The house is a new build with a queen-sized master bedroom, full bath, and a loft with two twin beds.
The kitchen has a large refrigerator, stove, microwave, and a dual function keurig (k-cup or drip).
The living room has a 75 inch SMART TV, two barrel chairs that swivel 360 degrees, loveseat with two reclining seats.
The waterfront deck has a grill, dining table and umbrella, and an outdoor sofa and coffee table.
Linens/towels (beach and bath)/plates (regular and paper)/glasses/coffee cups/Keurig (k-cups/drip dual function)/ground coffee/grill/ propane all included.
It's a great, relaxing location to take a swim or launch on a kayak site seeing cruise along the beautiful shoreline.

There are two public boat launches nearby (West Swanton Boat Access .2 miles and Tabor Point Boat Ramp 4.2 miles).
In addition, the house is just steps from Hog Island Market where fishing equipment, bait, fishing license, ice, beer, wine, and groceries are all available.

Green Mountain Stables is directly across the road where visitors can watch the horses training or take riding lessons, and Missisquoi National Wildlife Refuge Visitor Center is also just one mile away.
The house is centrally located within the best Pike, Bass and Walleye fishing grounds on the lake!

Great spot right on the water include kayaks and canoe's for the family. Location is great for trips into Canada including Montreal and Parc Safari, also close to attractions like Burlington and Ausable Chasm. Plenty of places to eat in nearby St Albans. Perfect place for a family trip and host was excellent. Hopefully return someday!

My family of four (adult children) found the property to have everything we could’ve needed. Beautiful view and sunsets. House was extremely clean, well stocked. Road The house is on is wonderful to bike on. Canadian border very close
Highly Recommend. Only comment- is that water doesn’t taste great so plan to buy or bring your own.

The home was easy to find (with GPS) and check in was a breeze. It had everything we needed. We were looking for a place to relax which we found. It’s a bit of a drive to get anywhere but there isn’t any traffic so that wasn’t a problem.

Very clean with great attention to detail. Good location to hiking, biking and maple creeme’s. We also enjoyed the kayaks provided. We would definitely stay here again if we are in the area.

This little house has everything a couple or a couple with a young kid or 2 needs. The kitchen is well appointed, with good quality dishes, cookware, coffee and spices. The patio overlooking the lake is perfect for meals, or just hanging out. Watching the sun set over the water became nightly ritual. Missisquo wildlife refuge is 5 minutes away-nice trails, especially the Black Creek one. (Bug spray is at the house) St. Albans is 15 minutes away, with a few great restaurants, diners, interesting bakeries and shops. And the islands are nice to explore. Bring swimming shoes or sandals- the little beach at the house is flinty. Nice to swim from. Josie is a great host. Highly recommend.

My partner and I recently stayed here for the total solar eclipse. It was the perfect viewing spot - the lake is so peaceful and I loved that you can go right down to the beach from the deck. We got some incredible sunset views through the huge east-facing windows. Everything was super clean and well stocked -- there were enough dishes, pots, and pans to cook and bake, and the white noise machine was a big plus (we slept great!). We had a wonderful vacation here and would definitely stay again.

This was a great place for a couple’s weekend! The cottage is the perfect size for 2 with everything we needed to cook, stay cozy, and relax. Josie was communicative and took care to make sure the fire pit was stocked and ready when I requested it, even though it had still been in storage for the winter. Check in and out were easy and instructions in the cottage were easy to follow. Thanks for the wonderful weekend!

It was a lovely place to stay and we enjoyed kayaking, biking and hiking the nearby wildlife park. Josie thought of everything and we really enjoyed a quite and peaceful long weekend. I would recommend it for a couple but it’s a pretty small place for kids

The house was just right for our family of 4 with the teenagers staying in the loft for a week-long relaxing getaway. Vermont has been pummeled by rain, affecting the level of the lake everywhere, so unfortunately the beach was hard to access, but not impossible. Kayaks were great, and paddles/vests was easily accessible.
The owner was easy to reach. In fact at one point a smoke detector was beeping low battery and she came by to replace it within about 15 minutes!
We enjoyed restaurants in St. Albans, Burlington, a bakery/cafe in Alburgh and even Shaggy's snack shack in Swanton. The pizza shop in Swanton is also quite good. Sand Bar and Alburgh Dunes state parks were great swimming spots. Next time we would love to venture over the border into Montreal.

