This place is on the beach with access to a neighboring pool. There is no smart TV, so any streaming for a movie must be done on personal electronic devices. The grounds need some landscaping clean up and signage would be helpful to find the paths/access to the beach or pool. The breakfast was good and had several options.

It’s been a while since I have experienced such a poor guest service and cleanliness during vacation. Hotel advertises as only beach front hotel in Tybee island. Which is not true . Plus we got a room facing busiest road in whole island . Carpets had stains , dish washer was filled with dirty dishes . Bathroom sink was clogged up in first night , there were potato chips in fold out bed in living room when we opened it up . No pillows or blankets for the kids . We booked the room for 4. On the first day of stay room service came and left extra towels and roll of toilet tissue on the kitchen counter. That was it. Did not come back the rest of the 5 day stay . We had to wash our own towels , take trash out and clean bathroom. It was just far from what I have experienced during any stay in a while .
Not to mention customer service, upon check in I stood there for 15 minutes without being acknowledged with desk clerk talking to coworkers, clearly seeing me there standing waiting. Upon check out, different clerk was sitting down on her phone eating breakfast at one of the breakfast tables and just told me to lay the key down on the counter.

DeSoto was a great place for us. We spent the last 2 days walking the beach early in the morning and late into the night. We loved the view and location and would love to stay here again.

The room was not as expected in the picture when booked. It was much much smaller and just looked different. The couch and chairs had several stains, the carpet in the bedroom felt and smelled like it hasn’t ever been cleaned, I found several long hairs on the floor that were not mine.
I had previously spoke to someone about early check in, however when we arrived 30 minutes before check in time at 4pm, the room was not ready, which was very inconvenient considering I had groceries in the car and I was under the impression I would be able to check in early. The young at the front did not tell me cleaning procedures for the suite and I would have been charged had I not asked someone else before check out. There is a sign that says heated pool, but the pool was absolutely freezing. The breakfast is ok, but the breakfast area is so small and all the guests are on top of eachother. I think I’ll just get a vacation rental next time. This wasn’t worth the $ I paid for 3 days.

What I didn't like: old/dirty sofa, no water pressure in shower, no window in bedroom, thin walls (I could hear people from the next suite), parking space. Overall suite was not clean

The room was decorated beautifully. Nice continental breakfast in the main building. Very short walk to beach/ocean. Bathroom was clean.
Sofa bed was broken, sheets were dirty. All tables were dusty and the floor was sticky. All lamps needed to be plug in. Glue trap on floor under bedside dresser. Pill on the bedroom floor. Ironing booard cover dusty and dirty. Off site parking in a very small driveway/ lot. Enjoyed Tybee Island. If i came back I would stay somewhere else.

Dirty room, mouse droppings, dead mouse
My family (wife, 6 and 9yo girls) checked into the North Garden suite room for a 3 night stay. On arrival there was a strong odor, floors were dirty, hairs everywhere. We opened windows and did some of our own cleaning to make it work. Later that evening, we pulled out the sofa bed for the kids and found mouse droppings. Then we found a dead mouse in a sticky trap under the sofa bed.
We alerted the receptionist who had us check the other suite rooms. The South suite had mouse droppings and insect wings in the sofa bed. The East suite appeared cleaner but had a strong odor. We moved our stuff / kids into a standard room in the beach hotel next door where we stayed for 3 nights. We might have moved hotels, but we had family also staying there.
The first night charge was waived "for our trouble", however, we had pre-paid Suite rates but now staying in a cheaper Standard room. When I asked for an adjustment on check out (11/24), a different receptionist wasn’t interested in helping. She said a manager would call "to explain it to me"- but I wasn't contacted. I sent an email with no response. In the end, because we ended up in a cheaper room, there was little compensation "for our trouble".
We understand that all hotels have occasional issues but these seem to have become *regular* issues for DeSoto.
The standard room was better, not great. I'd recommend against the Garden Suites.

The building was built years ago but it was in good shape. The only problems we had was the mattress was very uncomfortable and so was the “love seat”. The love seat, other than a wicker chair, was the only thing to sit on and it was kind of broken down.

