The property looks relatively new, we had a comfortable stay. The view is stunning. We paid for an ocean view room but I feel like we got the short end of the stick because our room had a slight ocean view but majority is harbor view. The deck does have a great view but it was freezing so we couldn't hang out there for too long. There are tables and chairs up there making it great for enjoying your food but again, it was too cold. We ate our take out in the room but there was barely any space or table, making it inconvenient. The rooms could use more tables and chairs for eating. The Nespresso is a nice touch, along with the espresso sized and normal sized paper cups, but they could provide creamers because the capsules are very intense and strong. The record player is nice aesthetically but takes up space that could've been used to eat our meals. The resort fee should be waived during colder months because we didn't use a single thing since it was too cold - didn't look like any of the guests did either. The playground is excellent, kept my toddler happy. I like the assigned parking system, one car per room, we could see our car from the balcony which made it feel safe. Overall we had a comfortable stay. Some minor improvements would make this place even better.

The location of this place is gorgeous with a beautiful room with ocean view however, many of the amenities advertised were not here. We asked about the fire pits and the s’mores kits and the girl said no. We had coffee in the room, but there was no creamer. I asked the girl at the front desk and she said no it’ll be here in 3 to 4 days. Really?? I had to run to 7-Eleven to buy cream. There was no room in the bathroom to put any of your toiletries. Tiny sink, capsule shower and no shelves in bathroom. Tiny nightstand also. No luggage rack. Two lights over the bed did not turn on This could be a gem, but it is missing so many comforts.

The room was clean & everything was fairly new. We had stayed there for years before being sold and really liked it. It's "new & shiny" now but there's no coffee pot, all the dishes, silverware, mugs & glasses have been removed. We had to buy paper & plastic for the week. There's no light in the kitchen area! no shelves in the bathroom for makeup or small jars etc. no hooks on back of door to hang clothes while showering. there used to be a small round table on the balcony for drinks that's gone too. we will definately be back because of where it is but we will be forced to bring all the little things they've left out!! UNLESS we find somewhere that has them ....

THe property is right at the edge of the ocean. Across fromt he harbor. Great sunset. great beach. Rooms are very tasteful and comfortable. Will stay again when opportunity presents.

It is a convenient location where you could walk to the Ferry and places to eat. On the beach.
It still has a Motel feel. It needs some pictures on the wall—very nice staff. Clean and the staff was very accommodating. I would stay here again.

thought that I had signed up for an ocean front room but turned out it was an ocean view room. It turned out ok but be careful what you sign up for and are expecting. The parking was numbered but the slots overlapped so we ended up checking in the office and were advised each night which room number was available to park in. It worked out but was a little awkward. Overall it was a nice place to stay and convenient to everything that we did.

Short 1 night stay. Room was clean and recently renovated. It was very noisy. Was in the harbor so could watch boats going in and out but between the boats,cars, and people moving about not very quiet or private

The room was not advertised appropriately. Hotel states "All rooms also feature newly remodeled kitchenettes. If you choose to take out or cook in, you will dine with the best view on Cape Cod from your deck or patio" , just empty cabinets..
Also stated " All Rooms have a coffee-maker, and record player. There was NO coffee pot we were required to buy coffee on site and spend $10-$20 per day. There's pictures of the Nepresso, as well as mention and all articles.. Hooked up with the flying bridge. Is now in partnership with them so they remove the coffee pot, so you are required to use them again bad business decision where did that kind of ethics come into place.. Talking about bad policies.. Arrived at 1 PM check-in is at 3 PM. They said let me check to see if your room is ready.. He came back down. He said your room is ready but in order for me to give you early entry you must pay $50 I would rather them say: your room is not ready till three. I'm traumatized.
The record player did NOT work. The outdoor shower was located underneath the steps so I was fine I'm size 5 feet 2 inches but my goodness.. you're hitting your head. It wasn't what I expected..

The remodel of Falmouth Tides is excellent and tasteful. Love the low-key chic vibe. Directly on Ocean- great views and boat watching. Not a full service resort, but the staff is very nice; the decor is stylish and relaxing and there is a fun coffee/truck/snack bar on property.

Falmouth tides is a great location-it was clean a s decorated well. The harbor view was very nosy and loud. The air conditioning did not work. I understand things happen but the staff were not helpful at all with this and the issue was never resolved, even though they told me it was. They gave us a small fan that had about 4 inches of dust on it.
I think had a manager closed the loop on the issue with us, it would have been fine-but we won’t be back.

