay in Venice.

Great stay!! Easy to book, and we arrived after check-in was over and had to call last-minute to let them know. They were very friendly and gave us the info we needed to check in on our own. When we arrived, we were shocked at how beautiful and unique the room was! It was incredible. They had also left some toiletries, snacks, and slippers to make our stay more comfortable. The only thing that was strange was that when we first arrived, there was a horrible smell coming from the bathroom, but we ran the water for a minute and opened the door onto the balcony, and it cleared out within minutes. In the meantime, the staff quickly responded to the issue and allowed us to view other rooms in case we wanted to move that night. Excellent service, beautiful building, nice shower and bathroom, everything was comfortable. The bed could have been more comfortable, but is suitable for most. A great value for the price, and a unique place to stay in Venice!

We had much higher expectations of this place based on the very good reviews and photos. Unfortunately we were disappointed based on a number of things:
- this is not really a hotel, so not sure why it is on Expedia, especially VIP access. It's more like a bed and breakfast, but there is no breakfast. So this is just a bed... room to sleep in, but otherwise no other amenities other than housekeeping.
- reception is only available for a few hours per day. When we arrived at 6pm, a fairly normal time to arrive, there was no one there just a key in an envelope.
- since there is no reception, and the doors are very old with keys, it did not feel overly secure/safe.
- canal view is not a canal view. It is a view of the street, and if you go out onto the little patio and turn 90 degrees you see a canal. Should say "partial canal view" or something.
- perhaps the most concerning was the floor was visbily sagging and sloping, extremely creaky, and actually bounced a bit when standing in the middle. Very much in need of new flooring, and not sure if this is structurally safe.
- safe did not work.
The place has great potential to be a cool/antique hotel, but try adding breakfast, more reception hours, and renovating.
Overall, I think the standard for Venice is different than the rest of Europe.
Maybe for Venice, for a price of $200-$300, this is a good hotel. I guess for a room that is the quality of the rest of Europe, you need to pay $500-$600 per night.

My husband and I loved our stay! The staff was super friendly and helpful and gave us clear directions on how to get there and let us drop off our bags early. We loved the location of hotel, there is the great gelato shop on the corner we went to twice a day. The room was beautiful! Just like the pictures, very clean and more spacious than we thought. And the staff had a lot of goodies ready for us in the room. I can’t say enough good things. If we come back to Venice we will gladly stay here again!

This is a very small hotel with no front desk and self check-in (at least it was for me). It’s tucked away, but if you follow the directions provided by the hotel it’s relatively easy. The room was clean, larger than most European rooms and quiet. I would stay here again.

Older hotel, very friendly staff! hidden away but close to waterbus stop. Great directions from staff to get there. The walls are a bit thin if other guests are up. Shower stall leaked all over bathroom floor. Great wifi/Netflix accessibility on TV. Had room on first floor but there's no elevator if you have an upstairs room.

We enjoyed our stay! The hotel was very centrally located and that made it super easy to navigate around Venice. It was strange not being greeted by anyone. Check in was easy and we had no issues. Our room was comfortable with a small view of the canal. Our breakfast hostess was very sweet and helpful. It was a typical European breakfast with lots of pastries and little protein.

Great location, so easy to get to everywhere you would want to visit quickly. Places to eat nearby and a great bar/cafe just around the corner for breakfast, lunch and a drink. Check-in was quick and simple. We had an early arrival and advised the hotel of this to see if we could leave our luggage before the room was ready but fortunately our room was ready and were able to have access which was great.
Overall can't recommend this hotel highly enough!

Quaint hotel only 10 minutes from St. Mark’s square and 3-4 minute walk to the S. Maria del Giglio vaporetto stop. There were 4 adults in our room. It was a tight fit, but we made it work. Would stay here again!

Sadly our plane was cancelled just the day before our stay (3 nights).
Hotels.com refused to cancel penalty so I decided to call directly the hotel owner.
Brunella was very kind and polite. She answered quickly to my messages and she tried to find solutions to avoid the penalty and always keeped me informed.
At the end we didn't pay the stay so thank you veru much again Brunella.
For sure we will book again if we decide to go to Venice.

I read a review that describes the property as a little gem. It was accurate and yes the staff were very nice and helpful. The location was 5mins from S.M Giglio waterbus stop, less than 10 mins from Teatro La Fenice and St Marks Square. It was easy to find using the directions given. The communications from Brunella re our arrival started a week before and during our subsequent late arrival due to a delayed flight could not be faulted.The nearby bakery, cafes and restaurants do serve delicious local cuisine at very reasonable prices. My room was spotless and and roomy. The room pictures are what you get.
Highly recommend a stay here.

Great and big apartment for two in a very convenient location, close to a lot of attractions and restaurants. Very friendly staff that helped with directions to them before traveling and kept the room clean and tidy. Would come back - recommend a lot!

The location is fantastic - you're right behind a small square with a lovely gelato place, and very close to another square with restaurants. It's also so close to San Marco Basilica so you're never far away from all the action. At night it's also perfectly safe and lots of people around whole still being incredibly quiet. Brunella was fantastic leading up to our trip and helped a lot in preparation. Her colleague (apologies I don't know his name) was so nice when we got there and was always on hand. I proposed to my girlfriend on this trip and they were both super generous providing us with the nice canal view room and a bottle of prosecco. The room itself was perfectly sized and gave you a real sense for the city. The cleaning lady was very friendly and always left our place fresh and clean every morning.Can't rate this place higher, definitely the right way to do Venice!

I would have gave a perfect score due to the spaciousness of the room, quiet and good location, fast internet and friendly maid BUT:
1/ very hard to find: google maps doesn’t direct you to the right directions nor locals know about it.
2/ a phone number is provided on your website but incorrect and not working so can’t even dial in for help.
3/ no canal view from at least my room.
4/ zero interaction with the staff or front desk. They only come when someone checks in to collect payments or city tax others than that no one is ever around.

Owners were really nice and welcoming. Hotel was quiet and small, but in an excellent location. We were allowed to stay an extra night in the same room when I got sick really bad. Room's decor was a bit out-dated, but bed was big and comfortable and there was plenty of space. We had a good view from the room. Best value for money in the area.

The place was great and central to a lot of places we wanted to visit. The “canal view” listing for the room We stayed in is a little misleading, since the room is actually over a street, but there’s a canal that starts off to the right. You can see it if you can fit through doors on the small balcony. But it was very nice!

We had a great time during a long weekend. Great location, very cosy with the view on the canal, and very calm. Only minus point was the fact that it was not a real double bed but two single beds joined together.

Positives: The staff were very friendly and very warm and helpful and the location was convenient. Negatives:The room was advertised as a double, and yet the beds were two single beds on two different bed frames so moved apart if you moved at all whilst sleeping. Further, the toilet paper was quite cheap and wasnt replaced. This meant we literally used up to the very last square on the last day. We felt too awkward contact the staff as it was New Years Day. Whilst there were good things about this stay, definitely didnt warrant the 550 price tag.
