This is a terrific hotel close to the train station and Oktoberfest. easy to get places with nice restaurants nearby. staff is very friendly sand helpful. breakfast was very good. highly recommend.

Expedia showed this property as a little closer to the main square - but to be honest, I am so glad we went with this location. You can walk to the square, but we went during the EuroCup - and the downtown was CRAZY. This was like a little bit out of that area- but we had a mall area across the street. The room was so cute and the downstairs main area was very nice - it was so boutique. The staff was so GREAT. I really would stay there again- just don't expect to be like in the super crowded area of Munich- but if you go during the Octoberfest- you will be in the middle of that. Lots of cute streets to walk and scenes to see.

Nice experience all together. The place had a friendly vibe. Location is within a reasonable distance from the metro/train, next to a shopping centre, close to several restaurants.
Room on the first floor was comfortable and quiet in the night. The bed felt a little old, but I slept very well. Bathroom was cramped but "functional". The only real complain was the very low shower pressure.
The breakfast room was quite cramped but the selection of food was better than average in my experience of German "business hotels".

I stay here often, perhaps 30 times now over recent years. The location is great for U4/5 trains, Oktoberfest fairground and very close to the shopping mall and restaurants. It's 1 stop on the U-bahn to Munich Central station. The staff are friendly and accomodating, rooms are stylish and very clean, the breakfast is good quality and a wide selection, and the prices quite reasonable (apart from Oktoberfest week!). There is no evening food here, but many choices nearby and they do have Augustiner on tap and some very nice spirits. Definitely recommend.

Stayed for a few days. Location is great in that it is not too central so not busy - plenty of great restaurants nearby, all in walking distance yet in a quiet suburban setting. 2 underground stations nearby on the U4/5 line which are only a couple of stations from Hauptbahnhof and Karlsplatz (Stachus) where you can then grab easy connections to other U lines as well as S lines.
Very well presented and most of the staff were friendly / helpful. Plenty of choice at breakfast with a self service buffet.
Didn't find the beds particularly comfy - didn't sleep that well during the stay because the mattresses are quite hard and just didn't get on with the pillows. The heating (radiator) in the room was faulty in that it couldn't be switched off / turned down - I did report it on the first morning hoping that someone would just take a look and replace the heating control / valve but got told that it was unlikely they could get someone in that day. Was given the option to move room but it had to be done there and then as the hotel was supposedly fully booked that night. It wasn't convenient to go and repack everything as I was heading out for the day so I just asked for someone to take a look - alas nothing happened. Half way through the stay, work started on refurbishing the rooms on the floor below with work starting at 8am.
Housekeeping was average - basically making beds. No refreshment top ups, toiletries replenish or towels refresh / replenish - not boutique service.

3 day stay that turned into 6 due to the heavy snow in Munich Staff mega friendly and helpful. Room great size and fantastic shower in bathroom. Bar good prices and decent brekkie. Will definitely return if we come back to Munich

Very nice hotel at good location, with short walking distance to metro stop and railway station. Nice big park Theresienplatz with amazing winter market, just round the corner. 5min walk to Augustiner Breu with great Bavarian food, beer and atmosphere. Really nice breakfast at the hotel. Kindest regards to the nice reception girls.

I had a nice stay at this hotel. I particularly liked the breakfast and the garden. The room was good, with a well stocked mini bar and the bed was comfortable. The only thing that might be an issue for some is the lack of AC. The ceiling mounted fan was fine for when I stayed in September but during a heat wave it might get too hot. The location is not that convenient for the centre of Munich but was perfect for the event I was attending.

The room was small and there was only a single pillow. The bathroom was tiny. The underground parking garage was so small that it was almost impossible to escape without vehicle damage. While the walk to Marienplatz was manageable it was quite a distance. Although clean and serviceable, I would not stay at this property again.

I loved everything about this small hotel. 30 minute, pleasant walk to the historical centre, a quiet location but with plenty of local cafes and restaurants. Super comfy bed and pillows, lovely breakfast, friendly and efficient staff. Felt very safe. Munich is a beautiful city to visit.

The staff and service at the hotel are top notch. The staff are just lovely, kind, people who always have a smile for you. They really make your stay much nicer.
Also, the breakfast buffet is amazing! I don't even like breakfast, and I loved it. Best breakfast I've ever seen. I also like the outdoor seating and restaurant and bar areas.
The room itself is nice and renovated, and has a lovely bathtub. They do have one of those half window screens, which means you up just huddle up in the shower, trying not to get water everwhere.
The location has its pros and cons. It's a quiet neighborhood, with lots of restaurants. The crowd looks like locals who are young professional types. Lots of nice grocery stores and mid-priced shopping for essentials.
It is a bit more of a jog from the train station though. You have to walk a bit to the tram or the U-Bahn stop.
Also, the hotel has no AC, and I didn't feel the fan was sufficient. The lighting in the hotel room could have been better too. And the internet wasn't as fast as I would have liked and there were some connection issues.
I think this actually a really great hotel for a romantic weekend or a solo traveller.

This is a smaller three star hotel that is very clean, modern, and a joy to visit. All the staff were helpful and friendly. Breakfast buffet was a little small but still offered a good variety of both hot and cold items. The rooms in the boutique hotel (including the bathroom) were small but still very functional. Great light in the bathroom although bedroom was a little on the dark side (like too many hotel rooms in general). There was no AC but the bedroom has a large modern quiet fan that helped keep things perfectly comfortable even on a hot day. Windows and patio door opened and provided a nice breeze of clean air as well. Hotel is near the main train station relatively speaking but if you have a good amount of luggage still best to get a taxi or Uber to transfer between the two. Quiet, safe neighborhood with a large indoor mall about half a block away that contained several grocery stores and restaurants, etc.. Bavaria Boutique Hotel provided good value for the money although a little far from main tourist areas on foot. Would definitely stay again though.