I don't think I've ever written this negative of a review (and I've done many. Management/ownership of this hotel is, frankly, dishonest. After checking in at 8pm after a long day of travel, we had to leave and find new accommodations, which was really hard given it is peak season. We stepped into our room and it was probably 85 degrees. Management knew the air con was broken because they told us it would not be replaced until the end of the week. They offered a fan (in mid-August, in a first-floor room where it would not be safe to keep the windows open). The motel was sold out, and no other rooms were available for our 5-night stay. The front desk was manned by a poor young man who couldn't make any decisions. He was not permitted to let me speak to management/ownership (he was on the phone with her). To make matters worse, they didn't even automatically refund the $145 resort fee I paid at check-in; I had to request it. I understand that air cons break, but the least they could have done is let me know in advance (I had to pre-register the day prior, so they had both my contact info and check-in time). This may be a cute place to stay if everything goes well but if there is a problem, you will be stranded. Real all of the critical reviews about management and beware

They mistakenly thought that my pre-paid reservation was only for two nights. It was for three. They threatened me even though the 3rd night was already paid. When the booking agency—at my request—told them the I was correct they did not apologize.
I have stayed in this hotel for 10 years. They have new management that is clueless, arrogant, and inept.

We recently stayed at the hotel and were absolutely thrilled! First we were blown away by the location - the hotel is right on the ocean, with stunning views of the waves and sunsets. Every morning we woke up to the sound of the surf, which created an incredible sense of peace and relaxation.
The rooms were spacious and modern, with large windows and balconies that allowed us to enjoy the view right from the room. Everywhere was clean and comfortable and the staff were incredibly friendly and attentive to detail.

Absolutely beautiful beach. Steps and I mean just a few steps from your room door. Nice rooms, modern and clean. Quite possibly the most comfortable hotel bed I have ever slept in. Bathroom is small but just fine. Showers only. No bath tub, no complaints here though. WiFi gave us no issues on beach, in room or on roof deck. Was able to work a bit and connect all the kids devices. TV was great with all the streaming and YouTube to unwind after a day on the beach. Property is lovely and quiet. Staff is very nice. Walking distance to more beach and cafe/restaurants. Short drive to much more and a little downtown area. Black Dog Cafe is a stones throw away if you want breakfast or a sandwich. But warning, it’s stupid pricey but hey, it’s vacation. AC worked great in our room, nice fridge and microwave as well. Parking is easy peasy and you can park very close to your room door. On site mini food truck with ice cream and great coffee/espresso. The beach is really just awesome. Your own private oasis. Only for people staying in a room-so there was never more than a few families or couples at a time. Lots of space between beach chair set ups. Get a ground floor room-I feel like the second floor rooms definitely lack luster not being able to walk out the door to the beach. But it is only a few short stairs to get down and there’s a small balcony for each upper unit too. With small kids, you’d def want a ground level room! Kid friendly and there’s a small playground. Fire pits too

The walk out rooms on the beach are amazing. It’s so exclusive and love the private beach. Love that’s it’s dog friendly too. I come back every year. My husband and I absolutely love this place.

Our room was not ready and it was close to 5:00 pm. When we did get to our room there were flies everywhere. They had to vacuum them off the walls and ceiling. They advertise in room Nespresso machines which they do not have. The window was screwed shut - looks like a temporary fix. The shower door did not close all the way - be warned; the bathroom is very small with one person size shower. Checkout was challenging as the statement showed amount to be charged without any details and ended up being incorrect.

My room was very spacious. I don’t like that the only way you’re able to check in early is if you buy it. The hotel is expensive enough, early check in if the room is available shouldn’t cost more. Also I had a suite on the bottom & hearing the guests above me walking back & forth all day wasn’t conducive to my peaceful beach vacation at all. It is very loud and distracting. The staff was pleasant enough, & the location is beautiful. Overall, a pretty good stay.

My husband and I went to celebrate our honeymoon and it was absolutely relaxing. The private beach is a perfect getaway and the hotel offers beach towels, and beach chair covers. This hotel is 10 minute walk to the Martha’s Vineyard walk on ferry and a beautiful rooftop lounge with 360° of the Cape. We loved it. 10/10 would recommend

I was only here for 1 night but it wasn’t what I had expected really. Very large comfy room but tiny bathroom, with no room to put anything although great complimentary toiletries.

If you are looking for a beach holiday where you can trip out of your room onto the beach perfect but there are no general amenities other than a small blue coffee snack truck (which was lovely). The rooms have a kitchenette but no amenities other than a microwave - so no coffee maker/kettle, cups, flatware etc.
Its a 20-30 minute walk into Falmouth centre, which again was great, lots of restaurants, shops etc. and about 10 minutes to a couple of restaurants on the beach road.
My overall impression is that its over priced for what it was. My caveat is that I like to park up and walk places, so I clearly hadn’t done enough research before booking and also we had torrential rain so didn’t get to use the beach!