You are paying for the beach location and not much else. For the price point of $300+ night (because I travel in Boston and NY) I thought the accommodation would have been slightly more refined. It’s an aging property in need of a complete redo. The locks on the doors to the rooms (I had 2 rooms) were both a little sketchy. Took effort to line up the deadbolt and even then did not feel secure. It was weird to not feel safe given I was at a little beach town; especially where I normally travel.
I had to sweep the floor upon arrival. Bathrooms and tubs are showing significant wear and tear; staining, clogged drains, rust, etc. the furniture in one of the rooms was dirty and stained and walls were not wiped clean. The daily cleaning meant fresh towels and empty garbage, don’t expect your bed to be remade or sheets changed. We were their for only 4 days so not a big deal but still not what larger hotel chains provide (again price point expectations).
The staff at the front desk offered dinner recommendations and organized beach chairs for rent and tended to my requests as best they could. The impression I got was that they were over-worked and a little stressed out. The type of staff that you feel like you are “putting out” which is never the way you want to feel when traveling. The hotel management should really consider this carefully. The brand owns a lot of properties in Tybee and Savannah and probably elsewhere. This particular location does not serve the reputation.

I feel very mixed about our stay at the DeSoto Beach Gardens. We were in one of the suites for 5 nights, and it seemed to be fairly newly renovated.
There were a lot of great things about this property: a nice sized kitchen and bathroom, easy access to the pool and beach, in-suite laundry, very polite and responsive staff, easy parking. There was a continental breakfast offered, but after trying it once we opted to make our own breakfast in our suite (the coffee was quite good though).
Unfortunately, our chief issue was the cleanliness. Immediately upon arrival we could smell a very strong mold odor which I suspect is from the carpeting. We contacted the staff and they quickly came to wash the carpets. However, there aren't any windows that open in the suite, and it wasn't long before the smell returned because the lack of ventilation. I think they just need to pull up the carpets and replace them with tile.
As well, the kitchen and bathroom seemed like they had only been quickly wiped, and a deep clean had not been performed for quite some time. But cleaning supplies had been left under the counter, so once I gave them a good scrub myself, it was much better. Finally, the couch that our children slept on was filthy and needs to be replaced or at least steam-cleaned.
I feel bad giving not such a great review, but I do feel that we would have felt a lot more comfortable during our visit if just a bit more focus were given to the cleanliness.

Comfortable bed, hot shower and good size room. It is further away from the main shops and the pier but we enjoyed the walk and the quiet area near it. The front courtyard wasn't relaxing though since you can hear the water pipes and anyone walking by. Overall we would recommend this place.

coffee maker was pretty gross... couldn't use it. tiled floors appeared to have been cleaned well, but then the carpeted area (bedroom) was really dirty. beyond that, everything was ok... just needs better upkeep.

Although the room was a short walk to the beach I ran into a couple of issues while staying in the North Garden Room. I could constantly hear footsteps above me it sounded like someone was walking in brick shoes I could also hear someone else’s TV. We were locked out of our room at some point because of house keeping and the wash and dryer that was made available also came completely off the wall and the dryer hose came off altogether I didn’t have a very enjoyable stay

Loved the quaintness of the little cottage we stayed in It's a little dated but that didn't bother us at all. It was "clean" but could use a deep cleaning, especially the carpet and the tile and the shower. Overall, we liked it. The patio outside our room was a huge plus.

It was beach front, but for what saw… way overpriced. Our B&B room was one of the nicest buildings I saw. TYB needs to improve their public transportation since parking is so limited and can’t accommodate a huge surge of traffic. Highly doubt we will be back. The highlight-the beach and hospitality.

Excellent location with easy access to the beach. Staff was warm and welcoming and quick to answer any questions and solve issues we had during our stay. The bed was extra comfortable. We arrived to a misty/mildew smell to the room, but it quickly dissipated with airing out. The smoke alarm and C02 sensor were beeping on arrival, but the staff was quick to come out and replace the batteries. We would definitely stay here again!
