This is not a 4 star hotel, it's a poor 3 star. There is very little service, the decor is old and tired, the mattresses are hard. They charge extra for everything, such as using the safe in your room! You must give a deposit for the safe, towels etc. the shower was broken, the wifi didn't work, the safe needed to be fixed before it could be used, the toilet kept water running instead of filling the cistern.

Dated property seriously in need of rennovation, adequate for needs, but should drop any pretence to be 4*. Wide breakfast selection, but quality is poor. Location however is fantastic.

The property is in the best location being in the center of town and around 500m from the beach and around 40m from a large groceries shop. It is a very quiet area with great great landscaping theoughout the road.
The staff are extremely helpfull and friendly during food service.
The only let down was the food on the weekend , and it is a little run down in upper communal areas.
For the the price you pay per night , it can not be beaten , we enjoyed our stay here and would happily stay again.

Management is greedy. Safes are already in the rooms. Yet they charge for their use. They charge for changing towels. These are hidden charges. No amenities whatsoever. No tea coffee making facilities. They won't even lend a kettle. Staff is courteous but not helpful. Breakfast buffet has many things; none tasty. They don't even make omlette.

The location was good with a basement parking available.
On the other hand, the air conditioner broke down and our room was roasting hot for the past 2 nights.
I complained to the front desk but I was told to leave the terrace door open.
(Our room was the hottest place in the island and O could not sleep at all.)
To make it worse, wifi network was not working.
I am so relieved that I have finally checked out from the hotel.

The location was great, friendly staff, and the breakfast buffet had a great selection. The only negative I have was the wifi. My entire stay my connection was going in and out and when it was connected it was very slow (5.8 mpbs download and 0.9 mpbs upload). Very hard to work with unreliable internet which made my stay difficult.

The restaurant is in the basement and is filled with smoke due to insufficient ventilation. The food is worse then in any basic road side cafe.
The mattress is lined with waterproof sheets, feels disgusting.
It's outdated and needs a complete overhaul and refurbishment.

The floors deco could do with an upgrade, also the beds were not that comfortable & mattresses needs upgrading.

This IS NOT a 4 star hotel. Not even close!!
This is a dated and tired hotel with very poor facilities.
The rooms are not anything like the pictures that are used to advertise this hotel and are very basic.
The buffet food is basic to say the least. Very small selection and what there is is often cold and tepid. Most families i watched and spoke to struggled to find their kids anything to eat after a day or so. One family even resorted to eating at burger king across the road every day!
The pool area is ok but there is virtually no entertainment for kids apart from 1 or maybe 2 short games of table skittles or aqua aerobics.
The staff are very rude and are happy to keep you waiting at the pool bar so they can disappear into a stock room and chat on the phone. The only exception to this is Toni, an older guy, as when he is on the pool bar he cant do enough for you.
After a week we really couldnt face this hotel anymore so i booked and paid for a seperate hotel via a different website and we moved to Costa Adeje for the last 3 days.
The other issue you have when booking via expedia is you have no rep or support whilst in resort so when i complained to the hotel reception on the day we booked out we were told we needed to take our complaint up with expedia once we got home!!! The guy on reception was so rude to us and laughed at us when we said we were moving hotels.
I would rate this hotel as a 2.5 star hotel at best.
Do yourself a favour and book somewhere else!!!

Top value for money 3 min from the beach surrounded by shopping and cafes larger rooms vast assortment at meals and across the street from a supermarket. What more could anyone need?

Absolutely outstanding value for money, very close to the beach, across the street from a shopping centre, pool area, larger rooms, and huge choices at meal times. Nothing else in this area comes with better value.

Very good hotel, clean and quiet. Central, walking distance to everything. Very helpful and positive staff :) Good food. Have vegetarian choises, not much food for vegans.

We stayed here for 2 nights in march and it was a very good choice . The hotel is located close to all the restaurants and shops and also close to the beach. The staff was good especially Sara who was very helpful and welcomingand gave us a room on the corner with a great view. The breakfast and dinner had a good variety of foods and drinks and were ok, but not great. We had to pay for a beer and a orange juice at dinner which was a bit odd.The beds were great, very comfortable with the mattress on the hard side . The parking was behind the hotel, had direct acces in it and costed around 12 euros per day. All in all a good quality/money report.

Great hotel; thoroughly enjoyed my stay there. The food was good quality with a wide selection, the staff at reception were always on hand to help and offer advice, and the rooms were extremely comfortable and cosy.
Great location as well; walking into Peurta de la Cruz takes only a few minutes - it’s a very well kept town with lots to do and plenty of places to eat.

