Phenomenal sunrises at this nature-rich lakefront home on Lake Champlain with five bedrooms (King, Queen, two rooms with 2x Twins in each, and one with a twin over full bunk), two full bathrooms, kitchen with full-sized appliances (fridge/stove/dish washer/microwave), full-sized washer/dryer, Wifi, three season porch facing the lake, 2 decks (1x attached to home and one on the waterfront), grill, attached garage, 150ft of private shoreline, and a dock.
This home was recently converted from a single-family home to a full-time resort. The amenities and decor give it a unique, nautically-themed ambiance in the summer and a cozy, winter wonderland feel in the winter.
Summer Amenities: Private boat launch, dock, 2 Kayaks, 2 Stand-Up Paddle Boards, life jackets, and inflatables for swimming.
Conveniently located just off route 78 between Swanton and Alburgh, Vermont, this home is situated on a bay between two bridges sheltering swimmers, paddle boards, and kayaks from winds and high waves.
The area's only sand beach is also just a block from the house.
For anglers, the Bass/Walleye/Northern Pike bite is the best on the lake.
Guests have easy access to Hog Island Market (5 min) for fishing licenses, bait and tackle, beer and wine, and other convenience store items.
Pontoon and fishing boat rentals are also close by at Campbell's Bay Campground (4 miles).
The Alburgh Recreational park and rail trail entrance is just a block south of the home where guests can hike or ride bikes on the 5-mile nature trail.

Unfortunately the night before our arrival, there was a storm which left the property without power or water. The owners were fantastic and did everything they could to remedy the situation and it was all set by that evening. My low rating reflects the cleanliness of the property. Inside and out there were issues. Cobwebs in every corner inside. All around indoor cleanliness was not as it should be. Broken or unusable screens on the sunporch and a lot of overgrowth on the property not allowing use of the side deck. The stairs going down to the water also had weeds growing through the stairs and around the base of the stairs. Not a clear path without overgrowth to the shore. The house was very unkept and it desperate need of upkeep. We did enjoy our stay and the owners were lovely, however expectations should be tempered for future renters.

Josie was amazing and checked on us. Husband worked on deck when it rained. Well stocked and great common areas in house. Best part, the outside accomodations; lots of green space, deck overlooking water and water front. Closed in porch and outdoor area were great for little humans and dogs! Going back next year! Great property in an ideal location. Went on our trip loaded up to ice fish but Mother Nature had other plans. Lack of safe ice made us slow down, relax, and thoroughly enjoy some down time. Kitchen was big enough and had everything we needed to cook some great meals. There was more than enough room for us to play some board games, watch TV, or catch some winks, never not having space. Looking forward to going back during the summer or fall and taking even more advantage of the space and location. Great Host too.

This gem of a property is perfect for any time of the year and all ages! So much to do and see. Or for relaxation right on the lake.
There are pontoon boats for rent right down the road. We even went to Montreal one day and toured the city!

Six (old) bass fishermen, pulling 3 bass boats spent 6 days. The location is excellent for fishing the northern part of the lake, the accommodations are great. Highly Recommended!

This was a great spot for our family, including 2 young kids. We loved the easy lake access and enjoyed sitting out on the porch. There was plenty of space for us all. And it’s an easy drive into Swanton to pick up any forgotten essentials. Would stay again.

We had a pretty wet weekend in Alburgh but we all still had a great time at the house. Everyone had plenty of room to spread out, there were six adults and 2 toddlers. We had everything we needed and would definitely stay again!

The house sleeps 10, but there were only forks for 7. Very small pots and pans. No table that accommodated all of us. No couches or comfortable seating areas for 8+ people to be together. Several treacherous stairs ( uneven steps, steep steps, narrow steps) for older adults or those with other issues. . Very dim lighting, especially in kitchen. Highly scented trash bags bothered several of our guests. No real serving bowls or salad bowls for 8-10 person salads. We had a good time because we are flexible people, but wouldn’t bring a part of more than six adults because it was difficult to cook food and be together in any one room. Some easy chairs in the living room, a larger dining table and some larger serving bowls and more forks would have helped.

We enjoyed our weekend at Josie's. Unfortunately, the temperatures dropped way below 0 degrees, as we had hoped to ski and walk the dog more in the great location on the lake, but we thoroughly enjoyed the house and our family time together cozy inside. Great facilities and I would love to use the place again maybe in the summer.

We booked this property last year for our yearly vacation because of the amazing photos of the red skyline. When we got to the property, it was beautiful and our family vacation was great. We had plenty of room and everything was clean. We had a fire at the fire pit near the shore line and a beautiful moon shined on the water. My 6 year old grandson loved the beach down the road, we swam most of the week. Our host, Josie was amazing person, when I needed something, she was there for us. I can’t thank her enough for all she did for us. Thanks again,

I grew up Having summers on like Champlain. I wanted to take my grown children To experience this. This property had enough room for all of us. There was a beautiful view of the lake. The children had fun with the kayaks There was spacious room for us to have meals together. We brought my mother who is 94 and Josie helped us to make it Comfortable for her. She even provided temporary ramps so my mother would not have to do the stairs. She also moved a bed So she could be comfortable on the main floor.. She was so sweet and accommodating and always accessible. There were many amenities me amenities and most things were provided. We just need to bring ourselves and the food here. Thank you Josie for a wonderful stay.

Ice Fishing
Josie was great from the very beginning in regards to the check in process. We changed check in due to storm. We arrived late with the house open for us and immediately plowed out in the morning. We had 6 adults 3 kids and felt the home was spacious. The pictures on VRBO are accurate. Having bedding, towels, and toiletries provided was incredible. Less packing for me!!! We could quad right onto Lake Champlain to Ice Fish. Location was good for exploring multiple locations to fish. Kids loved to come in from the cold and choose from many board games to play. Thanks for a great time!

Booked the property for a fishing trip with friends. Great property, beautifully maintained. The pictures do not do the property justice. View is great, very quiet. The waterfront isn’t great for swimming, very thick weeds, but great for fishing. Caught bass and bowfin from the dock. If you don’t have a motorboat, you can rent one at Campbells Bay just a few minutes down the road. Great spot for a fishing trip, no complaints at all. Nowhere better from May-October than Northern Lake Champlain.