Despite the historic flooding in Vermont the week of our stay, we still had a nice time. Got some kayaking in, did some biking on the nearby rail trail, went to nearby Montreal for a day (watch out the closest border crossing closes at 4:00 PM!). Just a heads up, use the plentiful bottled water provided. We didn’t notice the note about the treated well water until our second day. Luckily boiled for tea so not a problem. Overall enjoyed our stay and managed to catch a couple of beautiful sunsets between rainstorms. Thank you!

We absolutely loved the calm and serenity of the sunset cottage. Josie was so easy to communicate with and she has put so many special touches into the cottage. From beautiful decor to all the necessities, the cottage is like “the ultimate mom purse” stocked with every little thing you may need. Loved the area and the private beach, the kayaks were a fun bonus. Hope to be back again in the future!

If I could give this property and the owner a 10 star rating I would because I just can’t say enough great things about the property and the host! The house was perfect for our sisters getaway. The cleanliness of the property is impeccable as well as the owner being above and beyond accommodating! If you’re looking for a quiet relaxing getaway this is the place for you!

The house was clean and comfortable- photos are very accurate. It's a quiet location, though easy to get to anywhere you'd like to visit. The highlight is the view and sound of the lake which is amazing.

This home is something special. I needed a place to relax and recenter, while visiting the area to do some fishing. I was very pleased with the quality of the accommodations. I visit the area a couple times each year and look forward to booking this property in the future.

We had a wonderful stay! The house is beautiful, and the location was great. It was very peaceful and quiet. It was also easy to go into town or down to St. Albans for food/groceries. While the weather wasn’t great (not surprising for April) we did enjoy the views of the lake. Josie was a wonderful host and very responsive. We will definitely come back for another visit!

Everything about this place was perfect. The owner has done such a good job making it a homey and cozy vibe. They also make sure to leave you everything you need, including coffee and hot chocolate and even cream and sugar! The place is beautiful and well kept and the view is absolutely perfect. The host also answers right away and great communication. Couldn’t have asked for a better stay. Thank you!

Everything was seamless. Booked location well in advance. Great experience. Planned to grill outside? but the grill wasn’t available for the winter. Spectacular view of snow covered lake.

Josie's place was beautiful, comfortable, and had everything we needed. The view was fantastic, and we really enjoyed our stay!

Firstly, the house was absolutely beautiful. We were kind of sad when we had to leave. Secondly, the owner was so thoughtful and considerate. We were supplied with everything, far more than what I was expecting. We had K-cups to cutleries, serving trays, bathroom needs, and more. The place was decorated for the holiday seasons which made it even more cozy and festive. We had some issues with the fireplace and heating but other than that we loved being there, especially during a winter storm! Can't wait to back during the warmers seasons.

Sunset bliss indeeeed!! I cannot express what an amazing time my family and I had over the weekend here. The views where perfect, the sunset the sound of the water. Such a cozy home! If you think the pictures are pretty inviting imagine when you arrive. We ate on the deck and watched the sun go down & later the kids really enjoyed the s’mores by the fire and surprisingly in November the weather and winds felt great and our fire was not going out :) not to mention the views from the house at night! I would definitely go back!

Wish I could stay longer. The property was as in the photos: clean and well maintained with a nice size patio over the beach. Wasn't able to use the kayaks because of high winds, so hope to do that on another visit.

We were so thrilled when we drove up to the house. It was so quaint and inviting. The house was immaculate and well decorated. The bed was very very comfortable and linens were very nice. The kitchen had everything we could have needed to make any meal of choice. The patio was large and the steps down to the beach area and fire pit were so nice. Overall, I’d give this property a “5” star rating. We so enjoyed our stay!

The house, amenities, and location were excellent. Lakeside Fire Pit was perfect. Quiet, peaceful, and cozy. Couldn't ask for a better escape. Definitely recommend Mill River Brewery in St. Albans if your looking for exceptional BBQ. ALL GOOD!

This house has great views across the lake! The outdoor patio begs you to sit & unwind. The access to the lake & campfires could not be easier. The area has wonderful biking with both rails to trails & on the nearby roads. There is hiking around the Missisquoi’s various access points. Paddling opportunities abound. The house is well stocked & furnished nicely. The kayaks provided afforded opportunities to take early morning & sunset paddles. Walk to Hog Island store down the road for good beer choices😉

The home was new and beautifully decorated, with many special touches for ambiance and convenience -- views from everywhere in thr house. Perfect size for 4-5 people. The lakefront terrace was large with spectacular views of the lake and amazing sunsets. Loved firepit on beach, and having kayaks included....a great activity on such a beautiful lake. Peaceful and relaxing retreat! I cannot wait to go back...maybe in early October for the fall foliage.