Free WiFi - is So bad it is NOT WORTH considering, you cant do anything at all with it! they have a Premium Wif fi that you pay for at 5 -10 euro a day which I did not bother to try and was expecting Free WiFi that worked!
Large Air con fan/Cover was hanging down from the roof, look like it could fall out of the ceiling.
Breakfast was OK but bacon was not crispy and dripping in grease, the scrambled egg was runny and mushy, there was no TOAST on offer, the cofee was nice from a coffee machine that you would possibly see at an airport that you put coins in.
Power points in the hotel room are badly placed, no power points near the mirror in the bedroom area but instead the power points are put under the TV or one nexto the bed, however if you want to do your hair in front of a mirror you have to stand in the bathroom as there is a power point nexto the mirror in the bathroom.
If your hotel room is facing the road and shops it will be very noisy at night, you will hear some strange train, bikes, cars, all through the night right up until 5am...
Room Fridge is not good, it is very small and not cold enough if you want to use it for drinks.
The bed was fantastic and the pillows also, I also found a high quality blanket in the large storage by the door with a spare pillow if needed.

Staff and location excellent. Outdoor pool not heated (like most of Tenerife), so it is unusable. Buffet meals better than similar hotels - lots of variety and fresh, healthy food options. Overall great hotel for the price we paid.

Hotel was good .Pool are was being maintained.Pool was closed most time we were there .Emailed the company thinking maybe we would get some kind compensation as this main reason for booking hotel they were not interested.

I stayed here for 5 nights. As other reviews say, you get what you pay for. When I arrived at the hotel, I approached the reception desk and a man was sitting at the desk. He mumbled something to me, possibly hello. He waited for about 5 minutes before he got up to check me in. He didn't bother to tell me to give him a few minutes. Nothing. Not the best situation to be met with as soon as I entered the hotel.
Overall, the rooms are ok. They are a bit outdated though. It would be nice if the hotel upgraded their beds. They are hard and stiff. For 5 nights it was ok but for a longer stay it would be unbearable. Similarly, the towels are extremely old and thing. Not only that but they only gave me 1 bath towel. I assume its because they think customers will take them to the beach. It was annoying to not have an extra towel when I would wash my hair.
I definitely think this hotel should put in more effort to make sure the customers are happy. Staff should be more welcoming and they should provide more as far as the room goes.

If the touristy areas is what you are looking for, the location is perfect. Though it is really not what we desire in a hotel, I guess it suits the people that do well. The breakfast selection was wide, but the food was very dry. Reception service is on one hand very good, but I do think it's a bit of a hassle having to go down and leave a deposit for a remote, pay for the wifi in the room (5 euros per day) etc. The quality of the wifi was very poor, which was admitted by the reception as well.

Over all i would stay there agian but i would look for something better.
the Hotel was clean, and everything worked, but its out dated and needs changing to be given 5 stars, the food was just ok.
Neighbourhoon i gave a one, the nosie was very loud from outside at night with partying until early hours.

Overall good value for money. Was let down by we were 3 adults staying in a room with 2 single bed & what can only be described as a kiddie bed. We should have been provided with 3 single beds as there was enough room for this.

Efficiently run and most of staff were friendly and helpful. Room and bathroom were clean although both a little small. Restaurant was a plus with huge selection although the staff could be intrusive and noisy At all times the staff in the dining room would push by and lean over to grab a plate even before you put the last piece of food into your mouth. If you left your table to collect the next dish, you would return to find the table had been cleared. They continued to make an intolerable row with plates and cutlery all around you as you tried to enjoy a quiet meal with your wife or friends. The seawater swimming complex to which there is free acces for hotel residents is really excellent but does require a 200m walk. The hotel location is good with a shopping centre opposite and views of the town and harbour from the balcony. For the money I think the hotel is good value. I made the mistake of booking a Hertz car in advance whose office was not convenient for collection and drop off and had to wait in a queue for 45 minutes to be served. Then I was charged 15 euros a day to park in the hotel, whereas if I'd booked a car from the hotel none of the above would apply and parking would have been 5 euros per day, We used the car for a few trips around the island and found it tricky at first to find our way out of the town. You go down to the sea (100m), turn right and follow this road all the way to the main 'motorway'.

Be Live Oratava Hotel was excellent. The room was clean and comfortable. The excellent choice of food at the buffet dinner. The breakfast buffet selection was also very good, including a glass of cava if you wanted it. The staff were very friendly. We wished we could have stayed for longer but had other places to be. We would certainly return to this hotel again as we found it excellent value compared to other hotels we have stayed at on the Island. The location was also brilliant as it was very close to the Carnival parade area.

This is a good hotel, well located for easy access to the interesting town and the Lago Martinez, a splendid man-made lagoon with safe swimming for all ages and ample sun-lounging facilities, and places to eat and drink, all protected from the Atlantic by a rocky sea wall. There is a small daily entry charge. In-room tea making facilities would have been welcome, and may have been available had I thought to ask. Worth checking.
